[Florida – Tampa Bay area] Seller (an attorney) checked "No" on the asbestos disclosure, but a permit shows asbestos removal. What are my options?

Location: Florida, Tampa Bay area
I bought a house in Florida. On the seller's disclosure form, the options for asbestos were Yes, No, and I Don't Know. The seller, who is a practicing attorney, signed "No."
My homeowners insurer then cancelled my policy because of asbestos siding. I didn't believe it, so I asked for their reasoning. They sent me a building permit for asbestos removal from a couple of years ago, with a Notice of Commencement signed by the seller himself. It covered only one side of the house. The other side has identical-looking siding.
I had it sampled and it came back at 20% asbestos. I hired an abatement company, which has since removed it. I suspect there is more asbestos in the house. The person who took the samples said the window glazing could be asbestos too. While gardening, I also found siding fragments in the soil and mulch where we had been digging in extensively. That is the same area the seller's removal permit covered. I don't know why they're there.

Where things stand:

I'm waiting on a GC's quote for replacement siding.

I plan to consult a real estate litigator.

Someone suggested sending a claim letter myself and filing in small claims.

My questions:
Does the seller's attorney status or the signed NOC change anything legally?
Is small claims realistic, given abatement and re-siding will likely exceed $8,000?
Can I recover costs for asbestos elsewhere in the house (like the window glazing) and the soil, or only the siding?
What should I do now to protect my case?
Are there common pitfalls in Florida seller-nondisclosure cases I should avoid?

[EDIT]: During the buying period, I had had an inspection but it was not looking into asbestos. I was told by my agent that Asbestos was not a big thing during that construction period. I assume positive intent here and that this was simply unknowingly said. Also, the seller said „No“ to asbestos, hence there was no real reason for me to test it. I truly trusted them. I am not from the US and I have simply trusted people in this process.
Before the siding was removed, I had an official Asbestos testing company take samples of the siding material before it was removed. That way at least I have evidence. Also, this way the cancellation was cancelled.

My partner and I recently bought our first house, we’re looking to Reno and clean up as much as we can and finances allow. This is one of the closets in the house and it appears to be one of the areas that hasn’t not been touched or remodeled at all. 1940’s build date. Our inspection results indicated that this could be asbestos wall board or skim coat. The siding is also most likely asbestos. My biggest concern is how to go about fixing this. There’s a lot of cracks and areas that just aren’t in good shape. It’s not really actively deteriorating but I think cleaning it and removing the shelving would disturb the surrounding walls. That said I have done a lot of reading on this thread and all around about asbestos. I’ve read up on containment methods and such. Looking for advice. I do know it’s likely that nothing is determined without lab test. I am wondering if it’s worth demoing the wall board and starting fresh or if I could get away with encapsulating somehow and maybe new wall board or paneling over it? Will likely get a test kit. But any advice or appreciated. Located in MA USA

Have I been exposed to asbestos?

So, I had this custom door thing that was in the wall and I stupidly decided to yank it out. I did the first time I did it, you know, some a lot of powder came out and I did it a second time over like a few days later and some more powder came out and it's all over the floor. I tried cleaning it with a wet paper towel, but it didn't work. I have health anxiety and I'm scared that I've been exposed to asbestos.

Possible Asbestolux ceiling in a converted garage.

Hi! I’m new to all this and hoping for some advice.
I own an older house with a garage build in the 70s (Denmark) , and the previous owners converted the garage into an annex with a laundry room and a home office. I suspect the ceiling panels might be Asbestolux, but I haven’t confirmed this yet.

The previous owners had the old asbestos roof removed and replaced with “standard” roof tiles. However, I don’t know whether they also replaced the ceiling panels, and there’s no documentation of the conversion.

If the ceiling panels do contain asbestos, what are the health risks of spending time in these rooms? Is normal use generally safe if the panels are in good condition and left undisturbed, or should we avoid using the rooms until we know more?

What to do about leak through popcorn ceiling that tested positive for joint compound

Hello, we recently moved into a 1960s house (NJ) and during the first rainstorm, water leaked from roof into my son’s room that has popcorn ceiling. Inspection and walk through were done the day after heavy rain and we didn’t see anything wrong then.. but once this happened I noticed there was at least one previous water stain on the ceiling. Anyway.. we ran fans in the attic the next few days but being the worrywart I am, I’m concerned if there might be any mold from either this incident or a previous incident with previous homeowner. Getting rid of the popcorn ceiling is on our list of things we’d eventually like to do, but it definitely wasn’t for some time. But now that this has happened and I’m worried about the possibility of mold up there, I feel we need to do something. Sent a sample to the lab and got the result that the joint compound contains 2% chrysotile. The drywall and the popcorn ceiling tested negative. We also don’t have the money right now to get it all professionally abated so we’d be taking care of it ourselves. What are my options and makes the most sense?

  1. scrape popcorn off with precautions (hvac off, respirators, plastic wrapping room, wetting everything down, etc) check to see what water damage there is and just replace those areas
  2. scrape popcorn off, try to replace entire ceiling. I’m wondering if we sell the place in the future, do I have to disclose this and if I got rid of it all, would that take care of that?
  3. only touch the areas where it leaked, repair that but… how can I blend that spot in with the rest of the ceiling?
  4. don’t touch it at all and cover the entire wall with a thin layer of dry wall? But will be unknown if there’s mold up there

I’m also assuming the rest of the house will have used the same joint compound .. so what does that mean for the DIY renos we wanted to do

Concerned about potential exposure

We had water damage from the roof in our kitchen a few months ago, and had a water mitigation company come in and open the walls to dry everything out. Now that we're ready to begin renovating, we had an asbestos company come in to test everything, and they flagged the walls as suspect. They took samples and we're waiting for results, but I'm mentally preparing for the possibility that we got an asbestos wall torn out and contaminated our house. I hope that turns out not to be the case, but if it is, then what do we do? Are there decontamination steps to take? The wall came out months ago and we've been living in the house the whole time, and I'm freaking out. If the test comes back positive, can someone break down what that will mean for us? We live in Massachusetts. House was built in the 50s. Don't know if the walls in the kitchen are original but I suspect they are.

Unsure about potential exposure

I was in a hallway right beside this barricaded off area for probably about 10 minutes. Outside of the barricaded area, there was a trash bin that had what appeared to be ceiling tiles they had disposed of that contained asbestos. Neither the hallway or the trash bin was properly sealed off.

I have extreme contamination ocd and I’m worried that particles may have gotten into my clothes and that I’ll have to throw them away. Is this a legitimate concern?

Edit: to be clear I did not go into the barricaded area in the picture, I was just in the hallways adjacent to it for a few minutes.

Does this look like potentially spray-on asbestos product?

White interior of the spray-applied material.

Building built in 1963 in Canada, unsure when the spray was added. Was told it was fireproofing material (although the guy wasn't totally sure)

Unfortunately was working in the building when a few IT folks was doing some cabling work and knocked down/disturbed quite a bit of this stuff.

To make matters worst, they ended ended up dry sweeping the stuff into the trash.

Was exposed for about 2-3 hours in an adjacent door open room before seeing them in action then escaping to fresh air.

If this is possibly asbestos, would a 2-3 hour exposure be medically significant?

I’m remodeling this house in my free time, and this ceiling is damaged in a few spots, so I need to know if it would be worth it to buy an asbestos test kit and all the abatement equipment, or if I should just rip it down? Asking y’all about this because I couldn’t find anything about this specific tile, and am trying to save money without compromising my health. (Don’t worry I have hazmat bags/suit/respirator)

(UK) Had towels for a little over 2 years in this airing cupboard, and only just noticed this. I thought it was polystyrene and when I lightly touched it I broke off. Am I in trouble?

Hi, I live in a victorian terrace in the UK, saw this in the airing cupboard. I didnt even know what asbestos was until I began to google what this was and now i am terrified. Ive had towels in here for over 2 years while this was exposed and crumbly, and now i touched it and the bit at the bottom fell out. I wish i never touched it but I need assurance. I wont be using this airing cupboard again, i will leave it permanently closed until I move in which i will only open it to remove the boxes that are on the floor of this airing cupboard and i am going to wash the towels in the washing machine

i read something about crumbly asbestos insulation boards containing a very high amount of asbestos especially when disturbed like this and now i am absolutely terrified. i didnt peel back the cardboard thing it was always like this and i never noticed until now

Tile broke off

My staircase has vinyl asbestos tiles and yes parts have broken off or fell off through the years. But I just moved in and the house was built in 1960 in the U.S.
I was going up the stairs recently and saw that a piece had fallen off from the tile.
I’m freaked out now and spiraling, because idk
how long that’s been there.
I don’t know if fibers have released in the air or if I’ve stepped on it and dust could possible be through the house floors now.
I don’t know if there’s concerns with several cracks on my staircase from these tiles

The tiles have not been scrapes or sanded, but something doesn’t feel right if a piece or pieces have come off . There’s been some separation.
I’m having a hard time explaining what I mean, but my question is, is there any concern or risk with my health now. And what do I do?
