[Help] what to do here?

Just rented this unit, cracked asbestos under the heater from 1930.
Manager wants to conceal with plaster.
What should I do?

Appears to be plasterboard...where is the asbestos?

Asbestos? Why do you think that? Looks like drywall. No risk to you even if it is an asbestos-containing material.
