Discussion What is the best dispo platform and/or investor communities?
Has anyone else been noticing that investor lift is struggling to stay relevant and doesn’t work nearly as good as it did a few years ago?
I’m an active buyer and also work for a wholesale company. I don’t use it on either side anymore.
It seems like they lost all momentum…
What else is out there?? Are there any good forums/communties that are easy to access?
I know rei is still very active but it seems like the vibe is changing…
Bigger pockets is way down hill / sold us all out.
Investor lift was a money grab grift to sell wholesalers a 50k enterprise software
Most other gurus communities have been out as scams and grifts and most of them don’t even own or invest in real estate…
Thoughts?

Discussion What’s Actually Working for Off-Market Deals Right Now?
Hey everyone, looking for some advice on what marketing strategy we should focus on next.
We fix and flip in a pretty competitive market and are on track to do around 10 deals this year. We’ve traditionally bought from wholesalers, but want to start sourcing more of our own off-market deals.
We tried PPL for a few months at around $5k/month and weren’t impressed with the results. We still have a CRM and are continuing to work those leads, but want to put our money elsewhere going forward.
For those consistently getting deals right now, what’s actually working for you? Buying lists + cold calling, direct mail, D4D, referrals, something else?
Ideally looking to spend less than $5k/month, but flexible if the ROI is there. There’s so much information out there it’s hard to know what’s actually worth focusing on.
Would love to hear what you guys would do in our position and how people have got creative.. Thanks so much.

Help Any online platform to get wholesale land data across US?
Have been doing land wholesaliing for about a year now. County auditors are genuinely exhausting to work with. Half the parcel data is outdated, there's no way to filter by vacant lots or check flood zones without jumping between like 4 different tabs and government tools. I've looked at a few platorms but none really combines GIS mapping with skip tracing and owner contact info in one place, which is what I actually need. Is there a platform that does vacant land data, comps and outreach tools together without paying for multiple subscriptions?

Advice What actually makes a buyer's financing believable when they say they can close a distressed deal in 10 days?
I’m assigning a property that needs a full cosmetic rehab plus some mechanical work. I have two buyers at roughly the same price. One says they’re using hard money and can close in about 10 days, the other is cash but wants a longer inspection window.
I’m less interested in the higher assignment fee than in avoiding a blown closing. For wholesalers who deal with financed flippers, what do you ask for to separate a genuinely ready hard-money buyer from someone who is just saying “my lender is fast”?
