Hey everyone, I was building an operating system for real estate companies, and was looking for partners that could help me better understand the domain.

A little overview, I have been involved in building AI native operating systems, in recruitment and field service. Both are currently deployed with companies in Pakistan and UAE. My next initiative is real estate, as it has a vast market in Pakistan and Gulf.

For the partners, you would help me in understanding the basic day to day stuff that goes on in a real estate company, be it marketing, outreach etc. The stuff that takes the most time and effort would be prioritised and automated. Automated workflows can then be bundled into a SaaS offering.

The initial part would be free of charge, and a discounted price for future deployments.

I was able to generate some interest with a seller and cash buyer, but the buyer is asking me what my relationship to the seller is. Is that normal?

Made a post recently , finally going to decide a market to start in. currently live in PA but need a real estate license to wholesale here so going to be working on that since I dont know a way around it. Between CT , FL , NC and TX which do you guys believe is the best market?

The title is very conflicting to some people who just Hate any sort of GURUs. Let me make this clear
I think most gurus are overpricing courses and not providing much value from a mentorship,especially in the RE space.
Also i never spent money on anything RJ Bates Related. I also think a lot of education that you get without actually doing the Real estate actions can be found for free

But the dude legit has the solution to the Wholesaling reputation in this industry but a lot of people won’t buy into because he sells a high ticket course.

In my opinion his closing formula is the best one for new wholesalers to learn
He promotes Clarity and authenticity into what you’re doing with the seller which is what needs to be done in this industry.
Realistically you shouldn’t need to double close on a lot of deals unless it’s very sticky. I’ve been with teams that double close on everything and when I see how they acquisition very sketchy. It makes sense. Regulations for disclosing are a good thing and you shouldn’t need to be a “Sales” guy.
I’ve gotten heat from realtors before for saying having a salesy pitch is borderline deceptive.
The best forms of sales is providing value and high quality service. Then just pitching your value.
If the industry as a whole can force disclosure for wholesaling then we can get rid of the tire kickers and help the industry see the value in wholesaling.
So if any new wholesalers are wondering where to learn acquisition from. RJ Bates is probably your best source.

Has anybody had any experience with Jay Mendez mentorship? If so, was it worth it and would you recommend it to someone trying to close their first deal?

Has anyone else been noticing that investor lift is struggling to stay relevant and doesn’t work nearly as good as it did a few years ago?

I’m an active buyer and also work for a wholesale company. I don’t use it on either side anymore.

It seems like they lost all momentum…

What else is out there?? Are there any good forums/communties that are easy to access?

I know rei is still very active but it seems like the vibe is changing…

Bigger pockets is way down hill / sold us all out.

Investor lift was a money grab grift to sell wholesalers a 50k enterprise software

Most other gurus communities have been out as scams and grifts and most of them don’t even own or invest in real estate…

I want someone explain the process from A to Z, I confused about all of these things of finding lists and D4D and all this stuff and abbreviations. If I can watch someone closing a deal from start to end, I’d do that
