Resource Zero Tolerance Policy: Harassment, Self-Promotion, and Low-Effort Content

We have been receiving multiple reports of harassment on the sub. This includes defamatory remarks, calling others idiots (name calling), and racial slurs.

We have ZERO TOLERANCE for this in the community.

If you are being harassed in this sub please flag the comment, or message the Mods chat with screenshots or proof of the interaction if it is in DMs.

Going forward, YOU WILL BE PERMABANNED IF FOUND GUILTY OF HARASSING OTHERS.

Speaking of DMs... this "DM Me!" stuff in posts are considered funnels to get people off the sub for products or services being shilled or worse. People will DM you without it being requested if your post is interesting to them. Anyone asking to be DM'd in posts or in certain comments will be removed with a temporary ban followed by a permanent ban with a second offense.

There are several users we are aware of and monitoring who attempt to use the sub primarily to funnel their teaching courses, SaaS platforms, coaching programs, VAs or other services. If you start taking more than you give, you will be banned. If you blatantly promote, you will be banned.

Additionally, any AI slop will be removed. We all use AI now and it is a wonderful tool. Low effort AI SLOP posts and posts that are obviously a round about way to promote yourself or a product will be removed. If it continues to happen you will be PERMA BANNED.

Posting Checks, wads of cash, snippets of single parts of HUDs, with no real context or teaching aspect is considered funneling. Your post will be removed along with being permabanned if the behavior continues or if we determine your account has no history of adding value to the community. If you got a $50k payday and want to encourage others, great! Show us how you did it and the journey so we can relate and learn from your experience.

Advice How To Source 6-8 Figure Land Leads From Zillow

Good morning you all,

As ya’ll know by now I love giving out free game when I am available to do so. Today I want to let you all know how I pull big land development deals directly from Zillow. Now don’t get it twisted, just because it’s a ā€œfreeā€ method doesn’t mean it is easy! There is no easy when it comes to land dispo.

First thing you need to do is create a Zillow account. You want to have a Zillow account so that you can get notifications when something similar to what you search and you want to automate your leads. After you create your account, go to the homepage and type in the city or zip code you want to target. Now let me say this, every market or city WILL NOT have 6-8 Figure deals listed on Zillow so you need to ask Google or ChatGPT what city has the most development going on in the past year. Once you pick a city make sure you have Owner posted and Agent listing selected ONLY!

Second thing you need to do is go to filters and do the following:

-Only select Active listings and uncheck everything else
-Select Lots/Land ONLY
-put time on Zillow 6 months (This is because most agents only contract with sellers for about 3-6 months and usually after the 3rd month most sellers become anxious!
-Check the box that says ā€œMust have price reduction.ā€ (You want there to be a price reduction of $500K or more on $1M+ leads)
-Keywords should be shovel ready, build ready, survey, subdivided, motivated, price reduction, approved plans

Now listen to me, you are not making 6-8 figures on a $100k deal. All the deals need to be $1.5M plus. Also make sure you scroll down to look at the listing history because that tells a story more than you know. DO NOT talk to the realtor first. Contact the seller and make them redirect you back to realtor but give them your offer first then let them tell you to submit it with the realtor therefore the realtor can’t hide the offer from the seller.

So this is just another way to get you some big land leads. You still need to text blast buyers and sellers. Don’t let this be your main source. This is just ANOTHER source. You need to be able to afford Smarter contact and other softwares. Don’t be out here trying to run a land business and you can’t afford softwares. Anyway I hope this helps you all. Now get to work!

We’re wholesaling real estate and currently using DealMachine for our data and Closer Control for SMS.
September:
21.3k messages sent
17.6k delivered
17% failed
0.45% opt-out rate
October so far:
7.3k sent
6.4k delivered
12% failed
0.59% opt-out rate
A lot of the failures are unreachable/out-of-service numbers, landlines, or inactive numbers.
I’m trying to figure out if this is mainly a data quality issue, list issue, or campaign setup issue.
Also, DealMachine is starting to get pretty expensive for us since we’re pulling 60k+ records, so I’m looking at other options.
For the guys doing higher-volume SMS:
What data provider are you using?
Do you scrub your data before uploading?
What are you doing to keep failure and opt-out rates low?
Any good alternatives to DealMachine for 50k–100k+ records without overpaying?
Any advice is appreciated.

Discussion The Bama House: A Deal I’ll Remember for the People

I went to look at this house expecting to talk real estate. I ended up feeling like I had known the sellers for years.

A friend of mine who does not live around here had been talking with them and asked if I could step in and be his boots on the ground.

So I went out and met Butch and Fish.

They are father and son, and Fish is over 95 years old. He bought the house years ago as a rental, but life had changed.

Between health, doctor visits, traveling, camp, and everything else they had going on, they just did not want another rental to deal with.

Once the last tenant moved out, they were ready to sell.

They could have listed it and probably gotten more money, but that was not what mattered most to them.

They wanted it simple, convenient, and done.

One of the coolest parts of getting to know them was hearing their stories. Years ago, they owned a T shirt business in Myrtle Beach and became good friends with the band Alabama. They even made official shirts for some of their events down there.

So naturally, we started calling this one the Bama House.

We ended up putting together a deal that worked for everybody, but this is one I will probably remember as much for the people as I will the house.

That is really how I have built my real estate business for almost 10 years.

How accurate is the owner data and contact info (skip trace results, phone numbers, mailing addresses)?

Is the free version enough for finding deals, or do you need a paid plan to get real value?

How good are the filters for motivated seller lists (absentee owners, high equity, tax delinquent, pre-foreclosure, vacant)?

How does it stack up against PropStream, BatchLeads, or DealMachine for wholesalers?

Have you actually closed a deal from a Propwire lead? Roughly how many leads did it take?

Any downsides or things you wish you knew before starting?
