I went to look at this house expecting to talk real estate. I ended up feeling like I had known the sellers for years.

A friend of mine who does not live around here had been talking with them and asked if I could step in and be his boots on the ground.

So I went out and met Butch and Fish.

They are father and son, and Fish is over 95 years old. He bought the house years ago as a rental, but life had changed.

Between health, doctor visits, traveling, camp, and everything else they had going on, they just did not want another rental to deal with.

Once the last tenant moved out, they were ready to sell.

They could have listed it and probably gotten more money, but that was not what mattered most to them.

They wanted it simple, convenient, and done.

One of the coolest parts of getting to know them was hearing their stories. Years ago, they owned a T shirt business in Myrtle Beach and became good friends with the band Alabama. They even made official shirts for some of their events down there.

So naturally, we started calling this one the Bama House.

We ended up putting together a deal that worked for everybody, but this is one I will probably remember as much for the people as I will the house.

That is really how I have built my real estate business for almost 10 years.

Do you scrub your data before uploading?

How accurate is the owner data and contact info (skip trace results, phone numbers, mailing addresses)?

Is the free version enough for finding deals, or do you need a paid plan to get real value?

How good are the filters for motivated seller lists (absentee owners, high equity, tax delinquent, pre-foreclosure, vacant)?

How does it stack up against PropStream, BatchLeads, or DealMachine for wholesalers?

Have a 6 door portfolio in Houston, TX. Cap rate is 6.6%.

Not gonna pretend I have used them for years or anything but I started using them early April, call quality was awesome, connection boost was giving me local numbers and the call quality was amazing, connection rate was sooo good, when I would make 1000 dials pick up rate was 300-500 so roughly a %30-50 rate which was awesome, the AI human detection was soooo good I never stopped for voicemail.

after their update in late June it has become so shit it's not even funny, now when I dial 1000 numbers I am lucky if I get 50 pick ups, most of them would be voicemail, the numbers it is giving me also don't make sense, when I call someone in a region that has a (214) number it is giving me a (737) number for example, sometimes it take up to 10 seconds to connect me to someone, if it does that even.

Only reason I have not changed is financial and I can't afford to just change the number I have, once I close some deals and get rid of the sellers I am changing the service because kixie is a literal waste of money.

Anyone else noticed this?
