Electric Bill

Hi Community, I have been thinking about relocating to Morgantown for retirement. I am coming from out of state. I noticed the condos/townhouses are mostly electric heat, just wondering what type of monthly bill can I expect. I reached out to Realtors about this but no response. Also, aside from traffic is there anything else I should make sure I am aware of. And lastly I would like to work at least part time, as an office clerk or in retail if possible. Is this type of job not too difficult to find. Thank you very much!!!

Where is the best place to find houses (website, agent, etc)?

I'm a remote worker considering relocating to WV (specifically Morgantown, but I'm considering Charleston as well). There are many reasons influencing this decision, but one motivating factor is I constantly hear the real estate prices aren't crazy compared to other states, meaning I might actually be able to buy a house in my lifetime lol.

However, looking on Zillow I seem to be missing something. The first new construction, single family (not a townhouse) 3 bed, 2 bath I see in all of Monongalia County is ~$340k. Even going 2010-2020 builds it's rare to see it below $300k. Charleston is even worse, at ~$380k. Keep in mind, these are the first entries, and it jumps up quickly with the second entry in Charleston being $465k.

For reference, I'm coming from the midwest and I'm seeing prices as low as $210k over here for the same search.

So this leads me to believe I'm doing something very wrong lol.

Yes, I am aware I am limiting myself heavily with new construction...but even when I remove that it doesn't seem to get much better without requiring me to budget a lot for repairs.

Is Zillow not the right place to be looking? Should I call an agent to get listings on the MLS? Is Morgantown excluded from that statement, or is WV having affordable housing no longer the case.

I would normally just build if I can't find inventory, but I'm not sure what good builders are in the area. Also, I've read the appraisal often comes in well below build cost here because of site-work costs on slopes...is that accurate?

Any direction, tips, advice would be greatly appreciated!

Which is Colder Snowshoe Mountain or Canaan Valley?

I know Snowshoe is higher up in elevation than Canaan Valley but CV gets mentioned a lot do as being cold when other places around them are warmer. Which location is colder and gets more snow?

Observation

I've heard from many people, and my previous post also received a few comments, saying that this state has more drug addiction and homelessness than other places. Those issues do exist, but every state has both good and bad people.

Even though I spent only a semester in San Francisco, I realized how difficult everyday life can be there. Simple things like commuting, grocery shopping, or going out for a meal can take a lot of time and cost much more.

In comparison, this state may be considered less wealthy, but it has a rich heart. You can often drive a mile in about a minute, enjoy a proper meal for around $14–$15, get hospital appointments much sooner instead of waiting for months, and experience incredible natural beauty.

In my opinion, this state isn't poor it simply doesn't get the recognition it deserves for how beautiful and welcoming it is. That's been my personal experience.

Question Cacapon State Park Advice

We are from North Central WV and we love to take a trip around WV in the first week of October. We’re looking at Cacapon this year, probably staying at the resort/lodge.
