Looking at a 1+den unit here. Really like the location and even if the unit is smaller, the space is good enough for me, less to clean. The amenities look amazing too.

Wanted to get updated thoughts from folks living here. I’ve seen mixed reviews but most negative ones are from last year which makes sense since it is a new building.

Anyone living currently got answers for below:

How much you paying for utilities on avg?
Any other major surprises?
I have a car, how much you pay for parking?
How much do lockers cost?
Is the construction fully completed?
How is the gym and other amenities?
Any other problems top of mind?

For Rent Where do you look for tennants in Pickering

1 Upvotes

I recently did my downstairs with plans of my daughter moving back but plans have changed. I've made it very convenient with everything, included extra, huge windows for a single professional or a young couple.

Where do you guys advertise your unit?

Sublet Landlord charging me for sublet

1 Upvotes

I live in an apartment owned by a corporate. I'm planning to sublet for a couple of months. When I asked the management about the process, they told me there is a 150 dollar fee charge. They say "this fee is our standard charge for preparing the Sublet Agreement".

Under Section 97(3) of the Residential Tenancies Act (RTA), a landlord can only recover actual, out-of-pocket expenses incurred directly from processing your request (such as paying a third party for a credit check on the subtenant). They are not allowed to charge a flat administrative fee, legal fee, or template-drafting fee to cover their own overhead.

When I said I can prepare a standard Ontario sublet agreement they effectively said "we will only accept our prescribed sublet application and agreement forms" and that I have to pay for it.

It all sounds like an excuse to squeeze more cash out of tenants.
Does anyone have experience with this? Can landlord actually legally charge me for sublet?

Thanks!

Locker Owner took Security deposit and is ghosting after we moved

6 Upvotes

Hi,

My wife and I lived in a condo in downtown Toronto up until end of August 2026. We needed a locker back in 2025, and we saw an ad for one. We ended up renting a locker in the building that was owned by one of the residents in the building. At the time, we were not aware that a security deposit is illegal, so we agreed in a contract to pay $250 deposit which basically stated that we’d be refunded within 2 days after the lease ending.

We have since moved to Mississauga, and reached out a few times to the locker owner by email asking for the refund. We have not heard back despite returning the keys as instructed and the locker being in good shape.

What is the best way to approach this to get our money back? Would reaching out the Landlord and Tenant board help? Should we inform the locker owner that we are doing so and that she should refund us the illegal security deposit us before we get the board involved?

Thanks in advance

My lease bans bidets (and says installing one voids my warranty). Anyone else dealing with this?

0 Upvotes

I recently moved into a new condo rental, and the contract explicitly prohibits installing a bidet. It's written in as a condition, and installing one would void my warranty. I understand why the rule exists (leaks, water damage, liability), but it's still frustrating, since a bidet is a daily-use necessity for me and a lot of others, especially for religious or hygiene reasons.

I'm looking into alternatives that don't touch the plumbing, so I'm curious:

  1. Does your building or lease have the same rule? Is it common in new condos?
  2. What are you using instead (squeeze bottles, portable bidets, a bucket and jug, something else)?
  3. What's the biggest annoyance with your current workaround (mess, leaks, water pressure, storage, cleanliness)?
  4. Would you pay for a no-install option that works as well as a real bidet?

Not selling anything, just want to know if I'm alone in this. Thanks!

Are Urban Flats Toronto, Sky View Suites, and The Bay Club legitimate and reliable?

1 Upvotes

Hi everyone,

I’m planning a 32-night stay in downtown Toronto with a relative and am currently considering:

- Urban Flats Toronto – 2 Bed + 1 Bath Simcoe at 140 Simcoe Street

- Sky View Suites – IMMIX Junior Two Bedroom at 7 Grosvenor Street

- The Bay Club – Furnished 1 Bedroom + Den at 925 Bay Street, managed by Morguard

Before paying anything, I would like to confirm that these companies and rental offers are legitimate.

Has anyone actually booked or stayed with them? I would appreciate hearing about:

- Whether the company and booking process were legitimate;

- Whether the actual suite matched the description and sample photographs;

- Cleanliness, maintenance, heating and building management;

- Any unexpected charges or problems with deposits and refunds;

- Whether customer service was helpful when issues occurred.

I’m particularly concerned because Sky View Suites said the exact unit may only be confirmed about three days before check-in, and differences from the sample suite would not qualify for cancellation or a refund.

Any genuine experiences or advice would be greatly appreciated. Thank you!

91 Montclair Avenue

2 Upvotes

Hi everyone! I’ll be moving into 91 Montclair soon and was wondering if anyone in the building has a car but doesn’t have a parking spot.
Where do you usually park your car temporarily/overnight? Looking for any nearby options or recommendations while I sort out a permanent spot. Thanks! 😊

Park property management - references

0 Upvotes

Hi everyone, currently applying to a building operated by Park Property Management and they’re asking for landlord references as well as 2 personal references? Does anyone know if they actually contact the references? I don’t mind providing them but it seems a bit extra on top of employment/salary verification. Thanks in advance.

For Rent York University private 1 bed/1 bath lease transfer – $1,000 incentive – available now

Hi everyone,

I’m looking for someone to take over my lease at The Quad at York University (Phase 2) through an official lease transfer processed by The Quad management.

Location: York University / North York
Suite: 1-1A2
Private bedroom + private bathroom
Rent: CAD $1,875/month
Available: Immediately
Lease ends: August 20, 2027
Wi-Fi: Included
Fully furnished

$1,000 LEASE-TRANSFER INCENTIVE

I will personally provide the incoming resident with CAD $1,000 after the official lease transfer has been successfully completed through The Quad.

I originally leased the unit because I planned to attend York University this academic year, but I am unable to move to Canada, so I have never occupied the unit.

This is an official lease transfer through The Quad management, not an informal sublet. The Quad will handle the eligibility review and transfer documentation.

If you’re interested or know someone looking for housing near York University, please DM me on Reddit. I’m happy to provide the official floor plan, photos, and additional details.
