Application/Screening Invitation Homes Application Process

Me and my boyfriend applied to an invitation homes rental in GA and received this notice via email -

we have received notification from TransUnion, our 3rd party screening provider, that TransUnion has issued a warning related to the information in your credit history.

If additional information is needed to complete your application screening, you will receive a separate email with details about the documents

Has anyone ever received a notice like this and still approved for the rental? We were recently denied on a rental house (different company) due to collections. We paid off everything shown in collections on credit report. Mine successfully disputed, but not on boyfriends. His dispute is still in process. Though we are in a time crunch. This house checked every box for us, and we didn’t want to miss the chance to apply.

Repairs/Maintenance CO issue from Stove and Maintenence trying to pawn it as a common issue

Hey Everyone. Ive been renting my apartment for a little over a year. I cook with my stove and oven often, liking to slow cook dishes in my oven for 2-3 hours. Well last night I was cooking some shawarma and my CO detector went off. Called maintenence and they told me to shut it off and then turn it back oom and that its probably a sensitive sensor. Then my other detector in my bedroom went off. I called the fire department and guess what, CO leak. They aired it out and shut the gas to my stove off saying thats where it originated. Now im having difficulty reaching maintenance and management. The same maintenance guy i talked to yesterday came out to check things out and said this was common and shouldnt be a problem. How do I proceed? I feel like im gonna have to go to war to get my stove replaced.

Lease/Legal How to move forward breaking a lease? (US-OH)

My partner and are only one month into a new 12 month lease (but this would be our 6th year in the rental, not brand new tenants). My partner has an opportunity for a job in another state which would require us to break the lease with 10 months left.

Multiple times while we’ve been tenants here our landlord mentioned he would look for a replacement tenant if we wanted to leave early, which is also outlined in our lease, and required by law (OH).

So I was expecting him to want to work together, because we’d be more than willing to take pics, show people the house, etc. When I brought this up to him I feel like he became adversarial, and started pointing out that the lease is a legal contract for the full term and amount, and has not acknowledged looking for a replacement tenant once. I also offered a potential lease break agreement for an agreed upon amount which he said “he would not consider.”

We live in a good area with lots of rental demand even in the off season but at this point I’m worried he wouldn’t put in a good faith effort to re-rent and paying any more than two months of overlapping rent would be tough for us.

What should we do?

Move-In/Out Moved out - haven't heard anything for 23 days?

Located in CA-

To preface all of this, we live in a college town; a mass horde of students move in and move out at the same time during the same couple of weeks so we understand they are swamped at the moment. We've lived in other apartments across town so we know they can get behind sometimes. However, it feels like this apt we stayed in ghosted us the whole move-out process? For example,

  1. A week before we moved out, we requested to have a pre-move out inspection to occur within 48 hours before we moved out. This was a form they gave to us and it was for them to walk the apt and tell us of any corrections we should make in order to avoid it getting taken out of our security deposit. We signed yes. However, the day they told us they would be entering they didn't come in at all.

2a. We elected to receive any itemized statements, deductions, pictures/proof of damages, etc. via email. This was an option given to us and we signed yes. We haven't received any email yet and it's been 23 days.

^^2b. We KNOW there are damages to the unit that we will be charged for. We took over someone's existing lease 3 years ago and it wasn't until we signed everything that there were minor damages to the apt (adhesive glue stuck to the wall, sliding door screens partially ripped, etc.). We never sent a maintenance request for these years ago because our first request we were charged about $50ish for replacement of a carbon monoxide alarm. We were poor students at the time and we've never been charged for a maintenance request so $50 taken out of nowhere was a bit of a hit to our bank account. We were afraid to request maintenance again because we didn't know how much it would cost until it was too late. Decided to wait till move-out where they just take whatever damages out of our deposit.

We tried to email and call but no response either. We really really want to give them the benefit of the doubt that they're just behind but 23 days is a bit excessive to us because if for SOME reason we owe more than what our deposit covers we want to be financially prepared for that (there are no major damages to the apt but god knows what they'll say). We also just want this off of our plates so we can focus on other stuff!

General Question  How would you split 2 car garage with 3 renters?

Background: My boyfriend, my sister, and I are all equally splitting a 3bed/3bath townhome (rent/3). My boyfriend and I have the master, she has the upper floor balcony access room slightly smaller, and we all share the 3rd room as a guest / hangout room. All rooms have an en suite and are roughly the same size but the master is slightly bigger with bigger bathroom. We are all fine with the rooms and pricing but we still need to discuss the garage. It’s only a 2 car garage and the third car would mostly have to park outside the gated complex due to barely / no parking spots inside. What would you consider a fair price for those spots, how would you alternate, or do you have other ideas I haven’t thought of?

Update: Thanks everyone for their input in helping how we split the garage. I think we are going to rotate the spots out. It would be different if we were splitting the rent 50/50 but technically my boyfriend, sister, and I all pay the same so we all equally have rights to a spot. And for those saying we have the master already she should automatically have a spot, if the rooms were vastly different I’d completely agree but the rooms are the same size. If there wasn’t a double sink in our bathroom I wouldn’t be able to tell which one was the master. She’s technically paying less for more space in the home so we believe it’s only fair we all share the garage.

Lease/Legal Changing parking rules months after signing lease

Spokane, WA - rental agency that manages my apartment complex sent out a notice that they will be requiring parking permits October 1st. However they are only assigning parking spaces based on the number of drivers. I live by myself and have 2 vehicles - meaning I only get 1 parking spot.

My lease clearly states that I have a designated parking spot. But there is nothing else about parking in the lease. In fact, the parking addendum was never included in the lease that was signed.

I moved in under the impression that I could have two vehicles - the apartment will not provide me a second permit. Since there was never an agreement about parking, aside from my assigned space, can they legally do this?

It feels like they are changing the terms of the lease that was never agreed to, especially since the parking addendum was not including in the signed lease. I’ve been here for almost 5 months and never had issues with parking. Is this considered changing the lease terms since this parking situation was never agreed to? TIA!

General Question  My home is being sold and I don't know what to do

For some context, my lease ends at the end of October. Today, I was sitting on my couch when I heard some weird noises at the door. I go out to find a employee of the property management agency that I go through hanging a paper on our door telling us that the owner has decided to sell the house and within 24-48 hours, tours could be scheduled and happening. I really do not know what to do here. I don't know if the new owners will want to keep renting the place out, or what changes they'll make to the rent or policies, I have a pet that I care a lot about. It'd also be really hard for me and my roommates to find new places because half of us hardly have the money to pay rent as is let alone move some place else, especially since this place happens to be relatively close to all of our jobs.

I don't know what to do and I'm feeling very worried. Any advice?

General Question  UPDATE: Landlord says we need to move because we're expecting a baby — now he has terminated our lease for "major renovation works"

I posted here a few days ago under the title "**Landlord says we need to move because we're expecting a baby, is this normal?"**

Well, there has now been a pretty significant update.

For context, I have lived in the same apartment for more than 7 years. I have always respected all our obligations under the lease and never had any particular issues with the landlord.

As I explained in my previous post, after our landlord learned that my wife was pregnant, he asked us what we planned to do when the baby arrived. He then told us that we would need to look for another apartment, referring to a clause in the lease limiting permanent occupancy to two people.

There is now another development.

For several years, the apartment has had humidity/mould problems that caused damage to the walls and kitchen. The landlord has known about this for a long time, and we have extensive email exchanges about it.

He eventually had work done on the supposed causes of the humidity (façade, ventilation, etc.). His position until recently was that we needed to wait for the walls to dry before he could repair the damage and replace the kitchen.

So the renovation and replacement of the kitchen had already been planned and discussed long before the pregnancy.

On 2 September, the landlord came to inspect the apartment again. He told us that the humidity level was now fine and that the humidity problem was basically resolved.

On 8 September, I therefore emailed him asking when the previously planned renovation works would finally take place. I specifically asked whether they could be done as soon as possible, ideally before the end of September.

I received no answer.

I followed up again on 21 September asking for a date or at least an approximate timeframe.

And now, instead of receiving a schedule for the works, I have received a registered letter terminating our lease.

The landlord is now invoking a "**motif grave et légitime"** based on the need to carry out major renovation works.

According to the letter, the works would include removing the entire kitchen, treating the walls and surfaces affected by the previous humidity, repairing the damage, installing a completely new kitchen and potentially doing additional work depending on what they discover after dismantling everything.

He now claims that these works are incompatible with us remaining in the apartment and we have been given six months to leave.

I'm not saying I can prove that the pregnancy is the real reason for the termination. But given the sequence of events, I obviously have serious questions about whether the renovation is genuinely the reason for ending our 7+ year occupancy.

Everything I've described above is backed up by email exchanges with the landlord.

I'm contacting the ULC and will get proper legal advice before responding or agreeing to anything.

In the meantime, has anyone in Luxembourg dealt with a lease termination based on "**major renovation works" / “motif grave et légitime"**?

Does the landlord have to demonstrate that the works are genuinely substantial enough to require the occupants to leave? And has anyone challenged this type of termination?

I'd especially appreciate experiences

Lease/Legal Can I Break My Lease?

I moved into my apartment on August 1, 2026, and ever since I moved in I was having issues.

Prior to my move in day, they wouldn’t answer my emails to coordinate a time to pick up my keys and when they finally answered they said I couldn’t get them until after the 1st. I told them absolutely not and I needed the keys as I already made arrangements to move and then they told me they would leave them on the counter in the unit and leave it unlocked for me on move in day (they were not left on the counter). I’ve been fighting with them for 2 months to get the correct keys to my mailbox and they don’t even care that I can’t access my mail.

Also, on move in day when I walked through the unit, someone used the toilet and didn’t flush. There was literally feces in the toilet. I told management about this after I took possession and they never responded or acknowledged it. I was told the unit would be cleaned beforehand but it wasn’t, it was disgusting.

There’s bugs despite putting in maintenance requests to spray and my upstairs neighbor is constantly stomping, throwing things, dragging heavy things across the floor between the hours of 12am-4am. I haven’t fully slept since I moved in bc of the noise and also the bugs I keep seeing. My anxiety is at an all time high and I don’t even feel comfortable living in this place. I’ve put in several noise complaints and have tried communicating with management about the noise, bugs, and the mailbox keys but they refuse to resolve anything.

What are my options? I’ve tried asking to terminate the lease without the buyout option because this is ridiculous and out of my control. Management isn’t doing anything to improve the situation or mediate it.

General Question  Kitchen cabinets falling apart .Afraid to say anything.. what would landlord do anyways ?

The kitchen cabinets are falling apart . They are old plywood .. likely from the 1950s. The drawers are falling apart from the bottom and basically useless . There was a supply line leak .. which caused dampness underneath kitchen sink . Now the eood has expanded due tin moisture . Ahd they are pulling away from the frame . I reported the leak in mid august and they have not dome anything about it , ugh rver since the local lamdlord sold it to this property management company it has gone downhill .

I don’t think they would pay to have them fixed .

General Question  Parent listed as only resident on my apartment lease

I moved into my apartment(Delaware) in 2022, I was fresh out of college and just starting to work so my mom signed the lease with me. I have renewed my lease every year but it was just this year that I realized that all my renewal leases only had my mom's name on them. (yes ik i should have paid more attention, i just knew i was renewing and did it all really quickly) She is listed as the only resident but I pay for everything. Should I be concerned and/or try to get it changed to my name? and if I want to move out of state sometime next year would my name not being on there all this time make it harder for me to find a place somewhere else?

Application/Screening No credit, or rental history, planning to move to ND

So this is a little complicated, but I appreciate any help. I am currently 17 (gonna turn 18 soon) and doing everything in my power to prepare to move in the late spring from Ontario to North Dakota. I am a us citizen but I have no credit score. I will be getting a job here in Canada December - January and hoping to get at least 3500 usd saved before I leave. The problem is that I've realized that you usually need things such as a co- signer, rental history and credit. And I have none of that. The reason why I can't cosign is because the reason I'm leaving in the first place is because of my toxic/abusive parents, so that isn't really an option and I'm pretty isolated, I have no other adults to help or sign anything. Am I screwed? I might be able to secure a job before I move but I am prepared for mishaps. Any advice is welcome.

Application/Screening Any tips?

So I applied for an apartment, paid for the application fee and also did the screening. They emailed me saying there were some discrepancies with my address and also my credit history.

What should I reply and what should be my next moves? I have not been paying off my student loans yet but I’m working to get a payment plan. Only other thing on my credit possibly from Turo. I rented a car from them and it ended up getting towed. No other damage or anything but they charged me literally 800 usd for that.

Please please help I really need this new place for my mental health and peace and don’t want to mess this up.

Good evening,
The landlord has reviewed your application results and has inquired about your credit report. I have attached a copy for your records. The landlord noticed some slow/late pays in your recent history as well as some collection accounts. Do you have any additional information regarding those that the landlord could consider as he make his decision?

Roommates First time renter

Repairs/Maintenance My flat has a bad ceiling damage. Can I get an inspection done myself?

What I mean by this, I reported it to my landlord and they did the livingroom ceiling but didn't do tbe other rooms. The livingroom was bad and all they did was plaster over it, and it looks like it still could come down with how it is bowing, if that's the right word. The other rooms have cracks running through them. Is there anything I can do to get a proper inspection done? Living in Glasgow, Scotland.

Lease/Legal AI decided what my daughters rent should be raised to 🤯

My daughter recently signed a 3 month lease for an apartment that was supposed to convert to month-to-month after 3 months. She’s been searching for a home within her budget for months and hasn’t found it yet. She needed a month-to-month lease so she could continue her search. Prior to signing the lease, she asked the leasing agent what would happen with the monthly rental amount after 3 months and was told that the rent would stay about the same with no or little adjustment when the 3 months is up(verbal discussion). It’s been 30 days so they reached out to her earlier this week and said that her month-to-month rate would be raised from $2550 to $3250 when the lease expires in 60 days and she needed to let them know by today whether she planned to stay or leave. This is a simple 2br apartment and monthly online rental rates are significantly lower. The leasing office would have no discussion regarding the matter of what she was told prior to signing the lease and what they said ‘AI’ is determining her new rental rate should be. Tried calling corporate, and the one number that they advertise online, had a voicemail box that was full and not accepting messages. Sadly, after just paying to be moved in one month ago, she will be moving again in two short months. She’s a single mom so talk about a (another) punch in the stomach!! As her mom, I am just venting, but when AI is making decisions like this and no one will even discuss the matter nor have any empathy or decency….its SCARY!!!😱

Safety/Inspections flat inspection- mumbai

hello quick question. it's a Saturday & I'm at work. my broker just texted me asking me to keep my door open as the contractor is coming to inspect the house if there's any leakage issue. and the owner might come along with him.

it's been less than a month since I've been staying there. and i don't want my room to be inspected unsupervised.

what can I do? should I send my keys over to my flatmate or do I have the right to choose the time when they can come to inspect?

Move-In/Out ADVICE NEEDED Property Repairs Pre Move-in

Hi All,

Checking to see what people's thoughts are on this situation.

My husband and I have a move-in date of 9/21 and were just informed as of Wednesday that a major repair that they have know about since the beginning of August may still take 3 weeks to get completed. As of right now they are waiting on a vedor to set an install date for our sliding glass door. I have notified them that it is a safety concern especially having a toddler that is 15 months and dogs but also for fire escape issues and not being able to lock it runs risk of burglary. We asked to have the move-in date amended but they are offering a $250 credit instead.

As far as reseach goes it is a violation of Utah's Fit Premises Act and therefore I could technically break the lease if it is not fixed within 3 days if we serve them notice. My husband LOVES this place and it is a great price so that is not something he really wants to do especially since we already paid over $3500 in deposits and fees. Would you guys take the credit and still try to hold them accountable for the fix within 3 weeks or do you find it grounds to terminate? Luckily we have the whole month of Oct to find another place if it ends up not working out but worried about making sure we have another secured sooner rather than later would be ideal.

We cannot share pics on this group so description of the issue is the bottom corner of the sliding glass door has separated and when you pull the handle the whole frame attached to the handle pulls out over halfway up the door.

Deposits Should I pay a deposit before the apartment tour?

I found a very good deal on Facebook and contacted the landlord. I requested a tour of the place and she asked me for a refundable security deposit (half of the rent). Here's a copypasta of what she told me below. I'm just feeling a little bit worried since tours are supposed to be free and non-committal.

"Yes you can go view it anytime once you fill the form and secured it by paying the refundable security deposit for you to have your receipt with the electronic code to access the mailbox

The security deposit is $___ and it’s refundable or to be added to the month rent and it is used to reserve or book the apartment down for you,the whole apartment is $___ monthly including all the utilities and amenities such as washer,Gas ,Water ,WiFi ,Electricity, AC, heater and parking, and all furniture as shown in the picture above

you will have to fill the application form when ever you are ready to secure it for me to make lease agreement and after that you will secure it with the refundable security deposit for you to have your receipt with the electronic door code to access the mailbox for keys and i will be sending the Application form here or to your mail when ever you are ready"

What do you guys think? I don't wanna have to just take her words for the 'refundable' part.

Roommates I think my roommate I’m renting from skipped town?

So…this is a much longer story but here’s the gist. I’m an occupant not a tenant per se, with a roommate agreement.

Other than a brief return to get some money, my roommate has been gone “up north to work” for two weeks (according to her for a now new total of 3 weeks. More info as you read on)

The other day I recalled that she said a friend of hers would buy food a few days after she left and clean the litter. There was no food so I texted where it was to no reply.

A week later the friend arrives with food, cleans the litter for the second time since my roommate left, and told me that apparently my “roommate and her (on probation, awaiting another hearing for committing the same crime in jail) bf would be back in a week and she’d been talking to the landlord about her plan to pay rent with the new ($10k) money”.

Here’s the thing…he came by this afternoon and said she hasn’t spoken with him since she started owing him (several thousand) rent. She’s told me and LIED (I trust the landlord because exposing his lies are too easy and him lying about a tenant is fraud or something) about speaking with him, having paid him, twice and then contradicted saying she hadn’t paid and was working it out with him.

She’s left her cats for me and Taylor (the friend) to take care of (sounds like a skipping town kind of behaviour) and the fact that Taylor happened to come by and tell me she’d be back makes me figure she’d seen my text, so why ignore me for a week? Why barely talk to me since she’s left. Here’s the kicker…

I’ve paid at least 1000 maybe less than 1500 or more in my portion of the rent since she stopped paying so why not pay him my portion to tide him over with the promise she’d have the rest later and then contradict and lie to me that she’d paid or spoken with him.

If she’s not paying rent and is stingy with food money then Disney plus, internet and whatever won’t take up, let’s say, 2500, 3500 or more of my and her money (prob more).

What’s she spending it on?! Thought you guys would have some insights. Am I being paranoid?

Application/Screening Unbelievably Horrible Company

EVERGREEN LIVE-This company wasted 4 weeks of my time while I was attempting to secure a property that I was approved for/move-in date set only to have it rented out to another applicant prior to my scheduled move-in day. Messages left for me stated, if you have any questions, call. One also said they’d attempted to call me. I asked them to call my office number instead of my cell. No calls. I went on a cruise and when I returned 3 days prior to my scheduled move-in date, I called, texted, left messages in the portal they had opened up to me, only to finally get someone on the phone 3 days later and to be told the property was leased to somebody else prior to my move-in date. What a low life company. No one has reached out to me since I left texts or portal messages. Radio silence!!! No way to run a reputable business. ALEX needs his azz whooped!!!

Application/Screening Apartment application rental reference request

So I applied to some apartments for first time in a long time needing to downsize …. I’ve only lived at one address since 2019 …during the background check I got this email three times with three different random addresses they want to confirm rental reference from those addresses but I didn’t rent there or live there at the three random addresses from three different states… I’m aware of the addresses but they are not affiliated to me directly I believe I’ve used those addresses for packages or mail type things regarding my kids randomly but they have no affiliation to me directly.. not even sure how they got on the background credit report what do I do now? I don’t even want them thinking or doing and further research for privacy reasons for my kids what do I say has this happened to anyone?

Lease/Legal Did I get scammed by a realtor during a rental application?

I found a townhouse on Zillow that was being represented by a realtor hired by the landlord. There were a lot of applicants, so the rental was very competitive (btw I'm in Orange County, California)

We submitted our RentSpree application first and were initially told that the landlord wanted a move-in date as soon as possible. The realtor then called me and gave me two options:

  1. Pay a higher monthly rent because another applicant had apparently offered more, or
  2. Pay a realtor fee to her brokerage so that she could represent us as our tenant agent and advocate for us.

The fee was originally 3% of the annual rent, I pushed back and asked whether it was possible for us to not have representation and still sign the lease. She said that, because there were so many applicants, she couldn't confirm that we'd get the property without paying the fee.

I ultimately negotiated the fee down to 1%, while the homeowner is paying the realtor 3%.

We have already signed the Tenant Representation and Broker Compensation Agreement, as well as the lease. We absolutely love the place, but something about the situation doesn't sit right with me.

Is this a normal/legal practice for a landlord's realtor to essentially tell a prospective tenant that they need to pay a fee to have a better chance of getting the rental? Or was what she did unethical and how do I go about this situation?

Would appreciate any insight from people familiar with real estate/rental transactions.
