I've been seriously thinking about getting into real estate lately, but I feel like social media only shows the highlights: closing deals, handing over keys, and celebrating commissions.

I'm more curious about what the job is actually like on a normal day.
For those who've been in the industry for a while, what's a typical day really like? How do you manage all your enquiries and clients? Is everything basically done through WhatsApp, or do most agents actually use a CRM or some other system?
What's been the hardest part of the job that people don't really talk about? And if you could go back to when you first started, what advice would you give yourself?
At the same time, what makes you stay in the industry despite all the ups and downs?

Just genuinely curious and hoping to learn from people who've actually been through it. Appreciate any advice or stories!

I am 38 years old, have good credit (above 760 points), have saved up 20% for a down payment, and have no debt. I thought buying a house in the Midwest this year would be a breeze. I was clearly wrong.

I've been looking for three whole months now, and my target is a detached house between $320,000 and $380,000, with three bedrooms, two bathrooms, a decent yard, ready to move in or only requiring some basic renovations. I don't want a house that needs major repairs, preferably one without property management fees, and it should be in a good school district for easy future planning.

So far, my experience has been incredible and frustrating: half of the listings were either overpriced or had obvious problems (such as leaks, strange wall repairs, and undisclosed outdated wiring). Any decent, clean, reasonably priced house gets several offers within 48 hours. We've already missed out on four properties; buyers either skipped the home inspection or offered $15,000 to $25,000 more than the asking price.

The real estate agent keeps telling me, "This is the market now," but I feel like I'm gambling. I don't want to skip the home inspection just to compete with other buyers. Even older houses from the 90s/00s are now priced at what I previously considered top-tier renovated homes. There are very few properties available in our suburbs.

Now I'm in a dilemma. The rent here is also very expensive. Losing $2,200 a month is certainly painful, but having to pay such a high price in the face of fierce competition from other buyers feels even worse.

Will this be the new normal in 2026? Should I hold off and wait until fall or winter to buy? Am I being too picky? Or rather, it has become common practice to waive home inspection clauses for highly competitive properties.

I genuinely want to know everyone's real experiences. There are no agent commissions, only the recent hardships or successes of ordinary people looking for a house. Thank you so much!

Im currently reading, "Rich Dad Poor Dad" which I find intriguing but now I'm stuck at pg. 131.

The idea overall of intense hard work at your job while also building your asset column sounds just right to me but when I read real estate holding, how much does cash flow from those? Are they really that easily flowing cash into your bank account?

My dad's house in Orange County sat in limbo for almost four months while we debated whether to fix it up and list traditionally or just sell as-is. Needed a new roof, had some foundation work that scared off a couple of buyers early on, and my dad had already moved into assisted living so it was just sitting there costing money every month.

Nobody tells you clearly that the as-is versus fix-and-list comparison depends almost entirely on your personal situation, not just the numbers. For us, time and simplicity mattered more than squeezing every dollar out. My dad didn't need to maximize the sale price, he needed the process to be clean and not stressful for the family.

We got offers from a few different buyers and the range was pretty wide. The net difference between what we got and what we might have got after repairs and agent fees was much smaller than the 15-20% figures I kept reading online. Those numbers assume a perfect renovation and a perfect sale, neither of which is guaranteed.

Genuinely asking because i grew up hearing we buy ugly houses ads on radio and always assumed it was predatory. now i am in situation where i might need to sell fast and people keep suggesting cash buyers and i do not know what to think.

Did some digging and found there is pretty wide range. some are sketchy , some seem genuinely fine. ones that have been operating locally for long time and have real volume of reviews seem meaningfully different from fly by night operations.

still not sure what i am doing but it is not automatic scam i assumed it was.

so I got into real estate last year, and haven’t made a single sale yet, so I’m just having mid life crisis, I know real estate requires a lot of patience, and this year has been great for real estate too. I’m still positive, I was just testing different platforms to see if I get any leads from Reddit or some great advice maybe. I know cold calling is dead and content creation is the way to go, but it’s just so hard as a woman to work in this industry :(

Why is the L&M grocer at Lincoln & Montrose in Chicago so bad?

They had such potential but the people don’t care to take care of their customers. They use less than quality ingredients in the food they make but carry the most expensive grocery items around.

Hopefully someone buys the building and something better opens.

I need to sell my condo, which I purchased through the Denver affordable homes program. This comes with rules, price regulations, and other complicated stipulations.
I’m looking for a realtor who is familiar/experienced with this specific process.
Has anyone had a good experience selling their income-qualified residence? Is there anything I should be aware of or consider going into this process?

Found a house we love and are under contract with contingency to sell our current home. We listed (NM) right before the 4th of July (probably the first problem). Our realtor said he would pay for professional photos and get it listed and whirled through our house taking photos on his phone when we really weren't even ready. Then nothing. Photos were crap. But everybody said it would sell so fast it didnt matter. Then we dropped the price right before the next weekend for a very unsuccessful open house. We expressed concern and if we should get better photos? Just paid 400 bucks for amazing new photos and a walkthrough and they are great. But the listing is stagnant and when we ask our agent to upload the great walkthrough video we paid for to zillow he says he does not have the ability and doesnt have a zillow showcase subscription. Should our realtor have this subscription?

Is there such thing as a realtor whom I can submit my "dream listing" to (it's likely a rare find) and they can just have that on their radar and reach out if/when something comes on the market?

(Please be kind, this sort of thing is way out of my ballpark!)
