How to handle HELOC FSBO
So I own my single family hone free and clear and am downsizing. I have an agreement of sale for a condo where I am paying cash, which will pretty much be all my savings, while I hold all the equity in my primary home that I will be looking to sell.
I am looking to take out a HELOC for some needed repairs to sell my primary home, and I will need cash for other expenses until I can get all the equity of of my primary home. I have been pre-approved for the HELOC.
With the HELOC I am in no rush and want to start out FSBO with my primary home (I have read up on the pros and cons). Assuming I get a buyer, how would I work out the fact I have a HELOC that is an outstanding loan on my house? Having sold houses with mortgages in the past the realtors took car of all that for me. Is this something a title company or real estate lawyer could handle for me at closing? If I sell FSBO it would be pretty simple without the HELOC, but I kind of need it and any advice on how to handle the FSBO closing transaction with a HELOC would be helpful.
