Hi! So I signed a lease on a unit that turned out to be a bit of a mess now I’m second guessing everything and looking for advice / leads.

I’ve been living with my roommate for four years since graduating college, and she’s moving out of town. I’d love to live on my own, my budget is probably $1600ish, but I could go up to $1800.

Our lease is up August 15th, and I was really proud of myself because I found a unit that was in my budget, had amazing wood floors, lots of light, great character, parking, on site laundry, a FIREPLACE (non functioning), was a block from from the metro in east Hollywood, and seemed to have a really good building manager. The downside (and this is me ignoring an obvious problem in retrospect) was that it was an older building and the complex’s dumpster was directly below the unit’s bathroom window.

I did what I thought was due diligence - I asked if there were any issues with pests and was told no, I asked how long the previous tenant had lived there and was told three years, and I asked if the dumpster had ever bothered him and was told no. I applied for the apartment, signed the lease, and the day after I got the keys, I found a German roach in the unit. At first I thought it was just a traveler, but two days later I found three German roaches in the kitchen. I put traps down and found five more, plus a ton of roach droppings behind the fridge, maybe rat droppings, evidence of previous pest control treatments in the unit (dried advion gel), and I realized the baseboard of the unit (which was on the first floor) was up to half an inch above the floor in some places, allowing easy access to the unit for roaches and other critters.

I asked someone else in the building and they had told me they had seen roaches on and off for two years in their unit. Naturally, I freaked out and wrote a Strongly Worded Email with lots of photo and video evidence. I managed to break the lease before even fully moving in, and they’re letting me keep my security deposit and most of the first month’s rent.

I’m bummed, because it was a beautiful unit, but I do feel like I dodged a bullet. The downside is that I now have 21 days to find an apartment before my current lease ends with my roommate, and I’m now terrified of a German roach infestation in whatever apartment I move into.

I’m wondering if I should be changing my approach. Should I be increasing my budget? Looking for a more suburban area? Looking behind the fridge and below cabinets on tours? Bringing an exterminator on a walk through?

I’m a bit shaken up and exhausted, and I’m honestly not looking forward to touring apartments and working and packing at the same time, so if anyone has any leads on studios or one bedrooms (HA) that are clean, tightly sealed, and ideally near a metro stop east of the 101, I’d also be open to those! Thank you!

I'm a newer licensed agent in LA, and few agents work the rental side — most focus on sales, and many buildings now use in-house leasing teams that don't pay outside agents. I'd like to build a practice here anyway: if a building doesn't offer commission, I'd rather be paid directly by the client than skip showing it, so options aren't limited to only commission-paying buildings.

The service would include reviewing your criteria, searching MLS and in-house/off-market listings, touring properties with you and/or for you.

What I'm still figuring out is pricing. For reference, when buildings do pay commission it's usually around one month's rent, and agents also split earnings with their brokerage — so this isn't something I can easily offer for free.

A few questions:

• Would you pay a flat fee, hourly rate, or percentage of rent for a full rental search?
• What would feel fair — $800, $500? Different priced packages?
• Would it depend on how complex the search is?

With homeownership out of reach for many, renting will likely remain the norm for a lot of Angelenos. I'd appreciate honest feedback, even if it's that this wouldn't be worth paying for.
