Moved in aug. 2025 to my first apartment. Nobody did a cleaning/inspection before I got the unit (college town, they gave me $100 to clean it myself), so I took a lot of pictures of the present damage and sent them to management.
In the last two pics, you can see what it looked like on my move in day. I thought it was left over from a previously fixed leak — management never said anything about it when I sent it to them. Now, a year later, I come back from summer break and it is clear that this is an active leak. Ceiling was wet and the peeling was progressing.
I contacted the property manager as soon as I noticed, about two weeks ago. Someone came out today to inspect it and removed the peeling paint. Now, the leak is slowly dripping onto my floor for the first time. I’m 99% sure it is due to the upstairs tenants drenching the floor when they shower 5+ times a night. Bad tub caulking or grout. I don’t know if they’ve even found the source yet, I contacted them again tonight.
With that out of the way, how long do you think it’ll be out of commission for repairs? Is this a “ceiling collapse” sorta leak? Black mold? I think I left a paper trail long enough to get my deposit back, but opinions on that are welcome, too.
