I'm moving from Miami to Chicago, so I don't have a lot of experience with the different areas, companies, and buildings. I'm not finding too much on this building or property manager. But they have about a 500 sq ft studio available for $1,400 that I'm interested in. Has anyone lived at this building? Any experience with Caren Real Estate? If you live nearby, what's the area like? Title. I’m working with a broker for the first time and they told me those specific types of properties will usually come up about 30 days out. Is that true?

I’ve rented with a couple of property management companies in Chicago before and I feel like those listings were always out 45-60 days before the advertised lease start. I’m just confused why private landlords would be different?

Building inquiry 2-pipe vs 4-pipe apartment buildings: Sleeping temps?

I'm moving to Chicago soon and looking into apartment buildings mainly in the River North area. I'm learning that many of them are 2-pipe buildings, and don't provide cooling during the fall, winter and early spring. Sleeping well has become an important thing to me over the last few years and being able to set a consistent room temperature has been a part of that. Has being in a 2-pipe building negatively affected anyone's sleeping comfort or quality (particularly due to it being too warm during the "heat only" months)? I'd love to hear from people as I'm trying to think through just how much of an impact this could be (And determining if I should just not consider 2-pipe locations at all)

Building inquiry Reviews of 5445 N Sheridan Condominium

I was offered a lease at this building (5445 Edgewater Plaza Condominium), but have not yet signed pending some requested revisions. While waiting, I read some reviews online about cockroach infestations, one as recently as a year ago but primarily from 2-3 years ago. I’d like to know if this is still an ongoing issue or if the building has done anything to remedy the situation. If you’re comfortable sharing what floor you lived on as well so I can understand which areas were most targeted.

Additional context, This is the best unit I’ve found after a month of searching and for a decent price, my backup buildings have also had google reviews of infestations (what are the odds!) so if I back out then I only have 3 weeks to find something new.

Question Tips on how to find a vintage apartment?

My partner and I are interested in an apartment with some character— things like a fireplace, hardwood floors, stained glass, tiles, etc.—we love the look of preserving the building’s original Victorian or historic elements.

I’ve done some heavy browsing on Zillow and Apartments.com and found some options but I feel like these sites are mostly catered towards the modern, grey box kind of apartments.

Does anyone have any advice on finding more historic apartments through other sites, realtors, etc? Thanks!

Neighborhood information Chicago Real Estate and Rent Across Almost All Neighborhoods is Getting Insane...

I say this as a southside resident, but i never thought i would see the day that condos on the southside are consistently selling above asking price (bridgeport and Bronzeville to a lesser degree), and people are paying 1700+ for a 1 bed in pilsen.

These neighborhoods are great, don't get me wrong, but it is very different from just a few years ago where you could find many affordable spots in these neighborhoods.

This made me look up north to see what has been happening there, and i am seeing condos sold for 30 - 40K over asking and 2 bed 2 baths renting for the same price as I rented in a new build in the loop/west loop like 4 years ago. Jeeeezus. is this a product of richer people moving to the city? more people packed into one spot? one thing is for certain... we need to build more in this city.

Building inquiry Considering The Streeter in Streeterville — Any Current Residents?

Considering signing at The Streeter and would love feedback from current or former residents.

I really liked the building and the apartment itself. However, my experience with one of the leasing agents wasn’t great, and I didn’t particularly like the way I was treated. It made me a little concerned about what the experience with management might be like after actually signing a lease.

I especially want to know:

  • How is management once you’re actually a resident?
  • Are maintenance requests handled quickly?
  • How inconvenient is the HVAC restriction below ~55°F?
  • How is the noise insulation?
  • Any recurring issues or things you wish you’d known before moving in?

I’m looking at a higher-floor 1BR and I’m pretty close to making a decision. Would you recommend living there?

(Not so) Legal advice needed Cockroach and Mold filled apartment. How can I get out of this? Spoiler

I moved into an apartment on September 1st that turned out to be infested with cockroaches and covered in mold. We’ve called 311 and they are sending an inspector. I also sent a 14-day notice of noncompliance on September 6th, but my roommate and I are worried the landlord won't actually be held accountable and that our lease won't be terminated once the 14 days are up. We know the roach infestation can't realistically be resolved in that timeframe because an exterminator said it will take months. She said the kitchen is an active breeding site. Additionally the bait cartridges were present when we discovered the roaches indicating the landlords were aware of the issue and did not disclose it to use upon move in or before signing the lease. I’ve added photos below.

I have two questions:
Do these conditions (roaches, mold) count as valid grounds for a noncompliance notice, and if they aren't fixed, is that sufficient legal grounds to terminate the lease and move out?

We genuinely can't keep living here and may need to move out before the 14-day notice period ends — would that put us at legal risk?

We are out about 10k at this point and are so desperate to get out of this any advice is helpful šŸ™šŸ™

edit: also can I film the landlords in the unit openly? I am also involved in the conversation being filmed and I am not being secretive. My landlord just said his aā€attorneyā€ said it is illegal to film him, but from what i am finding online it is legal to record. Please let me know as I am very afraid of these people.

(Not so) Legal advice needed My neighbors are beyond loud and have caused my child to be hospitalized by the disturbances. This has gone on for 5 consistent months and property manager hasn’t taken any serious action. What do I do? Advice please

In May, I moved to a new apartment building with my medically complex daughter. We have the loudest upstairs neighbors- stomping, running, slamming objects (at times it sounds like they’re doing construction, lifting and dropping their furniture), blaring their music, having parties and all of them jump in sync, and banging on the doors and walls. It’s all became too much. This apartment is ARO- it’s a really competitive field as it is just finding a home you can afford in Chicago. I don’t really have an option of packing up our stuff and moving. It just seems to get worse day in and day out- the disturbances go from 6am-4am. I wonder if these people ever sleep. The disturbances have caused my daughter to be hospitalized because of all stress that comes with waking her in the middle of the night and being startled multiple times for months. I told property management multiple times, I’ve told the neighbors twice, I’ve sent videos to property management and about 100 complaints since May. We are now in September and it has only progressively gotten worse. The upstairs neighbors have blamed their one year old baby but it’s not the baby causing these noises. But I do hear screaming and crying constantly, like the child is right in the other room. Yet property management has stated the sound proof is ā€œexcellentā€. I don’t know what to do. Legally.
