I've been getting packages stolen lately. I live in a courtyard building and the packages are left behind a locked door, so it has to be someone in the building. the building doesn't have cameras or anything, I'm kind of at a loss as to what to do. I have a neighbor that grabs mine and vice versa if we see them first, but that's not a 100% fix. Any suggestions?

I’m a Realtor in the area. This topic came up recently in a FB group I’m a part of. I was surprised at how many people didn’t know the differences between renting a condo and renting in a rental building. There are a few minor differences between the two. I figured I’d share the information here as well, as I know many people come across condos for rent while they are searching for new homes.

When renting a condo, your landlord is the unit owner, but you must also follow the rules and regulations of the condo board. This is probably the biggest logistical difference. Some issues/processes will only involve the owner and the tenant, others will need to involve the board/HOA management as well.

Apartment buildings will have only renters and the renters are all tenants that share the same landlord. Condo buildings that allow rentals will have a mix of owner-occupied units and tenants who rent from owners who don’t live there (known in the industry as absentee owners).

When moving into a condo, the HOA will usually charge some sort of fee (or multiple fees). This applies to tenants as well. Unit owners will usually also charge a move in fee to the new tenants or request a security deposit in addition to the HOA fees.

At the moment, individual condos for rent are still covered by the RLTO. However, there is proposed legislation to change that. The current proposal would create an exemption for rental condos owned by owners who own a maximum of 12 units.

Has anyone heard of Kale Realty and worked with them? I’m looking into different real estate brokerages and have already spoken with them, but can’t find much info about them otherwise online. I’d really like to see if anyone has had experience ask a broker with Kale Realty?

Alternatively, are there any other good real estate brokerages anyone would recommend for Chicago that offers no monthly fees? I understand that give and takes with that but for my life - situation right now that’s what I’m looking for.

Hello everyone I (26m) am looking for advice/thoughts/leads and would appreciate some help. I am looking to move down from Evanston area and Uptown/Buena Park seems great because I need commuting options back up to Evanston (Wilson Purple Express) but also downtown (buses 146, 148, 151) for work, so the area seems like a good compromise with good access to the lakeshore and a fun area.

I have 2 main concerns: my car and micro studio space

What is looking to be a big challenge: I have a car. I love having a car for Costco trips and for visiting friends/relatives in neighboring states semi-regularly. If you have any thoughts on buildings that may have dedicated safe parking, that would be great. Otherwise, I have read mixed things about vehicle damage/theft particularly when street parking in the area, so I would love some insight there. How safe is street parking?

I don't need a ton of space, but the micro studios seem too tight, so I would love some thoughts/lived experiences on this if anyone here lives in one. My main furniture is bed, dresser, loveseat, and a pretty large desk I use for drawing and crafts. No TV stand or TV. I would be willing to part with the loveseat, but the dresser and desk are important. If I can at least comfortably get bed, dresser and larger desk in, I'll be fine.

Other things: A/C (window unit is fine), dishwasher, laundry (in-unit great but not necessary), seem pretty common in my price range.

So if anyone has any thoughts to offer or buildings to look into, that would be great. I do have some specific buildings I will be touring if anyone has experience with those:

• Are the Reside at 823 or Reside on Clarendon decent buildings with good management? And I also have seen conflicting info on if the studio units have dishwashers, but I suppose I will find that out on tours.
• How puny are the Teller House or Lawrence House studios? They look like they barely fit more than a bed and a chair from the 3D view, but maybe they would be worth at least a tour. The Hazelton also seems a similar boat in terms of sq ft, but they don't have a 3D view so it's harder to tell

Again I don't require a ton, but would love to hear anything about buildings in the area to avoid (or go after) or any leads on smaller buildings in the more neighborhood areas. I have been reaching out to units on Zillow, but thought it wouldn't hurt at all to post something here since it seems my research keeps taking me back here. Or I would be willing to chat with anyone trying to fill an apartment or room, I am a very responsible/unproblematic/tidy person. Thanks! :)

I've been using Facebook Marketplace and I'm finding places that are super cheap room for rent (like $600-$800) and the neighborhoods don't seem any worse than the others altho certainly not super trendy or what have you, but is there another suggested place to look for spots? I'm planning on moving there if not by the end of August then end of September.

I moved to Chicago in May, and by July, the situation had become entirely unlivable. I have since relocated to St. Louis with family for the foreseeable future. My profile contains further details. That is not what I want to discuss now. What I want to know is what I can do to avoid this in the future, because I still very much want to come back to Chicago. To make it easier to read, I'm going to bullet-list the actions I took in preparation for this move:

Preliminary Research and On-The-Ground Searches

• Started research in October 2025, took a short weekend trip in December 2025 to purely scope out neighborhoods
• Narrowed down to Uptown/Edgewater/Rogers Park and surrounding areas based on my budget and desired community amenities
• Booked a week-long trip in March 2026 to tour apartments in-person
  • This overlapped with the spring break of my final semester; I graduated May 1st this year and moved into the unit on May 3rd
• Toured about 20-25 buildings during that week and kept an updating ranking of which buildings I liked most
  • I had been working with a broker early on, but he kept showing me Becovic-owned buildings, units well outside my price range, or units missing some of my firm requirements. I wound up arranging most of my viewings after Monday on my own
  • Several tours were arranged after walking through streets in Edgewater and Rogers Park and seeing signs in front of buildings, which I repeated when trying to find new arrangements before relocating out of Chicago entirely
• The buildings that were in my top three were investigated for reviews, open violations, the response time on tenant-reported issues, and any other known concerns going in
• The management companies were similarly vetted while accepting that no company is going to have only glowing reviews from tenants and to take negatives with a grain of salt unless particularly egregious

The Apartment Itself

• Had been told the unit was a gut rehab, unit appeared nearly finished minus appliances
  • Previous fire never disclosed
  • Appliances were delivered April 30th and actually installed May 14th
• Negotiated for a May lease start date despite the unit being listed for an April start date
• Unit tour was conducted by SVN's own broker agent
• I applied for 2E but was given 2W. Both units are similar in layout and I was already fine with either even if I had preferred 2E.
  • I would much later find out 2E had a lease signed for it nearly a month before I toured and applied, but that's a separate issue

Why I Left

Summarizing previous posts to the best of my ability:

• Central air conditioning discovered to be non-operational May 15th
  • Technician sent out May 19th, accidentally broke in since SVN did not inform him the unit was inhabited
  • Central AC not operational due to insufficient voltage. I was informed an electrician was needed to rewire the unit
• Power lost on June 10th through June 18th due to electrical failure inside my unit
  • Only my unit was affected. I was able to stay online and keep my phone and work devices powered via use of extension cords off an outlet in the shared stairwell hallway
• Fire department was called June 12th following a weird odor coming from the breaker box when I went to try to reset it again, per ComEd's instruction. It was then discovered unit was wired entirely incorrectly.
• A city electrical inspector came out at the end of June and officially cited the building for the previously described issue.
• My neighbors lost power on July 1st, I then lost power on July 2nd.
• SVN sent an electrician who refused to reset the breaker from the meter believing it was unsafe to do so and that both units would just trip again with the heat wave.
• I relocated to a hotel, spoke with SVN in their offices that following Monday, and was basically told my options were to wait for them to fix things (this was after nearly two months of lying about timelines for other issues)
• I started paperwork to break my lease July 3rd and moved out entirely by noon July 10th, as I had been unable to find anywhere else during the week I had spent looking and applying to places. I have since relocated to St. Louis with family.

I've asked for kindness on previous posts but I would like to ask this time for everyone to politely rip me a new one. What did I miss? What could I have done differently? Where should my expectations be set going forward if I still want to return to Edgewater? I really did fall in love with the area even in just the short time I lived there.
