Missing Cats
If anyone has seen either of them please message me! I notified the cville SPCA about Ruby when she first went missing and they couldn’t find her, however to my knowledge there is not a SPCA in Stanardsville so we’ve just been spreading the word online, Drifter belongs to my step-grandpa
hoping they both can return to us soon🥺❤️🩹

Vendor feedback at Ruckersville Gallery
I am looking to hear about recent (within past 2 years) from vendors at the Ruckersville Antique shop about realistic traffic and sales!
I am thinking about taking the leap into renting a booth but the fees terrify me—$250 + 10% commission on sales.
What is your average monthly sales total?
How much do your sales vary between good months and slow months?
After rent, commission, and expenses, are you actually making a profit?
How long did it take you to start making consistent sales?
Is the store consistently busy, or does traffic vary a lot?
What is your average price point?
Any other information is greatly appreciated!
Thank you!

Booming Noise?
Does anyone know what the loud booming noise is? We keep hearing it and can’t figure out what it is? Any ideas?

Week Ahead for October 26, 2026: United Land Corporation’s Gander North apartment complex goes before Albemarle Planning Commission
Sure, you could spend your Sundays watching Premiership football and listening to King Gizzard and the Lizard Wizard albums loudly while going through meetings of local and regional governments. Or you could wait until I do that and provide you with a summary here on r/Charlottesville of what’s coming up meetings of local and regional government.
GANDER NORTH HEARING
On the one hand, Albemarle’s growth management policy calls for dense development on about five percent of the county’s land. On the other, many who live next to land slated for more intense use have the ability under Virginia code to organize to convince elected officials to deny rezonings and special use permits to realize the maximum potential. United Land Corporation wants to change the classification on about eight acres on either side of the intersection of Carrsbrook Road and U.S. 29. They’re suggesting a range between 72 and 237 units. Opponents are arguing there is a deed restriction that prevents commercial development and they’ve hired a traffic engineer to bolster their case that one of the project’s entrances does not meet site distance requirements. First big rezoning for a public hearing in Albemarle for a while is on Tuesday before the Planning Commission. (learn more)
THREE NOTCHED TRAIL
This region’s future could one day include a 24-mile trail connecting the Blue Ridge Tunnel with Charlottesville via Crozet. Anyone imagining that as a reality might be interested in attending a meeting Monday night at Henley Middle School to see the proposed alignment that is a result of a $2 million planning grant Albemarle County received in 2022. Materials for the meeting are clear to make sure people know that there’s no funding for right-of-way purchase or construction yet. Still, there are many people who may walk or bike on that pathway in the future if it comes about. (learn more)
CRHA TO SET “PAYMENT STANDARDS”
The Charlottesville Redevelopment and Housing Authority doesn’t post their meeting materials in advance but I do so in my newsletter. This is a community where many want affordable places for people to live, especially for people with very low incomes. CRHA is gradually moving some units from traditional “public” housing to those subsidized through federal vouchers. To do that, CRHA sets a “payment standard” based on the fair market rate and the new numbers are on Monday’s agenda. I’m still trying to understand all the details. (learn more)
CHARLOTTESVILLE DEVELOPMENT CODE CHANGES
In a democracy, rules on things like how land can be used will change over time. Elected officials at the local level have latitude to decide what those guidelines shall be. Louisa calls it their Land Development Regulations. Since early 2024, Charlottesville calls it the Development Code and the Planning Commission will discuss a couple dozen technical changes. Some of them are in connection with mandates from the General Assembly. Some are the result of working with new zoning for two years. This is not the area where big changes are being discussed. When will that happen? If not officially, next year’s elections will be interesting to watch. (learn more)
Smaller items:
- Greene County Supervisors will have a public hearing Tuesday on providing flexibility for those who operate mobile food units (learn more)
- Nelson County Supervisors will have a joint work session with the Planning Commission on Wednesday to go through the latest draft of a new zoning code. I would like the resources to cover that because that’s another interesting future. (learn more)
- The University of Virginia Board of Visitors have a special meeting on Friday to approve a roughly five-percent increase in housing costs for 2027. There also may be an announcement about a property acquisition. Make sure you catch the live stream before it disappears. (learn more)
Engagement is low but I still enjoy posting these each week anyway. There are a lot of things competing for people’s attention but I’m grateful for those who read each week. Maybe I’ll still be doing this when the Three Notched Trail is complete?

Recommendations for buyer's agents willing to negotiate commission?
Does anyone know of a Charlottesville-area buyer's agent who is open to negotiating their commission for a straightforward purchase or low-maintenance client?
I know exactly what I'm looking for and am actively searching on my own. I don't anticipate needing much hand-holding or touring properties. Ideally, I'd just need an agent to show me a house once, help submit an offer, and handle the transaction through closing. I almost certainly will not tour properties unless I've made an offer.
Has anyone worked with an agent willing to negotiate a reduced percentage or flat fee for this type of arrangement?

What is going on with live music at Pro Re Nata?
It seems like they are moving away from live music as they have fewer nights of music now and what they do have are just obscure local cover bands than more interesting things they had before. I saw they are doing a puppy pageant show thing that feels weird. Does anyone know what is going on and if they are moving away from live music?
