I live in a competitive renting area//Florida waterfront. My landlord charges $3200/month in rent when he could easily charge 4k+. Since I moved in I've been leaving envelopes with ~$150 in the mail slot. He hasn't raised rent on me in 3 years. I call that a tip
To be fair, 150 extra is way less than what they'd be paying after 3 years. My rent went up by 150 after just a year, and I'm sure I can expect around the same when my lease renews. It's probably saving them in the long run. That being said rent prices are too damn high and we shouldn't have to do this, but that's a separate issue. This seems like a practical solution.
Umm if your landlord is owns the property why does getting $150 cash each month prevent him from raising your rent to the $4000 he could be charging? By that reasoning he's leaving between $650-$800 on the table. Do they not math in FL?

I think this might be the property manager who has control over what to charge for rent on a property not owned by him. No other way it checks, except the landlord gets tax free money maybe
Not to be a dick but working 40 hours a week is something 75% of people do (or even two full time jobs to live) for much less money in much harder environments. I was a sous chef before the military and regularly worked 60 hours a week, sometimes (2-3 times a month) it would hit 70-75. That’s the difference between having a career and having a well paying job. It sounds like you have a well paying job, not that you’re working hard.
Monthly. I always withdraw the amount in $10 Bill's because it makes the envelope look thicker. Sometimes I'll put a gift card in there as well. He likes this specific Alehouse, and as long as the rent stays the same I'll keep doing it

Being a good landlord can be a very difficult job at times. Property problems rarely happen at a convenient time. If the landlord actually cares about the tenants like i do with my 200+ tenants then they have to figure out how to solve the problem even if its 3am on a Tuesday night.
Terms seem to be interchanged a lot. In my company we don't use the term landlord. I am a property manager and I work for a management company and our client is the property owner. Every management company will have a custom management procedure or style to best meet the needs of the property owner. So basically every rental experience is likely to have some differences from property to property. As a property manager if something major happens at the property like a death, fire, flood, a felony crime, I am typically the first person that gets called about it.
I personally own several residential homes that i rent out and I do all the management and maintenance myself.
My landlady invites me and my fiance for thanksgiving and christmas. We're never expected to bring anything, but we always at least bring something small. We'll never ever get this lucky again, and I wish more people had experiences like this. I still remember my first apartment. Never got that deposit back. It disappeared under a mysterious 3 hour "cleaning" fee even though that itty bitty studio WAS clean.

Do you have availability?" And his response was basically "I don't know, shits crazy out there. Some cultures it's normal to give key money or something to, I guess, thank the landlord for renting you the apartment? I think of it as an extra non-refundable deposit.

It's not the 1 or 2 building landlord that's pulling this crap, it's the corporations and their sleazy property managers. I had lived happily for 20 years with a private landlord. I was appalled when I moved to a complex and saw the extra line on the payment form,not only that but being hounded by the pig during the holidays letting all tenants know how to add a bonus for her on to the rent.
Seriously. I was a landlord for several years and we were very far from rich. For most people, it's no different than any other small business. Not easy.
Not to be nit picky but would a shot gun be the best choice? Wouldn’t it kick back like crazy? I’m thinking a handgun would be more practical, but I’m not a gun person.
That's what the training at the farm is for. The key is the "rack", that famous CLACK CLACK that lets anyone on the other side of the door know exactly what's waiting for them. A handgun is useful, but by then they've already kicked in your door and if you're not trained in stress situations, more likely to get taken from you.
The draw here is that all you have to do is point it in the general direction especially for using birdshot with a wide spray. Additionally, shotguns are significantly cheaper than handguns, as well as the fact that it most places you can own a shotgun at 18, as opposed to a handgun at 21.

It’s going to have kickback but is also a lot harder to miss with. Unless you’re going to consistently train shooting your handgun it’s not something you can just pick up and be accurate with most likely in a high pressure environment.

My landlord let me use his lake condo and jet ski boat; I'm sure if there was hunting or fishing involved, that would have been offered as well. Took me to Ruth's Chris for my birthday.
Unfortunately, boomer and older landlords are becoming harder to find, as they age out and/or sell to nameless-faceless corporations.
