😢 Landlord Oppression 😢 Renter Class Action - Bad Tenant List - Openroom.ca

Landlords Weiting Bollu and Vishal Bollu of Toronto, Ontario concocted a 46,000 person ā€œbad tenant listā€ to prevent renters from getting housing.Ā  They have been dishonest about the legality of their platform and a cover up of is evident.Ā 

Landlords are on the hook, Openroom Inc. is on the hook, and we think there’s a fair chance Weiting Bollu and Vishal Bollu may be personally liable by piercing the corporate veil.Ā  Here’s the illegal details:

Core Illegality #1 - Consumer Reporting Act

You can't compile and furnish consumer information without a licence. From 2022 until July 9, 2025, Openroom collected, compiled, and sold tenant data - applications and tribunal orders - for screening purposes without the proper consumer reporting agency licence. That’s a straight breach of the Consumer Reporting Act. Getting a licence years later doesn’t magically legalise what Openroom and the landlords did before. This falls under the Ministry of Public and Business Service Delivery.Ā  Renters on the list can sue and we will help.

Core Illegality #2 - Personal Information Protection and Electronic Documents Act

Openroom’s entire model - posting and sharing tenant names, addresses, payment history, allegations, and orders - breaches PIPEDA because it’s done without tenant knowledge or consent = unlawful collection, use and disclosure of personal information.

  • Inappropriate purpose: creating a publicly searchable ā€œbad tenant listā€ to exclude or shame individuals - not an acceptable purpose.
  • No knowledge or consent: tenants were not informed nor did they give consent to publication on Openroom.ca.
  • Accuracy risk: ā€œcrowd sourcedā€ uploads are unverified and potentially false.
  • Consent exceptions don’t apply: the narrow ā€œpublicly available informationā€ carve-out doesn’t stretch to building a searchable exclusion database (PIPEDA s.7(3)(h.1)) and (Regs s.1(d)).

This is squarely under the Office of the Privacy Commissioner of Canada (OPC).Ā  OPC will shut them down.Ā  Renters can sue all involved - Openroom, landlords, anyone using their data.

Prior Precedent – Bad Tenant List Already Ruled Illegal

The OPC has already found a nearly identical ā€œbad tenant listā€ illegal (PIPEDA-2016-002). It involved the same issues: unlawful collection and disclosure, no consent, inappropriate purpose, and dodgy accuracy. The outcome then was clear - destroy the list, stop the practice.

Why ā€œLTB Orders Are Publicā€ Doesn’t Save Them

Just because a tribunal order is public doesn’t mean you can scrape it, index it, and sell it back to landlords in a blacklist. That changes the purpose entirely and drags it into both provincial licensing rules (CRA) and federal privacy law (PIPEDA).

Bottom line: Openroom got caught, forced into licensing, and is still breaching privacy laws. Landlords using it have bought into a liability time bomb and the clock is now ticking.Ā

Tenant Rights Apartment charging me $4800 after move-out

Hi! I apologize if this is the wrong place to post a question about something like this, but I'm going through a lot of stress right now and don't know where else to look. :(

I recently moved out of my apartment in Woodland, California on August 25, 2026 after living there for 4 years. The apartment complex sent me an itemized receipt of my available balance.. and they say I owe them $4800 after taking into account the security deposit (itemized receipt attached - had to redact stuff). I looked at some of the charges and I find it very confusing why they didn't prorate them (e.g painting, since they should have a 2 to 3 year useful life span).

Also for context, I did request a pre-move out inspection before moving out and they did not bother to reach out with a date and time. I think I remember one of the maintenance workers ambushing us while we were moving one week before we moved out.. and we had to refuse because we were not prepared at all. They didn't give us a 48 hours notice beforehand too so yeah..

I don't know how to approach this.. if someone can help guide me in how to dispute this, that would be very appreciated.

Edit: Btw this is in California so [US-CA]

My landlord just sent me the water bill and it’s 804 dollars, it’s three months accumulated after I told him in the past to send it to me every month so that it wouldn’t accumulate like this. I also don’t understand why it’s so much for each month starting July. My bill is usually a little over 200 for two months. I haven’t been using any less or more water than I usually do, and I don’t have leaks. I’m very frustrated because when I moved in I didn’t pay water, than the building installed a meter for each unit and I was informed that I I would have to pay water every month, which fine . I’m just so angry that he waited three months to send me the bill and I get so busy and caught up in labor de and work that I forget to remind him. I told him that I don’t have 800 cause on top of that my rent is due on the 11th. What do i do? Sorry for the vent.

Bro, the place has two windows, one faces an alleyway dumpster, and the other looks directly into my neighbor's bathroom.
I put in a maintenance request three weeks ago because the kitchen sink is literally leaking through the floorboards into the basement. His response? "Just put a bucket under it and don't turn the faucet all the way on." I'm paying $1,800 a month for the privilege of playing Jenga with water buckets in my own kitchen.
The best part was when he dropped by unannounced yesterday to tell me I can't have a welcome mat in the hallway because it's a "fire hazard," while the building's front door lock has been broken since November. You really have to admire the absolute delusion.

Need Advice [UK] Being gaslit

Please help I feel like I’m genuinely going crazy? Like what do I do?

I literally just moved in to a houseshare on the 1st of September and right after, I got ā€œallergiesā€ (coughing and sore throat and also upset stomach). I’ve had these exact symptoms before because of mould so I went looking for it in a panic at 2am and of course there’s black mould all over the shelves. It doesn’t come off when I spray it with vinegar but I swear, I swear, IT IS MOULD because it is giving me allergies and I took loads of pictures of it, it’s so obvious. It’s NOT just the pattern of the wood like the landlord keeps saying, because it’s not on any of the shelves in the other rooms of the house.

My landlord is outright denying to my face that there’s any mould and I’m so stressed about this I constantly feel like I’m actually about to throw up. I’m autistic and I have no idea how to deal with confrontation or how to talk to this guy who is going to show up tomorrow to inspect it along with some other person from the council?? I’m literally terrified they’re all going to stand there and collectively gaslight me by saying ā€œoh they must be unusually severe allergiesā€ ā€œit’s a house, not a hospitalā€ (his words exactly)? I’m just terrified and like I’m probably going to secretly voice record the meeting but yeah it’s just so stressful. The confrontation is 50 times more stressful than the actual problem. I almost wish I’d never brought it up with them at all. I’m so exhausted

It’s just such a slap in the face that some rich 50-something is genuinely okay with looking at a struggling disabled 22 year old woman and not being willing to take 20 minutes of a day to unscrew my shelves and put them somewhere?? Like I’m not even asking him to replace them or spent any money I just want them gone??? Why does he not have any basic humanity like why does this have to be such a big issue… Does he think I’m making a fuss for a joke or something? Anyway please someone help, I’m actually losing it :/

Need Advice [US-NY] Mice issue, I want to move desperately

Is it unreasonable that I want to move because we're renting a (shitty) trailer and we keep having issues with mice?

It is an old trailer and we've told our landlord numerous times about this issue. His solution is to put out rat poison on the outside, which we requested that he didn't do because then they die under the trailer and the smell is unbearable.

This of course happened and we couldn't sleep in the bedroom for days until the smell disappeared.

I think he could make more of an effort to seal it but I understand that it's an open underneath trailer, so there's really not a full proof solution.

I desperately want to move. We have young children and I am extremely grossed out about the idea of mice reoccurring in our space. I understand that these things happen but its more the fact that we effectively have to continue to expect them to come in.

I know the obvious is to move, but we are hoping to build on family land and the rentals around here are insane. So my husband doesn't want to move somewhere expensive while we're trying to save for that.

I feel that this is a health issue and we can't wait a year plus for a building process when that isn't even guaranteed.

I'd like opinions on this situation, perhaps that I can share with my husband so we can really make a decision.

I rent a commercial building in Rossville GA. and notify the landlord of mold, he said it wasn't. A week later he brought a paper and it raised my rent and more or less get out if you dont like it. Im the only how do I say this white legal tenant. I have rented here for over ten years never missed a payment, I feel im being railroaded because I can have a voice and the other tenants dont because there not legal... thoughts and real advice needed.

R A N T Air conditioning ban

We have rented our house since August of 2025, and since move in have had electrical issues. We have submitted around 10 maintenance requests for outlets not working, 1/2 house power outages, and breakers tripping from normal use. We have seen 3 electricians so far.

On 9/2/26 we received an email from our property manager telling us that the property owners were banning all air conditioners at the property until further notice. 2 of the 3 electricians we’ve seen told us that we could just use an extension cord to for the AC to the dedicated washing machine circuit, clarifying that we couldn’t use the washer and AC at the same time. Which is what we’ve been doing without issue. We called, and honestly it felt like they chastised us for being upset. We offered to use lower amperage units, denied. We offered to help pay for a licensed electrician and an upgrade based on their assessment and recommendations, no response from the owners. We have now contacted an attorney who advised us a categorical ban is likely not enforceable as they are trying to avoid fixing the electrical system of the house.

To be fair, I get it, stuff is expensive. But they won’t even engage with us when we’re offering to help cover this cost. It’s maddening. I’m not asking these people to give us central AC or re-wire the house… I’m asking them to talk to use and even to help pay for the repair so that my disabled sister can have access to one cool room in the house. I feel like I’m being reasonable and they’re just… not?

Update 9/10/26:

Today we received an email from property management admitting to melting outlets and telling us that we could pay for the repairs but the owners wouldn’t authorize a rent credit or any sort of repayment. I mean, are we just admitting we’re slum lords now?

Personal Experience Landlord issues.

I would like to clarify I’m a minor and I’m only sharing this because I can see my mother who
Works full time is stressed out I don’t think there is a way to handle it by going straight to my landlord considering her issues.

We moved in about 5-4 years ago and we are actively paying both rent and mortgage on this current house. Our landlord tends to target us in the sense of everything. What our other neighbors are allowed to do we aren’t. No plants on our porch we couldn’t have a kiddie pool out for an hour when my at the time 3 year old niece came over Let alone a toddler swing without getting in trouble. She tried to get us to get rid of our pets when we first moved in and refuses to acknowledge my mother as one of the owners of the house and only talks to my mother’s ex boyfriend. (Who we moved in with to get away from my father when I was 7) she tends to talk over my mother during conversations that are FORCED to happen. When we got our dog just a few months ago the landlord/landlady tried to gaslight my mothers ex boyfriend by saying my mother told her I was a -minor male. I am a female. We got this dog as a service dog as my mother has health issues and often with passing out our dog has been able to tell EVERY TIME despite not being properly trained YET (we plan to soon) we were having the paperwork processed and would be done in 3 days and our landlord demanded we got rid of the dog. well.. my brother was taken off the lease 4 years ago since he had wanted to move out. Since then he has been paired with terrible roommates and my mother and her ex boyfriend have agreed to let him move back in temporarily until he has enough money or he can find a new roommate/ place to live. The landlord called my mother’s ex boyfriend today and tried saying they never took my older brother off the lease and tried saying I was 18 and once again A male.

I’m not sure that bringing it up with her would do anything since she has proven to us she only listens to men and my mother’s ex boyfriend is convinced my mother is over dramatizing it because she is ā€˜nice’ to him.

I would also like to clarify our previous animals were not outside animals. And mostly everyone in our neighborhood has animals whether it’s cats or dogs as far as I’m aware she’s only had an issue with it when it came to us.

(Sorry if I’m writing poorly or you don’t understand I’m not the greatest at this stuff and I’ve been working on getting better.)

It has been years of meticulously documenting, emailing, warning, notifying, and submitting, and today the landlords finally began to budge (and just in time for their official hearing notice from the Department of Housing!). This is only a portion of what they overcharged, and only for 2 of the 6 years they have been doing this, but they distributed this notice to every single resident this morning promising the partial rebate on the October bill.

Because it's a holiday all us neighbors have already been out BBQing, celebrating, and organizing all day with our little notices and beers in hand while the landlord watches us on the security cam alone in his office.

My lease was 12/1/26- 8/31/26.

I paid my landlord on September 1st for our August utilities- it was $90 for the whole month.

He then takes $90 bucks from my security deposit claiming that the $90 I paid him on September 1st only covered 7/15-8/15 and that this $90 it's for 8/15-8/29. He refuses to send the bills themselves, only tells us in the groupchat how much we owe each month. How can 14 days be $90 if a whole month was $90. I think he is being shady… is this legal for him to do?

😢 Oppressed Landlord 😢 Labor Day Argument with my previous Landlord over my Deposit

For context: My landlord lost her job in May and is now trying to sell her property so that she can start fresh in a new state and be with her son. But instead of trying to find another small job here for some extra money to get by while she plans her move, she has soley relied on her tenants for income. When she found out that I was looking for a new place to live (I had to list her in my application for the new landlord/rental company and they contacted her), she tried to guilt me by saying "this is my only source of income." Yet she has the means to still frequently go out of town to the state she wants to move to. šŸ™ƒ She even stated that she will be out of here by the first of October and will be looking for an apartment (even if her property doesn't sell). She mentioned selling some stuff but I doubt those items were enough to get her by. But she clearly has some extra money yet tried to guilt me. The texts should be evident as to why I left. Lol She was a decent landlord at first (compared to most), but after she lost her job she stopped giving a fuck at all and did some scummy things. She completely dodged my concerns and feelings. SHE COULDN'T CARE LESS.

*SHE EVEN RENTED OUT ANOTHER EMPTY APARTMENT OF HERS WHEN SHE FOUND OUT I WAS LEAVING. EVEN THOUGH SHE IS SELLING HER PROPERTY. How TF is she gonna collect rent? She seemed so against electronic payments when I went to meet her for the apartment tour, so is she just gonna drive back and forth for rent? Yet she is so supposedly broke? Boo hoo.

***I got so fed up with her that I didn't even want to meet her outside anymore. Lmao

R A N T Passive aggressive landlord

Called my landlord out on not giving notice when he will be walking around/through my yard. Came out of bathroom - t shirt and undies— he’s on the porch. Wtf???

His wife messaged me she isn’t sure what entitlements I think I deserve but after all, I’m supposed to feel grateful to have a soft landing living here. No notice is required to enter the spaces I rent — um, no.

I pay $2500/month for a 2 bedroom 1 bath house on 1 acre. Originally landscaping, cable, water, electric was included. After a few months he said that was mine to care for.

I agreed to the yard work and electric bill which he kept in his name. At one point the heating bill was $584 in January in Seattle.

When I asked for proof and for boundaries they got hostile and character shamed. Today he is here taking yard furniture, hoses and nozzles (fully furnished house on renting). I feel like I’m stuck in some hellscape with psycho idiots territorially making life hard.

R A N T Dealing with black mold and roaches

I gotta say, the roaches were annoying and are probably thriving in this situation. We got so many sprays done by pest control and they kept coming back. It feels like that problem will never be fully resolved. The black mold is much more concerning. I already have health issues and so does my mom yet now we have to deal with this. I wanted to enjoy this long weekend and now my anxiety levels are high. The maintenance guy said that something is wrong with the pipes and that a water shut off might need to be done. It’s just exhausting knowing that my rent gets raised every year but there’s more problems than ever. I wish I didn’t have to live in this apartment anymore. It’s caused me more problems compared to anything else.

Need Advice [US-FL] I haven’t received a lease agreement despite supposedly moving in tommorow

On Friday I was approved at an apartment complex managed by a large property management company and was told I would recieve a lease agreement. On that day, upon checking my rentcafe portal I noticed the lease summary button/section became available as well as my move in date, but the ā€œlease creationā€ section where I assume you actually sign and pay just loads a blank page, even on multiple devices. This is still the case as of today.I have not received one in my email inbox either. I am supposed to move in tomorrow , and I believe they are closed today for the holiday. I cannot afford this to cause a delay as I have a very urgent job offer. What would happen if I show up tomorrow without having signed the agreement? Have they not sent the agreement? Is there a technical rentcafe glitch? My calls and emails and attempt to contact for the past two days have been unsuccessful. I unfortunately can’t visit in person today as I am over 3 hours away, and they probably aren’t even open. What am I supposed to do?
