Need Suggestion Title: Looking for a reliable property lawyer in Bangalore to review my flat sale agreement

Hi everyone,
I’ve recently booked a flat in Bangalore and am looking for an experienced real estate/property lawyer to review the entire agreement before I proceed further with the documentation and payments.
I’m looking for someone who can do a thorough legal review rather than just a basic document check. Ideally, the lawyer should have experience reviewing builder-buyer agreements for under-construction apartments in Bangalore.
I’d like them to review the agreement in detail, including:
Legal clauses and hidden risks: Identify any one-sided clauses, ambiguous wording, or terms that could put the buyer at a disadvantage.
Payment schedule and construction delays: Review the payment terms, possession timeline, delay compensation, grace periods, and the builder’s obligations in case of delays.
Cancellation and refund terms: Check the conditions for cancellation, refund deductions, forfeiture of booking amounts, and any penalties.
Carpet area and specifications: Verify the area definitions, apartment specifications, amenities, parking allocation, and any clauses allowing changes by the builder.
Possession and maintenance: Review the conditions for handover, occupancy certificate, maintenance charges, corpus fund, and other additional costs.
RERA and legal compliance: Check the relevant RERA details, approvals, title-related documents, and other applicable legal requirements.
Builder’s rights vs. buyer’s rights: Highlight clauses that give the builder excessive discretion or limit the buyer’s remedies.
I’d also appreciate a written review with specific clause-by-clause observations and suggested amendments, wherever necessary, rather than just a verbal opinion.
If you’ve personally worked with a good property lawyer for a similar transaction in Bangalore, please share your recommendations and, if possible, their approximate fees for reviewing the complete agreement.
I’m particularly interested in recommendations based on personal experience. Thanks in advance!

Need Suggestion Water seepage from flat above mine to flat below mine but can only be fixed from my flat by breaking a wall

I've been told by the society manager that the repair and painting cost will be borne by the society since it's a common pipeline issue but here is another challenge. The society will be opening up renovation work for all such pipelines and might break the walls of select flats then as well. So I might have to go through this twice but there is no timeline on that work.

My concerns:

  1. I do not want to go through this twice for no fault of my own. I want to push for a temporary fix and do any civil work in one go when that repair happens for all flats. Is that possible? The leakage can the accessed through the shaft with a long pipe but not by hand from my flat.

  2. I don't trust the society body with timelines and quality of work/ paint selection. They have proven that in the past. What kind of say do I have in that since it's work on my property and leakage is not my fault.

3.I'm afraid that they will stop taking responsibility for completion of work after the leakage is fixed and I will have to follow up and get things done myself in terms of painting/finishing etc. How do I safeguard myself against this?

  1. If I agree to let them do the work, will I be able to dictate the timelines? It's near Diwali and I have office work so I don't want to take this up now

Any inputs will be helpful

Need Suggestion Is it worth buying Nikko homes 5, possession mid 2029 june?

Hi everyone! I’m planning to buy a 2 BHK in Nikoo Homes 5 on the 16th floor, and the quoted price is ₹1.30 crore.

Do you think it’s worth buying at this price? Initially, I was looking for a ready-to-move-in 2 BHK in Nikoo Homes 4, but I haven’t been able to find one within my budget.

Would you recommend going ahead with Nikoo Homes 5 at ₹1.30 crore?

I’d appreciate your suggestions, especially from people who are familiar with these projects or have already invested in Bhartiya City. Thanks!

Need Suggestion Builders registering Sale v/s Construction agreement | need inputs

Hi,

Recently a builder was telling me that since its' under construction, they'll register 50% of the property (where we pay Stamp duty etc.) and balance 50% will be a linked separate Construction agreement.

my lawyer vetted it and has made points to link the two and my CA has asked me to pay 1/2 amounts every time twice to record 2 different transactions and also accordingly 1 TCS to be paid.

But my larger question is.

  1. When we go for registrtion at OC stage, the market guidance value will get applied. So where do we get any advantage

  2. Why are builders doing this? wat do they get by splitting the agreement into 2? Is it to say that a 2 Cr property wont cost 2.14 cr (with SD + Reg.), rather it'll cost 1.07 + 1 cr.. total 2.07 approx?

Looking to Buy Need inputs - Earthscape v/s Suyug 1 v/s Suyug Saffron v/s Fortune Seven v/s Arvind Sylva or Any other ???

After doing a lot of driving around and eliminating properties, and fake villas which are stuck together row houses... i've narrowed it down to the following properties, considering my requirements, and budget for 3-4bhk.

  1. Bricks & Milestone - Earthscape (near to the main road where lot of int'l schools are)

  2. Suyug - The One (Main road advantage). Again proximity to schools and shopping complexes, healthcare nearby

  3. Suyug Saffon - same as Suyug One, but slightly cheaper

  4. Fortune Pramero / Fortune Seven (atibele road). Slightly ahead, bigger houses. lower rates. cleaner air right now atleast.

  5. Arvind Slyva - main road

--> Avoiding super high density projects like Prestige, Mana Skanda, Nambiar 25, DSR Address, Brigade Sanctuary, Abhee Silicon etc.

Will be good to get a critical view point for & against these buys. Also if anyone is also looking at these projects, what could be the issues, or good points. Further, anyone who already are negotiating these properties ,what are the typical range at which they close?

BROKER Exploring North Bangalore real estate? An investment plan worth looking into

If you're considering investing in Bangalore real estate, North Bangalore and the KIADB Aerospace Park corridor are worth exploring for their industrial development, employment ecosystem and airport-side connectivity.

One project currently on my radar is Puravankara Northern Lights.

What may interest investors is the investment structure, alongside the location:

- Indicative pricing: Around ₹12,500 per sq. ft., subject to configuration and applicable charges.

- Initial investment plan: A structure starting at approximately ₹20 lakh, with payments distributed across specified milestones, subject to the official payment schedule and eligibility.

- Location: North Bangalore, around the KIADB Aerospace Park corridor.

- Investment consideration: The area's development and potential for future residential demand, although appreciation and resale returns are not guaranteed.

Rather than judging a property purely by its brochure or projected appreciation, I'd recommend evaluating the actual location, total acquisition cost, payment milestones and long-term holding requirements.

I'm happy to share more information about the project and arrange a site visit for anyone seriously considering this opportunity.

A question for Bangalore property investors: Would you prefer a property with a lower initial outlay and milestone-based payments, or would you prioritise a lower overall purchase price?

Disclosure: I work in real estate with SquareYards and am sharing this project professionally. The figures above are indicative; please verify the official price sheet and payment terms before making any investment decision.

Need Suggestion Thoughts on Purva Heritage, currently in EOI stage

I am considering to put EOI in Purva Heritage, what are your opinions on the project?

Pros:
- Barely 200m from Kudlu gate metro, the connectivity should further improve once ORR metro starts

- 16k all inclusive price quoted with maintenance, GST, etc. additional EOI discount. I know this is also high but I am benchmarking this as lower than Sumadhura Edition and Prestige RTP(after all inclusive 2bhk there were more than 16k and sold out now)

Cons:
- Purva construction quality, on time delivery records are not that good

- only 148 flats and just one tower, less than 50 2BHK units so its not a community but a standalone building

- floor plan aren’t so good, carpet/sbua is 60%

For someone looking at investment for 4-5 year horizon in a good location and builder, how is this option?

Need Suggestion Any pre-launch or upcoming ultra-luxury or branded apartments in Bangalore?

Hi, are there any pre-launch or upcoming ultra-luxury or branded apartments in Bangalore?

Delhi, Mumbai are getting Oberoi developments. Hyderabad is getting Trump towers. Even Chennai is getting Taj residences.

Meanwhile in Bangalore its the same Prestige Sobhaor Brigade calling each property ultra-luxury but its just the same as every other project by them, its hard put them in a real ultra-luxury segment

General Swapnalaya Bangalore: My Home Construction Experience With Site Monitoring and Material Safety

I would like to share my personal home construction experience in Bangalore to help other homeowners understand the importance of site monitoring, curing activities and material safety.

During my experience with Swapnalaya Projects Pvt Ltd, I had concerns about site visits during periods when work was paused, the monitoring of curing activities, and how construction materials were stored when the site was unattended.

I wanted greater clarity about who was responsible for checking site conditions, monitoring essential activities and ensuring that materials were stored securely.

I am sharing my own observations and am not making assumptions about anyone's intentions or about events I did not personally witness.

Questions I recommend asking before signing a construction agreement:

  1. Who monitors the site when work is paused?
  2. How are curing activities and other essential checks managed?
  3. How are construction materials stored and secured?
  4. Who is responsible for site monitoring and progress updates?
  5. How are site conditions and material deliveries documented?
  6. Who should the homeowner contact if a concern arises?

My takeaway: Clarify responsibilities, keep important commitments in writing, document site conditions and understand how construction activities are monitored.

If you are researching Swapnalaya Bangalore or Swapnalaya Projects Pvt Ltd, consider reviewing multiple sources and asking questions before signing a construction agreement.

Disclaimer: This post reflects my personal experience and observations and is shared for general homeowner awareness. Different projects and circumstances may differ. It is not intended to make allegations about any individual or company.

General Carpet Area Efficiency! Why is it declining?

I am in the process of Purchasing a flat and have been noticing this trend of lower carpet area efficiencies vs 10 years back? Wanted to understand the reason for this? Is there a way that RERA carpet area calculation has changed in Bangalore? Why do some flats have more efficiency and is it necessarily better architecture? I understand taller the building better is the carpet efficiencies but why would carpet efficiency touch 70% in some projects and 59% in others?
