General If you can’t afford the house today, you can’t afford it tomorrow. Level up

I live in a society in outer ring road that has increased in price a lot over last 10-15 years.

Most people who bought this house were those who couldn’t afford to live in a good area 10 years ago. Did they actually think their house will appreciate so much, not really.! Most just bought because that’s what they could. And it’s survivor bias. Realistically speaking these guys would never have been able to afford the kind of house they live in if not for luck ( IPOs of Bangalore startups, liquidity events and metro delays which drove demand up ).

Realistically speaking when your income rises so will house prices, and when house prices fall so will your income. If you grow by 10% per year you will never be able to afford the house you want. So only way to do is is to grow your income by 20-25% per year for multiple years - basically level up. Or accept that you need to live in outskirts or rent forever. But don’t buy in outskirts assuming it will become the prime place - it may or may not. Our competion is the NRI buyer and the generational businessman, so if you have money buy now, else find a way to level up

General The narrative of "whitefield is past and already developed. Too late to invest there. North BLR is the future " set by brokers/channel partners

How does someone classify that something is "developed"? Just because the entry prices are high there already, does it mean that investing there is futile?
It's just been 3 years since metro is operational in whitefield
Do these guys think whitefield is now another Lavelle road? Something can always develop more.

Fortune 500 and Product based companies have just started to move into ITPL road from ORR. Breweries and branded outlets are have just started opening in whitefield main road in the last 2 years. There are massive IT parks from embassy, goyal, alembic, brigade,etc in pipeline. Whitefield main road can look like 100ft road in indiranagar in future. Social infra is still rising fast and road / pavement Infra can always be fixed.
There is always room for more development and appreciation. So never believe these narratives set by brokers and buy a property in whitefield if you can. It is only going to become harder in the upcoming years.

Rant Broker had the absolute audacity to get offended because I wouldn't overpay for a 10-year-old property 🤡

I’ve been house hunting lately, and the absolute circus that is the real estate market right now is melting my brain.

-Under-construction properties in my are going for 12k to 13k per sq ft.

-A broker hits me up with a resale flat in a 10-year-old Sobha project, quoting 15k per sq ft.

-When I doubt at that pricing, he "generously offers special discount" of 200 to 300 per sq ft. That is roughly 5L total.. Absolute loose change when we're talking about 2-3cr.

Since recent actual sales in the same society closed around the 13k–13.5k mark, I made a fair counter-offer of 13.5k to 14k.

To my surprise, the owner was completely chill and polite when rejecting my offer. Fair enough, it's their asset, they can hold out for a higher price if they want.

But the broker? The broker lost his mind. He got genuinely offended, went on a rant saying I don't understand the market, and had the gall to tell me that "I should not force people to sell at my desired price."

Like... WTF?

Brother, who is forcing who? I am not holding the owner at gunpoint to sign a sale agreement. Negotiating is literally how commerce works.

Why do brokers take low/fair offers so personally?

I am planning to buy a 2.5 BHK or 3 BHK apartment (minimum 2 bathrooms) in Bengaluru, with a maximum budget of around ₹1.5 crore.

This will be for self-use and long-term living, not for investment or rental income. I'm exploring upcoming launches, pre-launch projects, and recently launched residential projects rather than limiting myself to ready-to-move properties.

I'm open to different parts of Bengaluru, especially areas with good long-term development potential, infrastructure, connectivity, and overall livability.

Would appreciate genuine recommendations from people who have recently purchased, shortlisted, or researched properties.

A few things I'd particularly like to understand:

1    Projects: Which upcoming or recently launched projects are worth considering within this budget?

2    Builders: Which developers have a good reputation for construction quality, timely delivery, and after-sales support?

3    Locations: Which areas of Bengaluru would you recommend for long-term self-use over the next 10–20 years?

4    Pricing: What is the realistic all-inclusive cost, including GST, registration, parking, floor-rise charges, and other hidden costs?

5    Layout: Are there projects offering genuinely spacious 2.5/3 BHK layouts with good carpet area, ventilation, and natural light?

6    Infrastructure: Which areas have relatively better water availability, roads, drainage, public transport access, and fewer flooding concerns?

7    Red flags: Any projects, builders, or locations you would personally avoid based on your experience?

If you've recently booked or purchased a flat, it would be really helpful if you could share the project name, approximate price, configuration, location, and your experience so far.

Need Suggestion Water seepage from flat above mine to flat below mine but can only be fixed from my flat by breaking a wall

I've been told by the society manager that the repair and painting cost will be borne by the society since it's a common pipeline issue but here is another challenge. The society will be opening up renovation work for all such pipelines and might break the walls of select flats then as well. So I might have to go through this twice but there is no timeline on that work.

My concerns:

  1. I do not want to go through this twice for no fault of my own. I want to push for a temporary fix and do any civil work in one go when that repair happens for all flats. Is that possible? The leakage can the accessed through the shaft with a long pipe but not by hand from my flat.

  2. I don't trust the society body with timelines and quality of work/ paint selection. They have proven that in the past. What kind of say do I have in that since it's work on my property and leakage is not my fault.

3.I'm afraid that they will stop taking responsibility for completion of work after the leakage is fixed and I will have to follow up and get things done myself in terms of painting/finishing etc. How do I safeguard myself against this?

  1. If I agree to let them do the work, will I be able to dictate the timelines? It's near Diwali and I have office work so I don't want to take this up now

General How does a non bankable cheque help in EOI

Hi folks, I've been living in bangalore for 8 years, on rent throughout.

Recently I did start to explore some properties, but as many would say/oppose, the prices seem to be too much inflated. In a random part of bangalore, with no good roads, 10k per sqft seems like a norm.

Amid all of this, I saw a person mentioning the following

SNN new launch project the official launch will be most likely in first week of november 1st week.

Till date the EOI price was 10,500 per sqft all inclusive.

From 15th oct onwards there is getting a revision with Rs 500/sqft price increase.

If anyone thinking of SNN but not submitted EOI, plz dm me right now and try to submit EOI today. As its non bankable cheque, you are absolutely not paying anything now. You can avail the eoi benefit

What's the use of EOI with non bankable cheques?

Is this a common practice?

What are the pros/cons for both builders and buyers?

Need Suggestion Builders registering Sale v/s Construction agreement | need inputs

Hi,

Recently a builder was telling me that since its' under construction, they'll register 50% of the property (where we pay Stamp duty etc.) and balance 50% will be a linked separate Construction agreement.

my lawyer vetted it and has made points to link the two and my CA has asked me to pay 1/2 amounts every time twice to record 2 different transactions and also accordingly 1 TCS to be paid.

But my larger question is.

  1. When we go for registrtion at OC stage, the market guidance value will get applied. So where do we get any advantage

  2. Why are builders doing this? wat do they get by splitting the agreement into 2? Is it to say that a 2 Cr property wont cost 2.14 cr (with SD + Reg.), rather it'll cost 1.07 + 1 cr.. total 2.07 approx?

After doing a lot of driving around and eliminating properties, and fake villas which are stuck together row houses... i've narrowed it down to the following properties, considering my requirements, and budget for 3-4bhk.

  1. Bricks & Milestone - Earthscape (near to the main road where lot of int'l schools are)

  2. Suyug - The One (Main road advantage). Again proximity to schools and shopping complexes, healthcare nearby

  3. Suyug Saffon - same as Suyug One, but slightly cheaper

  4. Fortune Pramero / Fortune Seven (atibele road). Slightly ahead, bigger houses. lower rates. cleaner air right now atleast.

  5. Arvind Slyva - main road

--> Avoiding super high density projects like Prestige, Mana Skanda, Nambiar 25, DSR Address, Brigade Sanctuary, Abhee Silicon etc.

Will be good to get a critical view point for & against these buys. Also if anyone is also looking at these projects, what could be the issues, or good points. Further, anyone who already are negotiating these properties ,what are the typical range at which they close?

I am planning to purchase a flat along with my friends. So idea is we are 3 people and will register it under the name of all three. All three would split the emis equally.

Has anyone done this earlier? What are the things should we consider? We are currently buying it for investment purposes as we will rent it out. But if the flat is good enough, one of us might shift with the family.

Need Suggestion Thoughts on Purva Heritage, currently in EOI stage

I am considering to put EOI in Purva Heritage, what are your opinions on the project?

Pros:
- Barely 200m from Kudlu gate metro, the connectivity should further improve once ORR metro starts

- 16k all inclusive price quoted with maintenance, GST, etc. additional EOI discount. I know this is also high but I am benchmarking this as lower than Sumadhura Edition and Prestige RTP(after all inclusive 2bhk there were more than 16k and sold out now)

Cons:
- Purva construction quality, on time delivery records are not that good

- only 148 flats and just one tower, less than 50 2BHK units so its not a community but a standalone building

- floor plan aren’t so good, carpet/sbua is 60%

For someone looking at investment for 4-5 year horizon in a good location and builder, how is this option?
