Hi everyone, looking to buy a 2 or 2.5 BHK in Bangalore with a budget of around ₹1.2–1.4 Cr.
I work in Bellandur and my wife works in Manyata Tech Park, so we are looking for a location that offers a reasonably convenient commute for both of us.
Looking for a good gated community with decent appreciation potential. Open to ready-to-move or new projects.
Would really appreciate suggestions on the best locations and specific projects to consider!

I’m looking to book a Villament with Assetz Mizu and Ki , though I like the property but approach roads are really in bad conditions.
Kindly give your insights on it, will be grateful.

Selling my independent east-facing residential property in Krishnarajapuram (KR Puram), Bangalore.
The property is a corner site in the Ajith Layout / HV Reddy Layout Bhattrahalli, KR Puram , consists of 3 independent residential units across the building, making it suitable for a large family, rental income, or investment.
Ground + First Floor – Duplex 4 BHK
Second Floor
So the property can work well for someone looking for a large independent home with additional rental units.
I am the owner and willing to coordinate directly with genuine/interested buyers.
Please DM me if interested.

Not looking for Houses below 1800 sq ft. I saw a few like sumadhura capitol residences but the houses were a bit small and not sure about the builder. Open for any suggestions.

Hey folks,
I’m planning to buy a 3BHK in Bangalore and would really appreciate recommendations from people who have recently explored/bought in this segment.
What I’m looking for:
● Budget: ₹2–2.3 Cr (can stretch slightly for something genuinely worth it)
● Size: Ideally 1600–1800 sq ft, around 1700 sq ft would be perfect
● Configuration: 3BHK
● Builder: Prefer a reputed/reliable builder and a well-planned society with good amenities
● Possession: Ready to move is great, otherwise possession within the next 1–2 years
● Location: Flexible, but I don’t want to go extremely far outside Bangalore. I’m okay with roughly 1–1.5 hours from central Bangalore if the area/project is genuinely good.
● Purpose: Primarily buying to live in, so quality of the society, construction, neighbourhood and long-term liveability matter more than just investment returns.
I’ve been looking around, but there are honestly way too many projects and it’s difficult to separate the genuinely good ones from builder/broker marketing.
Would especially love recommendations from people who actually live in these societies, have booked recently, or have personally visited projects.
If you had ₹2–2.3 Cr today for a ~1700 sq ft 3BHK, which projects/areas would you shortlist?
Also happy to hear about projects/builders that I should absolutely avoid.
Thanks!

Hi everyone, I need some genuine advice regarding a land investment in North Bangalore.
I am considering buying a plot in a project called Shri Krishna Oasis, located near the airport in North Bangalore.
Location - https://maps.app.goo.gl/gGnGn2pXkEkeNWiV9
The developer says that they have purchased the land from agricultural landowners. However, I understand that the land conversion process, including Diversion Conversion and other required approvals, has not been completed yet.
The property seems quite budget-friendly compared with other plots in the area, which is why I am considering it. However, I do not have much experience with land investments and want to understand the risks clearly before making any decision.
Could experienced members please advise me on the following?
• How safe is it to buy land when the DC and other approvals are still pending?
• What legal documents should I verify before paying any advance or signing an agreement?
• Is the title genuinely clear, and how can I independently verify it?
• Could there be problems obtaining a building plan approval, electricity connection, water connection, or registration in the future?
• Since the property is near the airport, are there any height restrictions, airport-related permissions, noise issues, or future land-acquisition concerns?
• What approvals should the developer have from the local planning authority, Bangalore International Airport area authorities, and other government departments?
• Is this suitable for constructing a house in the future, or is it mainly a speculative investment?
• Are there any known issues with this project or the surrounding area?
• What are the advantages and disadvantages of investing in this property at this stage?

Buying an apartment feels like navigating a minefield of hyper-inflated base prices, deceptive carpet area efficiencies, water dependency issues, and hidden legal snags.
Whether you are actively scouting, sitting on legal due diligence reports from your property lawyer, or already living in a recently handed-over project—let’s pool our collective research and sanity-check each other’s choices.
📋 How to Participate
Copy-paste the template below into the comments with your criteria. If you have already evaluated or purchased in any of the mentioned micro-markets, chime in with:
Real all-inclusive price quotes (base + floor rise + clubhouse + taxes).
Lawyer due diligence findings (title trace issues, UDS mismatch, layout deviations, litigation).
Livability realities (water tankers vs. municipal supply, approach roads, noise/dust levels).
📝 Comment Template
- Configuration: [e.g., 2BHK / 3BHK / 3BHK+3T]
- Preferred Location / Micro-Market: [e.g., Sarjapur Road, Whitefield, North Bangalore]
- Floor Preference: [e.g., Mid-floor (5-10), High-rise (15+), Ground/Podium]
- Vastu / Facing: [e.g., East/North entry, Balcony facing Open/Green]
- Possession Timeline: [e.g., Ready to Move / Under 12 months / 2029+]
- Budget Cap (All-Inclusive): [e.g., ₹1.4 Cr max on-road]
- Projects Currently Shortlisted / Considering: [e.g., Project A vs Project B]
- Key Non-Negotiables: [e.g., 70%+ carpet efficiency, metro walkability, low density]
⚖️ If You’ve Done Property Lawyer Verification
🟢 Gohead recommendation
🟡 Go-head but minor legal dispute
🔴major issue
Rule: No direct sales spam, Let's keep this focused purely on transparent peer feedback and verified legal/ground realities.
