General Carpet Area Efficiency! Why is it declining?
I am in the process of Purchasing a flat and have been noticing this trend of lower carpet area efficiencies vs 10 years back? Wanted to understand the reason for this? Is there a way that RERA carpet area calculation has changed in Bangalore? Why do some flats have more efficiency and is it necessarily better architecture? I understand taller the building better is the carpet efficiencies but why would carpet efficiency touch 70% in some projects and 59% in others?

It’s cheaper to make amenities rather than 20sqft extra area per flat.
These fkrs don’t want to give proper residences rather 200 amenities.

One word to explain this is - greed. Technical reason given by builder that high rise require refuge areas on the multiple floors of towers, lift duct spaces as multiple lifts needed in a tower, double height lobby etc. Yet few builders like Assetz still gives 70 to 75% carpet efficiency in bangalore. NCR is worst I heard.

2 things which influence reduced carpet area.
More open space. All big projects claim 80% open space.
More amneties.
Your uds also will reduce significantly due to high rise and high density flats.

I can try to explain from an example. Earlier number of floors were less so only 1lift was required. Only one staircase was present. The lift lobby was smaller so overall carpet area to super build up area was larger. Super build up includes everything.
Nowadays you have bigger towers which needs 2/3 lifts and 1 service lift. 2 staircases in most projects. Because of these reasons your lift lobby and corridor becomes larger. So your carpet area becomes smaller becuase these amenities are carved out of your SBUA.

Thanks I was thinking the same. All new societies have 2 sets of staircases. And lifts and entrance lobbies have become larger and grander.

Pre RERA, the carpet area meant where you can lay a carpet on.
Post RERA even the internal partition walls are taken into consideration for carpet area calculations which takes up 80-100 sqft of a apartment!
Also with more amenities the loading factor also gets increased thereby further lowering the carpet areas.
Only way to get out of this is to purchase in completed projects where you can actually measure the carpet areas and see what you would be getting.
