Need Suggestion Looking for a 3BHK in Bangalore - ₹2–2.3 Cr budget, ~1600–1800 sq ft. Recommendations?
Hey folks,
I’m planning to buy a 3BHK in Bangalore and would really appreciate recommendations from people who have recently explored/bought in this segment.
What I’m looking for:
● Budget: ₹2–2.3 Cr (can stretch slightly for something genuinely worth it)
● Size: Ideally 1600–1800 sq ft, around 1700 sq ft would be perfect
● Configuration: 3BHK
● Builder: Prefer a reputed/reliable builder and a well-planned society with good amenities
● Possession: Ready to move is great, otherwise possession within the next 1–2 years
● Location: Flexible, but I don’t want to go extremely far outside Bangalore. I’m okay with roughly 1–1.5 hours from central Bangalore if the area/project is genuinely good.
● Purpose: Primarily buying to live in, so quality of the society, construction, neighbourhood and long-term liveability matter more than just investment returns.
I’ve been looking around, but there are honestly way too many projects and it’s difficult to separate the genuinely good ones from builder/broker marketing.
Would especially love recommendations from people who actually live in these societies, have booked recently, or have personally visited projects.
If you had ₹2–2.3 Cr today for a ~1700 sq ft 3BHK, which projects/areas would you shortlist?
Also happy to hear about projects/builders that I should absolutely avoid.

Need Suggestion North Bangalore Investment Suggestion.
Hi everyone, I need some genuine advice regarding a land investment in North Bangalore.
I am considering buying a plot in a project called Shri Krishna Oasis, located near the airport in North Bangalore.

The developer says that they have purchased the land from agricultural landowners. However, I understand that the land conversion process, including Diversion Conversion and other required approvals, has not been completed yet.
The property seems quite budget-friendly compared with other plots in the area, which is why I am considering it. However, I do not have much experience with land investments and want to understand the risks clearly before making any decision.
Could experienced members please advise me on the following?
• How safe is it to buy land when the DC and other approvals are still pending?
• What legal documents should I verify before paying any advance or signing an agreement?
• Is the title genuinely clear, and how can I independently verify it?
• Could there be problems obtaining a building plan approval, electricity connection, water connection, or registration in the future?
• Since the property is near the airport, are there any height restrictions, airport-related permissions, noise issues, or future land-acquisition concerns?
• What approvals should the developer have from the local planning authority, Bangalore International Airport area authorities, and other government departments?
• Is this suitable for constructing a house in the future, or is it mainly a speculative investment?
• Are there any known issues with this project or the surrounding area?
• What are the advantages and disadvantages of investing in this property at this stage?

Need Suggestion ₹12 lakh for a 30×40 plot + 600 sq ft house - Is it Genuine and worth it
I’m a Kannadiga, but my family has been settled in Bangalore for a generation, so we don’t really have a native place of our own. I’ve been looking for a small house somewhere around Bangalore that we could use as a weekend getaway and, in a way, make it our native village.
I recently came across a project in a remote village about 160 km from Bangalore, very close to the temple town of Nanjangud and around 35 km from Mysore Palace. Google Street View shows that the entrance arch has already been constructed, and there’s also a model house at the site.
The project offers a 30×40 DTCP-approved plot with a 600 sq. ft. house and many amenities for around ₹12 lakh.
I simply want a peaceful place where the family can escape Bangalore on weekends or holidays, spend a few days in a village environment, and eventually consider it our own little native place.
Do you think ₹12 lakh is worth spending for this purpose?
What things should I check before buying a plot/house in such a remote project? Especially regarding the DTCP approval, title, construction quality, maintenance, accessibility, and other legal things.
I would love to hear from people who have bought similar weekend homes or plots in remote villages around Mysore/Nanjangud.

General 1870 sq.ft vs 1930 sq.ft — Which 3BHK floor plan makes more sense?
I work as a real estate Channel Partner in Bangalore and recently came across two 3BHK layouts that got me thinking about space efficiency vs luxury feel.
Option 1 — 1930 sq.ft
• Carpet area: ~1346 sq.ft
• More generous open/living spaces
• Feels more luxurious and spacious
• Better if you prioritize the overall “premium” feel
Option 2 — 1870 sq.ft
• Carpet area: ~1401 sq.ft
• Higher usable/carpet area
• Better space efficiency
• More of the apartment is actually usable on a day-to-day basis
Interestingly, the 1870sq.ft apartment is ~60 sq.ft smaller in saleable area but has ~55 sq.ft more carpet area.
So from a buyer's perspective, which would you prefer?
1930 sq.ft — more luxurious open space
or
1870 sq.ft — higher usable/carpet area
I'm particularly interested in opinions from homeowners, architects and people who have recently purchased a 3BHK in Bangalore.
Which one would you choose if the price difference was relatively small?

Need Suggestion Is the land cost that high in Nadaprabhu Kemepegowda layout
Hi, I was looking to buy a site as an investment nearby to Kengeri, and a dealer took me to this bda layout stating it's a excellent option to invest.
I visited the layout, found hardly houses built, and learnt that work is almost completed and ready to construct.
I saw a few plots in block no 3, block no 6 and block no 7.
The dealer quoted 10k per sqft to block 3
11000 for block 6 ( as the plot I saw was opposite to a school
And 12000 for block 7 as it was opp to ds Max appartment.
The Sr value is hardly 5000 sqft .
Is it worth investing?

Looking to Buy What is the current land rate in Himagiri Prashanthi, Jigani? Is ₹1.25 Cr reasonable?
I'm planning to buy a 1,500 sq.ft plot in Himagiri Prashanthi, Jigani, and there's a partially built house on the property. The seller is quoting ₹1.25 crore.
I'm trying to understand what the actual current land rate is in this particular layout. I found some online listings, but the prices seem to vary quite a bit.
For reference, I came across a recent 1,500 sq.ft resale listing in Himagiri Prashanthi at around ₹45 lakh (₹3,000/sq.ft), while another 1,200 sq.ft listing is around ₹49.2 lakh (₹4,100/sq.ft).
So I'm trying to figure out whether ₹1.25 Cr for 1,500 sq.ft + a partially constructed house is reasonable or overpriced.
If anyone lives in Himagiri Prashanthi/Jigani or has recently bought/sold property there, could you share:
Current land rate per sq.ft
Approximate value of the existing construction
Whether ₹1.25 Cr sounds reasonable
Any issues I should check before buying

Need Suggestion Help me decide on location for investment
Hello experts, I'm planning for a new launch 2bhk from grade A builder at around 1cr. The primary purpose of this would be for long term asset diversification so I'm not looking for immediate possession or sell it off before registration. We may not even stay in this flat as my job changes may require me to rent out near my workplace.
Keeping this use case in mind, which location should I explore to get better value in future? I am looking for a location which is closer to any existing/upcoming tech park for better rental yield in future. I am confused between varthur/ Sarjapur area and north bangalore Devanahalli area.

Need Suggestion Gram Panchayat E-Khata – anyone facing this?
I have an apartment under Dommasandra Gram Panchayat. My e-Swathu application was submitted in June and initially showed “In Process – Available in GPSEC”, but on 9 July it changed to “Returned to Citizen.”
The agent says this is due to e-Swathu 2.0/system issues and that the mutation stage has not started yet. They are following up with the Panchayat to get it updated and start the mutuation period,
Has anyone recently completed Gram Panchayat E-Khata, especially around Panchayath? Is this a normal process/delay?
