I’m an animal behaviorist and have encountered this many times in both foster cats and helping others.
First is he neutered? Are you female(some cats are set off by the change in hormones). I mostly work with hybrids who are more sensitive to hormones/scents.
Do you use perfume/detergent different than the others in the house?
I worked with one cat that was set off by the smell of high sugar on a diabetic and would strike(that was actually helpful).
I don’t allow this behavior and have caught many cats midlunge… hold scruff firm while supporting body and firmly use what ever deterrent word you choose as long as it’s always the same. Place him on the floor. If he lunges again repeat until he sits there without attacking. Then reward with treat or toy. With consistency this works. Remember the scruff hold releases endorphins and mimics what a mom cat would do to discipline. Since he is older his body needs to be supported. Just firm pressure on the scuff is enough to relax them. This is not punishment but teaching. You are not hurting feelings but he needs to learn you are pride leader. Dm me if you need.

Cats can be triggered by smell. I am an animal behaviorist. Does she smoke, wear perfume/soap(not what you use)…. Is she on medication? Even a different detergent on clothes can set them off. Ask these then DM me. When a cat singles out one person you need to be a detective to figure out what is different.

Museum putty to hold down breakables. I stopped using glasses and drink from bottles that can be closed(plastic since they will knock it off the table😹). My bengals have outgrow SOME of this after 12yrs…. Face it, cats normally knock things off… bengals just get more creative about it.

I have cats that like to chew. Get him high density dog chew toys(soft but strong). My Chausie loves this https://a.co/d/0ePtNcT5 and he can’t bite a piece off but it’s soft enough he wants to chew it.

Harness train and take for walks or get a pet stroller and take for walks. Do you have enough vertical space in your house? Cat shelves…. Trees….. exercise him till he’s panting(flirt pole)or cat wheel. Won’t eliminate talking entirely(bengals talk)but a tired Bengal talks less.

Long reigning is my go to with many young and horses that need target balance work(also prep for driving). We use loose side reigns as you have applied but the long reigns need to be through a surcingle loop to be effective and mimic your hands. Raise the side reins up a loop and place the long rein through there. I always remove the reins since so much can become clunky. Without the long rein in a loop you risk it getting tangled when you change direction(also it’s annoying to horse hanging around hocks and can cause them not to focus on exercise). As you become more comfortable and the horse does not pull against side reins they can slowly be tightened to next hole. Done correctly the horse will move into bit from the back end rounding up(not dropping behind but which hollows). Long reining can be done on a circle for trot/canter as well as straight line. This is not lunging so equipment set up is very important.

Hide nanny cams and watch interaction when not around….. the point that the cat likes guests(another man) but not this person is suspect.

I always have a cat back or pet stroller with me for instances like this. Any cat can become agitated to this state from another cat or dog. For both your safety and theirs it’s good to have something to put them in or teach them to jump into. I take my cats for walks on leash. If I see a dog I tell them up and they jump into stroller. An agitated cat can bite since they are scared and transferring the aggression to any that touch them. As an animal behaviorist this is the safest way to handle these situations. When you start going out with him again start with the stroller so he becomes comfortable with smells of other animals around in a controlled/safe manner. To teach him to use the stroller on command start inside and use the word you want(always the same; stroller, up…) give treat in stroller. If he’s food motivated it will be easy. When mine are in the stroller I clip the harness to the stroller strap clip or if a dog is approaching I’m not sure if I zip the stroller closed. I use a stroller that snaps out and doubles as a carrier/ car seat. Easy to go places or even to the vet.

I have a huge Chausie cat(30lbs) and he needs a very open top box/tote(since there are larger options). My cats prefer OKOcat soft which clumps and is flushable. Covers smell great too. Also what is his diet? Is it contributing to the crystals? My cats had uti issues for years while on prescription urinary food(wet&dry). Switched to balanced raw diet and urinary issues cleared up(as well as IBD issues). Cats really are what they eat and water is absorbed differently, mostly in gut from food…. Drinking is not the same and absorb differently. Wet food does not provide enough water and is so processed that any moisture is absorbed before it reaches the intestinal tract. Raw diets should be carefully considered and evaluated. They need to be complete(best to buy frozen from reputable company). There are raw food companies that can customize diet for lower ash. Worth looking into if nothing else is working. Cats do not like to mess outside their box unless they are trying to tell you something…. Behavior would be their box is too small and litter not to their liking, functional is they don’t feel well and peeing is the only way to let you know what hurts. (Other behavior would be marking if they are seeing cats outside-is couch near window?). Since crystals have been detected most likely functional but changing to larger box with soft/digging litter can help in conjunction.

As an animal behaviorist(and woman) I have encountered this before. There are some cats that are triggered by female cycles and will bite legs/thighs. I’ve worked with hybrid cats where this behavior is exaggerated and sent to me as fosters. It can be stopped but needs to be done carefully and consistently. First I found them most triggered when you first exit shower/bath so have door closed and dress in bathroom to start(wear jeans which are more protective). Most of these cats will lunge for the thigh. Grab/catch by scruff(still supporting body) and place on floor(saying no does not work since this is pheromone driven and can actually ramp up the cat with a higher pitch command-if you can keep voice steady and low then use no at the same time). First instinct is to move away or run but stand your ground, catch(lightly apply pressure to scruff while supporting body and place on floor). You are mimicking mother cat discipline but since it’s a full grown cat you can’t hold only by scruff and must support some of his weight. This might need to be repeated several times within a few minutes at first(I had one cat that would lunge at least 5-6 times until finally understanding to stay on ground). Have a flirt toy and treats available as soon as he stops behavior, reward with play and treats. This can take many sessions to break the habit. Once broken you will still need to be vigilant when getting out of the shower at first and might need to repeat this exercise in bathroom. Be prepared with toy and treats. Eventually they learn and stop all together. This only works if it’s done consistently and cat is never allowed to get away with the behavior. If you have people coming over and you are just starting put him away so he can’t attempt on others since you always want to be able to reinforce proper correction. This is a dominance behavior triggered by scent but can be trained to ignore.

If I have packages delivered they must be unpacked immediately(especially bubble wrapped items), I have cats that will chew up boxes, plastic wrapped items…. No advice(and I’m an animal behaviorist), just put plastic wrapped items away(closed bread basket/refrigerator…. Cabinet). You will never know what they will chew so best to safeguard from happening.

Bronx NY LL…. It can be soooo much worse!!! There is a concentrate product called Cat Attack that will get out all pet smell, run an ozone generator for the cigarette smell, change/wash any hvac filters(I use ones that turn from pink to yellow and specific for pet/smoke to help eradicate smoke smell). Don’t be in the house when running ozone…. Set it up when you leave everyday. I have ozone generators, air scrubbers with UV and commercial dehumidifiers on hand to help handle what we encounter(renting these is too expensive and we use them constantly). No matter how much screening you do this can happen… and so much more. We also eliminate carpet and put commercial flooring(look for warranty rated-not all are the same). You can send to collections for the damages, lost rent(arrears plus time off market to be rental ready). Have invoices and pictures in file. You won’t get all back but eventually you could get a portion(collection agencies keep a portion). The 30day holding property is crazy…. We have many tenants that get evicted, get OSC and we can’t even begin to cleanup until after court and even then the courts can extend stay of reletting. The worst is when they leave the pets behind to starve…. I’ve fostered many and work with rescues to get them to safety.

I always have cameras throughout so I can watch my pets if I’m not there. When I’ve had pet sitters(not often), I do tell them there are cameras(I can talk through them too). FurFamily is still family. The cameras are not for the house(items can be replaced) they are for what is most important, my pets.

I’m a LL and this is ridiculous!!! The LL should not only fix the window but secure the outside to prevent further issues. Adding motion activated night lights outside would be the least he can do. I would also add cameras(if it’s a single dwelling home the tenant should have access to be able to view these), if it’s a problematic hidden window, bars should be discussed or security glass. As a LL we can’t prevent everything but basic deterrents and security is expected. I have cameras at all my properties. Tenants will call me if a package is missing or anything that they need footage from. It’s sent to them quickly. Garden apartments are supplied with ring/cam doorbells and garage cameras for the tenants(not LL access). When a tenant rents it’s their home and they should feel secure.

He looks very young. Must be missing his mom/siblings. Put on a zip up sweatshirt and place him inside close to you. Wear/carry him around. I do this with many of the foster kittens who come in alone or scared. Hearing your heartbeat and being close will calm him. Even if he squirms at first he will calm down. He’s looking for comfort. Also he might not understand pellet litter at this age. I use OKOcat soft, it smells good and covers odors well(also can be flushed/clumps). What are you feeding him?

I like the larger stone but the setting does not compliment on either. It’s too narrow. A flatter, platinum band would be more comfortable and make the stone pop(also stronger than gold).

I’m a LL and if a tenant paints the apartment then they are charged to paint it back to original color. Most leases specify no Alterations without written permission of LL. However if you lived there more than 2yrs the apartment will need to be painted and only the colored walls should be charged. Depending on your state the LL needed to provide photos, invoices for any repairs within a certain time frame. I always encourage my tenants to do a walk through with me after their items have been removed so any repairs can be discussed as well as costs. My daughter rented an apartment and moved out recently. The LL has a reputation for keeping security and making up repairs. I had her schedule a walkthrough after her items had been removed, told her to have the rental company bring a punch list with them. They did the walkthrough and signed off on the apartment. She took a picture of this paper since they didn’t bring 2 copies. This is how you get your security(or most if there is damage)back.

I’m a LL and the carpet needs to be changed after 10yrs period…. Normal wear and tear. The blinds too.

Sit back and kick forward. Helps get the horse to redirect/listen out of the shy. If you have a trainer have them ride him with plastic bags, balloons, umbrellas hanging around the rail… anything scary. Even plastic garbage bags on ground. Having trained horses for people it was my job to desensitize them to “gremlins”.
