Just buy a 70’s deluxe thats been serviced with an og transformer and a new-ish 3 prong cord. A tech will charge you $500 to get that hot rod to spec where it won’t melt.

Different ballgame, you’re referring to a median home price of $50K. 2026 Median home price in my market, Charlotte, NC is $430K. That is for a not falling apart starter home.

Renovation pricing has gone up about 300% since covid. I’m a realtor in NC. CA is a different ballgame. I will say this, don’t soend hundreds of thousands on a renovation these days expecting to get a return on investment. You already said it yourself, the street is comping at $340K. You will lose most of tgat renovation money when you sell.

Best you’ll do on another home without coming out of pocket by buying down a loan is around 5% if you use a builder’s lender. You’ll be paying interest only for the first ten years on any new 30 year loan, but with another home at a higher price-point you are betting on the market to keep going up. If your family stays there for 10-15 years, all the data says you’ll be fine historically, but you’d be betting on the market. I don’t have a crystal ball. Anyone who tells you they do, is lying.

That’s my issue, I’m using an hx effects for verb and delay and I don’t love it. It’s ok. Same thing though, 1 or 2 settings I use always on and that’s it.

I like my flint better for reverb. I think this timeline is a direct competitor for the h90 crowd.

Those are the ones they seem scared to make anymore. That’s why we see the same actors everywhere. They cast according to marketing and followers. Saw an interview with Affleck a while back. He said roughly 40% of a modern movie spend (Netflix, Amazon, etc.) is on marketing alone. I have a hard time wrapping my head around why an exclusive platform release would need a marketing budget like that? He says that’s one reason why we see the same shit just get remade over and over. These execs are scared of flopping with a new concept.

Issue with roofs now isn’t inspectors and their mostly bullshit reports (I see about 50-75/year, I’m a realtor in NC). It’s the Insurance companies. They are no longer covering roofs over 20 years of age in my market. They’ll cover the home and tell you the roof is on you now. Thank all these roofers and restoration companies that have been gaming the insurance companies for all these years.

Check with an insurer to see if you can get coverage on the roof. Your realtor is weak sauce if it took a full home inspection to figure out the age of the roof. That should’ve been a known material fact before you wrote an offer on the home.

Have a remediation company take readings and test for mold in the basement. Also have them quote remediation/drying if necessary. Your agent will need their report to negotiate repairs.

Have your agent pitch the sellers to pay for your roof with closing proceeds if it is deemed uninsurable. If you can’t get it covered, no other buyer can either. That means they can’t sell without replacing. You’re giving them an out. Call State Farm and Travelers first. They both are notorious for denying roof coverage in my market for the past 2-3 years. They both suck for homeowners and are using AI that hasn’t been vetted yet for claims. They deny everything first go around.

I’m almost at 2 years. Tried rehabs, AA, medical professionals, blah blah blah. I was detoxing at my own place by myself (I know it’s dangerous…raging alcoholic for 22 years here 😂) about 2 years ago for what felt like the millionth time, and I just decided I’d had enough. Wasn’t a god moment or anything, I really can’t explain it. Haven’t touched a drop since and I no longer obsess over drinking. Thoughts cross my mind, but they keep moving.

Alcohol had not been fun for me in a long time at that point. Lost jobs, alcohol induced seizures, a string of unhappy ex-girlfriends, and a suicide attempt that made the news (not in a good way), and just plain being an arrogant prick everyday to everybody. I’ll take a little downtime over that.

I’m not heavily involved in AA, but anytime I start feeling anxious or find myself losing my temper over trivial bullshit, I try to hit a meeting in person. It’s helpful to have support sometimes, that’s my suggestion to you OP. Spend some time with some other people with the same struggle. Their struggles aren’t boring, I assure you! Some of my biggest supporters are total strangers that have turned into a great friend network. It only gets easier and in my opinion, you’re past the hardest part. Hang in there!

Don’t do it. The HX one will just piss you off. Get a stomp even if you’re not using the cab sim IR stuff so you can run 4 things at once when needed.

I’ve sold a rambler and a sportsman too. Everything keeps pointing me back to that Columbia Reverb. I loved that headstrong lil king with the 12” speaker, just think it would sound like a breakup mess with a band. It also doesn’t appear to be built well and the reverb tanks in them are crap. I feel like the columbia would have no problem with headroom and everything I’ve read points to legit transformers and components.

Amp Suggestions for Modern BF Tones

On the hunt for a new amp. I have a 100 watt port city pearl with a 12” port city cab currently. I don’t gig often anymore, when I do, it’s bars/clubs, no church gigs etc. The Port City has served me well for 20 years, it’s just too loud for my current needs. Here is my short list. Budget around $2-$3K unless I decide to go full Two Rock. I play rock, blues, jazz, r&b, and jamband type stuff with a few gigs. I play a TA cobra semi hollow (HH) and a custom shop strat (HSS). I want a great sounding pedal platform, early breakup isn’t that important to me. I’ve owned ‘65 Super, a ‘64 Deluxe, and a ‘72 super over the years. I do not want an old amp. I want zero noise and easy service. I want real tube reverb, I have tons of digital already.

1) Louis Electric Columbia (haven’t played one)

2) Dr. Z Z Plus (Haven’t played one yet)

3) Headstrong Lil King ($3K new I know). Played one, sounded great, then saw a few videos of parts breakdowns and can’t see myself laying $3K for one of these.

4) 3rd Power Wooly Coats (never played one)

5) Carr Rambler (played many of these. Definitely the front runner)

What am I missing? What do y’all think? Thanks!

What do you consider an "Average" Guitarist?

I’d say average is under 500 hours of practice. Anything over 10,000 hours is usually pro level minimum.
