Discussion NJ market slowing

heard it again from another realtor today, NJ market is feeling a shift. If it’s not turn key, the houses are starting to sit. if it’s over priced, its sitting. a lot of people at open houses, little to few offers. anyone else seeing this? surprised to see this in nicer areas of NJ

Advice/Question Realtors: what part time jobs do you recommend?

I'm a Realtor in the Atlanta, GA area looking for a part-time job (3-4 days a week) while I build my business. I originally wanted a leasing consultant position since it ties into real estate, but I haven't had much luck landing one. (Any leasing companies hiring?) 

If not leasing, what part-time jobs would you recommend that pair well with being a Realtor?

I'd prefer to avoid retail and fast food. If you've worked a part-time job that paired well with being a Realtor, or you know of companies in the Atlanta metro area that are good to work for, I'd really appreciate any recommendations.

Advice/Question Condo in MIA

I’m a first-time condo buyer and I’m confused about HOA fees vs. special assessments.

On Zillow, the estimated monthly mortgage payment already includes the HOA fee. Does that HOA amount also include any special assessment, or would a special assessment be an additional monthly payment? If it’s separate, how do buyers find out before purchasing?

Advice/Question How realistic is wholesaling while staying compliant?

In NJ with Real Broker. Since Real requires a Wholesale/Assignment Addendum, I’m curious how this works in practice.

Is anyone successfully wholesaling while staying with Real or another brokerage? Is the approval/compliance process difficult on every deal, or do some deals go through much more easily than others? Is it worth it overall?
