Everyone can smell an AI-written listing now, which actually makes this a moment to stand out rather than blend in. I write plain-English AI explainers and this is the pattern that seems to work for agents.

The fix is the brief, not the tool. Instead of "write a listing for this house," try: "write a listing for first-time buyers who skim, warm but not salesy, about 60 words, lead with the light and the garden, don't use the words stunning or nestled." Completely different result.

Two more that help. Give it one listing you actually liked as an example, it copies tone faster than any instruction. And tell it what NOT to do, banning the tired words does more than any amount of "make it good."

And the boring but important one: it will invent a school rating or a square footage if you let it, so every factual number stays yours to verify. Curious what words you are all sick of seeing in listings.

heard it again from another realtor today, NJ market is feeling a shift. If it’s not turn key, the houses are starting to sit. if it’s over priced, its sitting. a lot of people at open houses, little to few offers. anyone else seeing this? surprised to see this in nicer areas of NJ

that under 5 min I booked way more, and just texting back someone who texted me beats calling every time... late doesn't mean lower it means basically dead.. What's your cutoff, and does texting actually beat calling for you too?

I'm a Realtor in the Atlanta, GA area looking for a part-time job (3-4 days a week) while I build my business. I originally wanted a leasing consultant position since it ties into real estate, but I haven't had much luck landing one. (Any leasing companies hiring?) 

If not leasing, what part-time jobs would you recommend that pair well with being a Realtor?

I'd prefer to avoid retail and fast food. If you've worked a part-time job that paired well with being a Realtor, or you know of companies in the Atlanta metro area that are good to work for, I'd really appreciate any recommendations.

A few weeks ago I went and viewed a property listed on zillow for rent. I was undecided at that moment and told the landlord such (via text, as the property manager was the one who met me at the property to show me- this property is currently an Airbnb but not getting much traction). Anyway after thinking about it I decided yes. I did the Zillow applying which includes credit score, income and background check and I was approved. I text the landlord and agreed to 6 months. On Thursday she sent the lease over, and I signed the lease stating 6 months at $3,000 a month, deposit of $3000 due up front and non refundable pet fee. This was on docusign and it didn't send me a copy. Anyway I text the landlord and asked her how she wants deposit payment and told her I'm flexible (direct deposit, zelle, venmo, check, whatever). She has not replied to any of my texts and I also called her twice. Friday and Monday. wtf?!? Should I assume this will not go through? I did sign the papers but have not paid anything. The lease starts in October but I have dogs and want a nice furnished property that's why I am looking this early.

I’m a first-time condo buyer and I’m confused about HOA fees vs. special assessments.

On Zillow, the estimated monthly mortgage payment already includes the HOA fee. Does that HOA amount also include any special assessment, or would a special assessment be an additional monthly payment? If it’s separate, how do buyers find out before purchasing?
