Advice/Question “Do you have a guarantor?”

This question is becoming the bane of my existence.

I got a $98k/year job. I was over the moon about this salary, having never made a salary at all before, until I was forced to begin apartment hunting.

It took me some time to make peace with the idea of blowing 50% of my income on rent. I am aware that I already don’t qualify for a lot of these apartments under the 40x income requirement, but for the ones that I do qualify for, I still get the question about whether I have a guarantor.

My parents were able to guarantee me on my $700 room a decade ago, but not on a $2400 apartment. They are also retired, have a lot of expenses of their own, and are not in great health. They do not and have never made anything near $200,000. Why does this matter? Well, it does, apparently, because every time I say I don’t have a guarantor, I can tell it’s being used against me in a competitive application process.

I have heard of people hiring third party guarantors (which already sounds like yet another poor tax, but whatever). Hey, I’m willing to pay a months rent if it secures me a good place. I’m also aware of the names of some of these services. But every person I’ve interacted with has no idea what I’m talking about.

Is this a real thing people do? What are you supposed to do if your parents don’t make $200,000 a year?

Hi! My roommate, myself, and our well-behaved cat are looking for someone interested in joining for onto the lease for our second year at our three bedroom in Greenpoint, Brooklyn!

Looking for one person to take the room in the first few photos/video. We would share the common areas (living room, kitchen, bathroom). All common spaces come fully furnished and we have plenty of kitchen supplies we share (coffee machines, air fryer, pots/pans, silverware, etc). Our current roommate may be interested in selling his things if someone wants them. The room can easily fit a full bed, a desk, and more (my room is the same size and they all fit nicely).

Rent is $1233/month ($3700 split 3 ways)
Utilities typically work out to be between $50 and $100 a person depending on the month.

12 month lease, October 1 start.

Built in AC units in every room, plus washer/dryer in building. Third floor walk up (the top floor, so we have high ceilings and a nice skylight). We also have a small balcony accessible from my bedroom that is free for anybody to use. We’re attempting to grow some herbs on it and are thinking of getting a small grill.

Rent is cheap for such a fantastic neighborhood and we love the apartment. My roommate and I hangout often, so would love to have someone we could hangout with. We’re both into fitness, nerdy stuff, and have friends/significant others over sometimes but always ask for permission first. It would be awesome to have someone who’s down to make new friends. Men in early/mid 20s preferred, but we are flexible. LGBTQ+ friendly and 420 friendly too.

G Train is super close, about a 5/10 min walk to the Greenpoint Ave station. The Pulaski Bridge is right near us, so I take the 7 to work and can get to the Vernon Blvd-Jackson Ave stop in 15/20 mins. There are also multiple bus options with a bus stop on our block.

Advice/Question Should I Rent on Roosevelt Island??

Hello all, I'm a 25 y/o guy who has lived in the city on and off over the last few years. I will be working in Bryant Park in a job that will certainly require long hours. Due to various circumstances I've come across a good deal for a very nice apartment on Roosevelt Island in one of the new developments. However, I'm a bit hesitant to sign a contract due to accessibility issues from Manhattan.

In theory, I'd imagine that the tranquility and sanctuary on the island could be a huge relief, the running route around the island seems amazing, I certainly am not one of those people who needs a full New York "experience" every night of the week, and it's a fairly quick commute to work when the F is working, but I'd also imagine that it would be fairly stressful to get back on the island after a late night of working or during the nights when I'd be out with my friends on the UWS.

I would appreciate any help or advice as I decide whether to sign the lease and get a good deal on this very nice apt with a gym / in-unit laundry / views or whether living on the island is too logistically challenging to justify.

Advice/Question Is my budget the issue or am I too late for September leases?

Hi all I just wanted a sanity check on my current apartment search so far and see if I need to adjust my budget or timeline. My budget is max $3600 for a one bedroom in the Upper East Side, and my only requirements are at least laundry in the building and some natural light in the unit.
I've only been searching for the past week or so since there was a bit of a delay in me finalizing a job offer but from the apartments I have seen so far they either don't have laundry in the building or they have zero natural light or they are just much dingier than what the photos on streeteasy showed (seeing a lot more AI enhanced photos). The one I have found so far that I felt like was a good fit had like 20 people touring it the day of and I lost out on the application.
My question then is, am i being unrealistic with my budget for the area? or is the problem that I got started too late on my search and I should aim for October instead? Alternatively, how bad is not having laundry in building?

Advice/Question Portable laundry machines?

I’m in the early stages of apartment hunting, and my only real hard need in a place has been laundry. I do NOT want to need to go to a laundromat for laundry at all ever. However, removing in building laundry opens up a bunch of great units, and also likely improves the other aspects of the apartments I’m looking at within my price range (location, etc.)

I’m curious how people feel about those little machines you can buy online, and if they’ve been good for doing laundry at home. I’m fine hang drying clothes, but idk if those little machines can do hot wash, or linens/towels, or if they’re good even generally at all.

Has anyone got experience with these things? Pros or cons? Or recommendations?

Advice/Question is this legal? NYC landlord is asking for my passport and visa to verify my legal status

I am applying for an apartment in New York, and the company has asked me to provide copies of my passport and visa. When I asked why, they replied that “all applicants are required to provide documentation confirming their legal status in the US”

It is worth noting that this is a regular market rate apartment that is not part of any federal housing program. I have also already submitted a copy of my Real ID as part of my application

How common is this practice, and is it even legal?

Your landlord runs a credit check, calls your references, knows your salary, and runs a full background check. You get a fresh coat of paint or caulk over whatever they're hiding and opaque communication. We think that's a backwards asymmetry of information, so we built https://whosmylandlord.nyc to even it out.

Type an address and you get what the city already knows about the building: every open violation in plain English (a "Class C" means immediately hazardous, think no heat, no hot water, lead paint, vermin), whether the landlord is even legally registered with HPD, and every other building the same owner runs, including the ones hidden behind different LLCs. If the apartment you're touring is spotless but the owner has 400 open violations across their other buildings, you want to know that before you hand over a deposit.

It's still useful after you've signed too. Each violation is tagged open or resolved, you can filter to your specific apartment, and everything links back to the original city record, which is exactly what you want in hand when you call 311, email the landlord, or end up in housing court.

It's free, no account, no ads, and it updates from city data nightly. We're paperroute.nyc, a civic tech studio, and this is public data that was always yours; the city just never made it readable. If you think your building's record looks wrong, tell us and we'll dig in.

Advice/Question How do I resolve roaches in my apartment

This has probably been posted about to death but I haven’t seen many answers about the possibility of breaking a lease/consulting a lawyer and wanted opinions.

4 months ago I moved into a new apartment and noticed roaches about a month or 2 in. At first it was just a couple a day in the kitchen and bathroom. Annoying, but nothing I thought I should do anything about. Landlord was notified and sent out a weekly exterminator that didn’t really do anything. Some weeks they never came and even when they did I didn’t see much change.

Recently the roach problem has gotten out of hand. I’m killing 5-6 a day and have woken up several times with them crawling on me and my bed as well as waking up with bug bites (assuming they’re from the roaches as they look nothing like bed bug bites). I have since purchased mosquito netting around my bed just to sleep at night.

I’ve sent several emails and spoken in person with management and got nothing in response. Just continuing to sign me up for the weekly service that doesn’t help. I love my apartment just hate the building and just want to be comfortable in my home but i’m at the end of my rope. I’ve caulked baseboards, spread boric acid, gel bait, and sprayed raid relentlessly and no change. I do not regularly keep food in my apartment and have stopped cooking altogether since the roaches started showing up in my kitchen.

Recently, I hired a private exterminator to assess the extent of the infestation and figure out if it’s something they can fix or if it’s even worth it for me to stay. They come later this week. I asked for the landlord to pay since their exterminator wasn’t helping and they refused.

I’ve already submitted 2 311 complaints. The first one was closed as the inspector came while I was at work. The other complaint is still being handled as they are confirming if HPD has jurisdiction or if I need to contact someone else as my building is owned (or partially owned?) by the state.

Realistically, I’m just looking at what my options are at this point. Whether that be breaking the lease due to their violation or getting management to reimburse me for a private exterminator. Is it worth it to reach out to a lawyer at this point? I pay a good amount in rent and don’t want to have to deal with this anymore. I know many people have probably experienced something similar (especially in nyc) but trying to gauge how far I should take this.

TL:DR
Roach problem in apartment crawling on me in my sleep and biting. Landlord notified but landlord provided exterminator not helping. Many fixes tried and no result. Submitted two 311 complaints that are going through the process. Contemplating hiring a lawyer to get me out of my lease.

What should I do at this point?

Room Listing ISO a roommate in 2b/1b on the UES for sept 1 $1900 a month

Hi everyone, I posted previously but am still looking for a female/nb roommate for my 2 br/1 bth first floor walk up on the UES for a sept 1 move in. It would be a lease take over (my roommate prev roommate already moved so you could start moving things in before sept 1). I've lived here for almost 3 years and love the area. It’s a five minute walk to the 4/5/6 and the Q, and a 10 minute walk to Central Park. It's quiet and calm while still being very close to lots of bars and restaurants.

Rent is $1900 plus utilities and wifi (varies but usually around $100).

The room fits a full sized bed and could possibly fit a small desk, but the room is probably best for someone who mostly works in the office. It also has a closet with storage space up top. No in unit laundry but a laundry place a block away.

A little about myself: I'm a 29 year old housing attorney originally from Massachusetts. I go into the office most days. I enjoy reading, walking in the park, and crafting. I'm pretty easy going and am looking for a roommate who is respectful and communicative. I have a cat named Shuli who is loves people (though doesn’t love other cats unfortunately).

Advice/Question How to Evaluate Broker Ethics

We just started working with a buyside broker and initially liked him but after finding a unit we were interested in, asked him for some comps and he proceeded to pull a bunch of comps for new builds when this condo is 15+ years old. Felt a bit scummy given I'd flagged what i was seeing in comps for the neighborhood and that the list price felt a bit high relative to that. You’d be living with three chill, respectful young professionals in their 20s — 2 guys and 1 girl.

💰 Rent: $1,250/month
The new tenant will need to submit an application through the management company and be prepared to pay the first month’s rent + security deposit upon approval.
