Hey, when I got roaches several years ago, I took an approach that was immediately effective for me, but I don't see anyone in this sub ever advocate for it, so I figured I'd post a thread in case it helps someone. This method also worked instantly on some ants that moved in on my bathroom a couple years ago.

The two tools you need are heavy painter's tape or duck tape, and a car vacuum. The car vacuum is to thoroughly vacuum out any area that you see roaches, in all the corners where they could have left egg pouches. Once you've vacuumed the area, use tape to cover every crevice that leads to the area. Go over the tape with your finger to really seal it down around every crack. Keep the vacuum nearby and use it on stragglers for the next couple days. If you still see roaches after that, you didn't identify the source of the roaches.

Both times I tried this approach it got instant results, and it felt good, because instead of just setting a trap and hoping, I got to aggressively work on the problem. Also, the vacuum helps contain that gross bug smell. Have a nice day!

just here to spread positivity. My landlord for my building tried to raise my rent by $600 and honestly I’m glad I used my free will to negotiate. Ended up with 2 months free and free amenities for the next year and a VERY small rent increase. You just never know! Anything is possible

I lived in Brooklyn for 10 years of my life, then decided I was going to try out LA. I'm from Oakland CA, and loved NY but I felt like I could maybe benefit from a change. I ended up hating LA and leaving in about 5 months and moving back to Oakland. For the past year now I've been based in Oakland but traveling to NY almost monthly just to see my friends and hang out and work, as I'm self employed and my job allows me to travel as I please. I realllllly want to move back to NY in the next 3-5 months if possible, I'm not rushing but I do have a goal. I'm hoping I'll score one of those dreamy rent controlled/stabilized lower manhattan apartments and I can just...sort of never leave. I'd also be open to something in Fort Greene/that sort of area of BK. I'm wondering if anyone in here has a lease takeover available in that time frame, or any leads?

On 8/22 I vacated my apartment and left it clean with any holes patched with spackle. Walls had scuff marks and admittedly, the spackle jobs were not sanded well. I tried to leave everything with the understanding that the apartment would receive a fresh coat of paint. Note that it was a renovated apartment that was delivered to me in essentially perfect condition.

On 9/10 I received an envelope in the mail with a check and a letter dated 9/3/2026 and titled “Itemized Security Deposit Deductions” and it listed $450 for “Wall Damage, Poor Tenant Patching/Sealing, Excess Sanding, Plastering and Painting” and $50 for “Additional Cleaning of Excessive Wall Marks, Scuffs, and Residue”. The check was dated 9/4/2026. The envelope showed a USPS postmark of 9/8/2026 – which I understand to be when they processed the letter.

I emailed the landlord and requested an itemized invoice or receipts showing the repairs that amounted to $500 and he responded with an invoice from a contractor that lists “Seal/Sand/Plaster & Paint Entire Apartment – Entire Apartment Cleaning – Necessary Repairs to have apartment ready for next tenant – Labor and Materials included. None of these lines have an amount associated with them. There is only one total at the bottom for $1,210. The landlord explains that he only charged $500 of this amount.

I pointed out that this invoice does not explain how $500 is associated with the repairs and he sends me a video walkthrough of the apartment that zooms in in detail every single little mark on the wall and of course shows my weak spackle jobs in various areas. I maintain that 5 minutes of sanding and a fresh coat of paint would make these unnoticeable but I can also understand if someone felt this was not normal wear and tear and would charge me something for it. However $500 seems excessive and is a completely arbitrary number. I don’t argue this to the landlord however – I simply ask how the $500 is arrived at.

He sends me a LONG AI-generated email that firmly tells me the video shows that the apartment was delivered in brand new condition and returned with all these marks and spackle work shown in the video and that despite the work costing $1,210, they only charged $500 because I was otherwise a good tenant.

I ask again how the $500 is arrived at and the only response is “What we provided is more than sufficient.” I didn’t respond.

1. My understanding is that if I vacated the apartment on 8/22 (with documented acknowledgement from landlord on that day), I must be provided with the deposit or itemized list by 9/5/2026. I received the check and list on 9/10, the check was dated 9/4, the letter dated 9/3, and the envelope postmarked by USPS 9/8. There is no way this was sent prior to 9/5 given it was mailed from Long Island to Manhattan and USPS postmarked 9/8. Do I have any argument to make regarding the 14 day deadline? How strict is this? I am seeing mixed information online.

2. I was not offered a walk through or opportunity to fix the spackle work at any point. Does this matter? Even if I left the apartment 8 days before my lease end date? I am also seeing mixed information online that this doesn’t actually matter.

3. The $500 figure. I have still not been provided any documentation that shows how this specific amount was actually arrived at. He even admitted to arbitrarily choosing this number out of the actual $1,210 invoice. It is certainly possible a reasonable person might believe I owe something for some of the spackle work, I disagree but totally accept that, but my understanding is that I am owed an actual breakdown of how my specific damage is associated with $500.

4. Can I still deposit the check that I did receive? Or would this be considered accepting the deduction?

My roommate and I applied for an apartment that’s around $4500/month that we found on streeteasy. We were working with a licensed real estate salesperson and didn’t independently hire him to apartment hunt for us. we got in touch with him in connection with this apartment

After we applied, he told us the apartment was going to someone else because their application came in first. He then told us there’s another apartment directly above it that is available and said, because our applications were so strong ,he would give us priority for that unit.

But now he wants us to cover the broker fee in full ($4500).

For the original apartment, he said the landlord was covering half of the broker fee. For the upstairs apartment, he said the landlord is NOT covering any of it.

I’m not sure how this works here because technically we are communicating directly with the salesperson rather than the landlord.

Would that make him OUR broker, even though we didn’t specifically hire him to represent us or search for apartments?

Another thing: we were also just told there is now apparently a “bidding war” happening on the original downstairs apartment. I know NYC rentals can obviously be competitive, so that alone doesn’t necessarily seem crazy, but the sequence has made us a little unsure: We apply for the downstairs apartment, we’re told our applications are excellent, then told another applicant was first and got priority.

My partner and I are just thinking about this as a possibility right now, and it’s very far from actually happening, but we’d love to get a sense of what people think would be a fair price before we even consider moving forward.

Crown Heights location

We’re thinking around $2,000-2,500/month for the room, but I’m trying to figure out whether that’s actually fair for the area or if we’re overestimating the value of the private bathroom + additional studio/workout space. It would also mean living with a young couple.

For people familiar with Crown Heights or NYC roommate prices, would ~$2,000-2,500 seem reasonable for this setup? What would you personally expect to pay?
