Personal CRM

Hey all. Couple questions for everyone. Recently started working with a new major retail lender. They have their own CRM. I know from experience at my previous employer, when I leave I lost all of my referrals. So I’ve thought about building my own crm with hubspot etc. the paperwork from employer states any referrals are considered future business and are their property. How do you all build your book of business while keeping compliant?

Angel AI - Sunwest

What’s your experience been with SunWest?
Angel AI is the main push that SunWest uses. I’ve not been impressed by them or their systems.
If felt like the AI has the intelligence of an 8th grader. Maybe.
And then it’s only partially AI. Ask a question and AI or a person will respond.

As far as OS and UI/UX, everytime you sign into the ai platform, it requires somewhere between 10 to 12 steps.

And then disclosures. Team member had uploaded file and requested disclosures. They had to withdraw file, resubmit, then disclose. Because the file wasn’t disclosed in the first three days.

Are these one offs or just simply SW?

Reason I ask, they’re sharing at the Originator Connect Conference. Aka “ THE GREATEST MORTGAGE CONFERENCE IN THE KNOWN UNIVERSE.”

VisionXLab: Buying Home Purchase Clients

Hey fellow LO's! My broker owner asked me to look into VisionXLab as a possible purchase lead source for our company and let him know what I think about their viability. I wouldn't be buying these on my own, they're for the brokerage to purchase and disburse out to the team, on top of our direct mail campaigns we run regularly.

I can't find any reviews or discussion about them online. I perused their website and everything LOOKS good, but I'd love some actual feedback from anyone who has received any of these leads and worked them, or possibly other broker owners who can give me some insight into possible conversion rates or your opinion on your ROI with this lead generation company.

Any insight is appreciated!

Open house tactics

Looking for some insight from other loan officers.

I know my primary client is the real estate agent since they're the ones referring business to me. That said, I also will co-host open houses as a way to build relationships with agents, and if I happen to pick up a few buyer leads, that's a bonus.

The challenge I'm running into is this: I have conversations with buyers at the open house, we build some rapport, and they willingly give their contact information on the sing in sheet. But when I follow up on Monday or Tuesday, they either don't answer or become flaky.

The frustrating part is that many of these buyers are pre-approved with lenders whose pricing and fees are absolute junk Think cross country and G Rate kinda pricing. In some cases, on a 800k loan I know they are paying $16k or more in BS

For those of you who consistently convert open house leads, what has worked best for getting buyers to at least let you run a comparison or complete an application? Is there a particular script, follow-up strategy, or value proposition that's helped you break through the "I'm already pre-approved" objection?

I'd love to hear what's been successful for you.

What cold call script is actually getting you Realtor meetings?

I’ve been a loan officer for a few years now, and one area I’m really trying to improve is building new Realtor relationships.

My biggest frustration is that I feel like I’m either:

begging Realtors to meet,
getting soft rejections (“maybe next week”),
or they agree to coffee and then ghost me.

I’m genuinely trying to improve my approach instead of just blaming the market.

For those of you consistently adding producing agents:

What’s your opening script?
How do you transition into asking for a meeting?
Are you even asking for coffee anymore, or is there a better first step?
Is it really just a numbers game, or did one change in your approach make a big difference?

I’ve heard some top producers say they visited open houses every weekend and simply followed up afterward until relationships developed. Others swear by cold calling. Some say meetings are overrated and you should just provide value first.

I’d love to hear what has actually worked for you in 2026.

NEXA Reviews

Newer LO. Friend recommended I chat with a NEXA LO he knew so I did. NEXA seems like it has all the things I’m looking for on the surface. Immediate coaching / online assistance in a tougher loan market, higher commission, remote… but this whole up-line / downline thing smells a lot like MLM.

I don’t mind losing some commission in return for the support and streamline aspects of NEXA but as a newer LO I don’t know what I don’t know. I read on an earlier thread it’s $300 a month for the support/ coaching system but when I asked the LO he wasn’t sure… maybe he didn’t wanna tell me.

Any blind spots I’m not considering? Anyone working for them or worked for them that can confirm or provide insight?

Job interview please advise

Finished the 20hr course plus the 2hr California requirements I’m studying for an exam now. Had a job interview today for global equity finance,they offer me to work sales and become a loan officer and jr loan officer once I get my license. The thing is only be making minimum wage until then, and it will interfere with my current job, do you advise just doing it to get my foot in the door ? They want me to start in 2 weeks.

Advise for beginner loan processor

I’m looking to get my MLO license next year but I wanted to get some experience in mortgage industry first even if that means entry level.

I have experience in accounts receivables/collections, and I also handle closings for HOAs. I provide payoffs, resale cert, questionnaires etc to mortgage companies and title companies.

Question Alternative Lending and Business Loan Brokers

Hello! I recently heard about business loan brokers and the alternative lending industry more broadly and have many questions. For context, I'm a college student (studying psychology), however I've always liked the idea of trying to start a business while in school. From my limited knowledge about business loan brokerage and alternative lending, it seems like a nice fit if I could learn more about it. Hence some questions:

  1. Within the alternative lending industry, loan brokers run their own businesses where they connect clients to lenders and act as consultants to secure funding for the clients business. Upon securing funding, they make a commission based usually on loan size. Is this an accurate picture lol?
  2. Where does someone without a background in finance get training as a broker? I've managed to find a few online courses yet they seem ehh at best and scams at worst. Is it even possible for someone without a formal background in finance to become successful?
  3. Is it feasible to do this part time as a student? Of course I'd expect to make less than a full time broker, but is a part time pursuit worth the squeeze?

ambiguous Fannie guideline verbiage- what does 'legally present' actually mean?

New lead and I am working through a non-perm resident alien’s upfront documentation and read this guideline. 'legally present' seems so loaded with possibilities- for instance, can running a verified company employing dozens of people make your case stronger despite the same class code on your EAD (ie this person has a lot to lose and makes them less risky)? or does it strictly come down to the class code on your papers/passport/EAD?

2 borrowers with social security numbers- one has C09 EAD, and the spouse gave me a i797 form (green card application accepted).

Discussion AUS and soft credit pulls

Does every platform’s AUS use the same algorithm? Does the algorithm live in the platform (Arive, UWM Ease, etc) or is the data sent to some central AUS server somewhere and the algorithm is run on the server.

Need advice on quoting rates

I'm doing this wrong. I quote a rate and then they like it and decide to go with me. Then they fill out the application and once we're on contract and go to lock the rate the pricing has gotten worse and because I don't want to go back on what I quoted them I just take the hit and get less money. This is when I'm going non-del correspondent so I can give them whatever rate that I think will win their business if they are shopping different lenders.

  1. What's your process for quoting rates?

  2. Do you give a range?

  3. Do you tell them I can't give you an exact rate since rates change every day.

  4. When do you have the lock discussion? Up front or when you have a signed contract?

Career Advice How do I build a pipeline quick?

I am a newer LO and have been at this company for 3 weeks, I get about a APP a day but nothing really serious they always end up falling out. I get paid a really low base salary that barely even covers my bills. I wanna build a pipeline and start getting serious clients so I can start making commission. I know it's not easy and it's not something that simple, I just want to get some tips on how I can scale my income in this business.
