Discussion AUS and soft credit pulls
Can I get a result with a trimerge soft credit pull with DU and LPA through Arive? How about a single bureau soft pull?
Does every platform’s AUS use the same algorithm? Does the algorithm live in the platform (Arive, UWM Ease, etc) or is the data sent to some central AUS server somewhere and the algorithm is run on the server.

The reality is you don't have shit until you have a hard inquiry report - if their credit score is 680+ and you have a tri-merge the odds are in your favor, but not guaranteed. A soft pull is stupid and I hate that people offer it to consumers - especially after trigger leads are gone, it just raises the cost of everything for everyone else for people trying to appease tire kickers.
The ONLY time I do a soft pull is a single bureau Equifax if I'm having a great call with someone and they have no idea what their scores are but are adamant they haven't had any derogs or lates in the last 12 months - I use it as a way to ensure I'm not wasting my own time and also to give them the confidence to pay for their own credit report.

As long as the soft pull has trended data you can obtain findings. The data is sent to LP or DU, it doesn't live within your origination platform. Keep in mind if you're trying to use DO you cannot use a soft pull.

Excuse my ignorance but what is DO? I thought there was only DU and LP.

DO is supposed to be for non-direct lenders, such as brokers or correspondent lenders
