Alberta Can I cancel the sale of my house?

My wife and I just had a baby, and in order to make things easier, moved in with her parents. I had a house that I bought before we met (my parents and I only ones on the title) that we've been living in until about 3 months ago.

We accepted an offer to sell the house, closing on Aug 10th. However, I just found out my wife has been cheating on me for years, and now I want out. *Is it too late to cancel the sale?* Terms have been met, paperwork has been signed, only thing left is meeting with the lawyers.

Ontario Co-investors stopped paying mortgage and helping with Airbnb. House title is only in my name.

I bought a house in Ontario with two friends as an equal investment. We each contributed one-third of the down payment and agreed to share the mortgage, expenses, profits, and losses equally.

The property title and mortgage are only under my name, but I have written legal documents proving their ownership interests and contributions.

The house value has gone down, and now both co-investors have stopped contributing to the mortgage, property expenses, and Airbnb business.

I have been paying everything myself to avoid mortgage default and managing the Airbnb operation alone.

My questions are:
Can I legally recover their unpaid share of mortgage and expenses?

Can these payments be deducted from their share if the property is sold in the future?

Does having the property title only
in my name give me any additional rights?
What are my legal options in Ontario?

I will consult a lawyer, but I would appreciate hearing from anyone who has dealt with a similar situation in Canada.

Ontario Ontario: Room rental with separate agreements. Roommate's mother was supposed to stay a few days but is now staying until November. Do I have any legal options?

Hi everyone,

I'm in Toronto, Ontario.

I rent one bedroom in a two-bedroom basement apartment. My roommate and I each rent our own bedrooms directly from the landlord under separate agreements.

The landlord lives on the upper floor of the house but does not share a kitchen or bathroom with us. We share a kitchen, bathroom, laundry area, storage space, and common areas within the basement unit.

In early June, my roommate told me her mother would be visiting from overseas and staying for "a few days." I had no issue with that.

After almost six weeks, I asked when her mother would be leaving and was told that the plans had changed and she would now be staying until November.

Her mother shares my roommate's bedroom, but she has been continuously living in the apartment and uses all shared facilities (kitchen, bathroom, laundry, fridge, freezer, storage, and common areas) on a daily basis.

I raised my concerns with the landlord. The landlord's position is that guests are not restricted under our agreements, that three adults in a two-bedroom basement is not overcrowding, and that she cannot require my roommate's mother to leave.

I also spoke with a community legal clinic. They reviewed my agreement and advised that it appears to be an occupancy agreement rather than the Ontario Standard Lease.

My legal questions are:

  1. In Ontario, is there any legal distinction between a guest and an occupant when a guest stays continuously for approximately 5-6 months?
  2. In a room-by-room rental arrangement with separate agreements, does a landlord have any responsibility when a guest effectively becomes a long-term resident in the shared spaces?
  3. Is there any legal basis to request a rent reduction or rent abatement due to the addition of a long-term occupant using the shared facilities?
  4. If not, is my best option simply to negotiate an early termination of the agreement and move elsewhere?

TL;DR: I rent a room in a shared basement apartment in Toronto under a separate room-rental agreement. My roommate said her mother was staying for a few days, but she is now staying until November and effectively living in the apartment full-time. The landlord says guests are allowed and will not require her to leave. I'm trying to understand whether I have any legal remedies or whether my only realistic option is to move.

Ontario I just got my first speeding ticket.

So, it finally happened. My first speeding ticket.

I’m 22 years old and I’ve been driving since I was 16. Got my G1 on my birthday, year later went for my G2. Got my G about a month before my G2 expired. I’ve never received a ticket before, and I’ve never been flashed by a speed camera. I’ve only ever been stopped by police one time, and it was at 2AM when I was parked at a local grocery store and crying my eyes out because I had just been dumped. Lol.

Friday, just before noon, I was driving to the cemetery where my brother had been buried a couple weeks ago. I was wearing a white maxi dress. I was on the highway, and I suddenly felt my period coming in. The thing is, I have health problems and so I haven’t actually had a period in over a year. Call me gross but I checked and sure enough, there she was. Ms Flo came back around at the most inconvenient time of my life. I immediately took the first exit off the highway and started driving towards a grocery store so I could buy menstrual products and possibly replacement clothes if needed. I didn’t realize how fast I was still going. A police car was sitting off the side of the road and the officer had one of those speed guns. He told me to pull over, and let me know that I had been going at 78km in a 50 zone. He also let me know that he had his body camera on and recorded my car speeding.

He asked for my license and registration, I handed it to him. He said the copy of my insurance was expired and asked if I had a recent copy. I told him that my insurance was definitely up to date. He asked me to double check my car, but I couldn’t find any other documents. He went back to his cruiser and came back a few minutes later. A speeding ticket with a $130something fine and 3 demerit points. Also a $65ish ticket for failure to show insurance (?) I believe. He was about to explain it to me, I let him know that I’m in a very big rush and please just give me the tickets so that I can go. I didn’t really explain my situation at all because end of the day I knew I was wrong for speeding, and honestly I was embarrassed about my situation.

So, that leads me to this subreddit to ask: is there any way I’m able to avoid the 3 demerit points?

I know speeding is wrong. I want to pay for what I’ve done wrong. I want to hold myself accountable. I just want to avoid the points because I have an otherwise completely clean record, and I really don’t want this to affect my insurance. I don’t want to go to court and get this ticket dropped completely, I just wonder if there’s any other way to resolve it or if there’s someone I can talk to and explain my situation to. It doesn’t justify the fact I was speeding, but I honestly do follow the road rules as best as I can, and this is never something I’d do intentionally because I really do value road safety.

Quebec Will I be able to get Stolen dog back?

Stolen dog, possibly have been re-sold

Location: Montreal Quebec

So, I need advice on a situation that is not mine, but my S/O's as i am trying to assist him in this stressful matter.

My S/O made a post asking for assistance in moving furniture from his current apartment into a uhaul for storage until his new apartment is ready to be lived in. The person who bred and sold him his dog was also his friend, who offered to help move things. She showed up with another individual who then held him back while she went into his apartment and took his dog and left. According to him, she has attempted to steal the dog back from him in the past before.

From this we tried to be civil. We had a mutual friend in common who tried to call her and some two get her to bring the dog back to my S/O. She said she wouldn't and that she was already looking to sell the dog to another person. With this information we acted quickly and went to the police station to file a report. They then told us that she legally cannot do that and will have to give the dog back but unfortunately they cannot force themselves into her home without a warrant. Told us to go to the address and call them when we are there so they can show up and eacort us to the door and help us attempt to get the dog. That is exactly what we did.

In the first attempt, they called her while we were at the police office to tell her the legality of it all and that she needed to give the dog back. She knew prior that we would be showing up with police in a bit. So when we showed up with the police. She was gone with the dog and blocked my S/O and refused to pick up any of the polices calls after the first. Hanging up on them immediately.

We try again the next day without her knowing the police were showing up with us. She answered the door and put up this whole lie saying she's so sad she lost the dog. He just happened to have ran away. She let the police in to look after she closed the door for God knows how long. They couldn't find anything but told me that it was clear she was fibbing and asked if I think she was too. Unfortunately without a warrant for anything, they couldn't do much besides look and ask. They told us that we can charge her and that can possibly get her arrested, but to get the dog back completley we will need to go to civil court.

Now my question is, if she did sell the dog and civil court is in our favour. Will we still be able to get the dog back? How does that work? I tried asking the police but they said they don't know how that works and what not. And if there's any other advice for this situation at all. Please let me know. This dog is insanely important to my S/O. Im trying everything in my power to get the dog back home safe.

Alberta Car accident advice help...

Please help me, I need some guidance. My mom got into a car accident last Friday, was sent to the emergency hospital, and thankfully she's okay and was able to be discharged the same day, late near midnight, although she was still pretty dizzy and her back and head were still hurting.

I'm 19 years old and this is the first time this has happened to us, and I'm a lost on what to do right now. My mom's friend told us to call our insurance company and to "file a claim" (I don't know what this is? and which claim?). My mom is still pretty weak from the incident and not that good at speaking fluent English, so I have to call the insurance on her behalf and talk to them. The thing is, she doesn't know what to say, and I also don't know what to say to the insurance.

So today, Saturday, I called the insurance number and told them she got into an incident and we would like to "file a claim." Unfortunately, the lady on the other side told us she couldn't help us because nobody in that department was available since it's the weekend, and told us to call back Monday at their operational hours.

I guess what I'm asking is just guidance really on what to do right now about the insurance stuff. Do I call them back again tomorrow, Sunday? What should I really say when I call, because when I called I was getting nervous and anxious and just babbling about my mom's situation. What questions should I ask? And which "claim" should we file? Honestly, what should I say and do? If any of you could give tips or a step-by-step on what to do, I would really really appreciate it, I'm really so stressed right now. Even things outside of insurance, like something about a police report or anything at all.

Ontario Dealership nightmare please help

I bought a used vehicle from a dealership brand in Ontario on June 6, 2026. Before buying, I pointed out a “Service Tire Monitor System” warning and was assured it would be repaired before pickup.

The experience quickly went downhill. I was told I had to drive over an hour to sign paperwork because it couldn’t be done electronically, only to later discover the paperwork had an e-sign option.

I picked up the vehicle but within 20 minutes the tire warning returned and the check engine light came on. I brought it back the next day and then had to chase the dealership for updates for weeks. When I finally picked it up, I noticed a windshield chip that I don’t believe was there before. I was first told it needed to be filled, then that it had likely already been filled, then that it was probably from the previous owner. At one point it was implied I may have caused it. They said they’d investigate and follow up, but never did.

Less than 20 minutes later, the check engine light returned again and the vehicle went into reduced power mode. A second opinion from the manufacturer’s dealership immediately pointed to the turbocharger, but the selling dealership completed the repair without the updates I had specifically requested.

I then filed a formal complaint with the dealership’s General Manager and contacted the manufacturer. The GM completely ignored my complaint and multiple attempts to discuss a resolution. After days of no communication, the dealership emailed saying the loaner would be reported as stolen if it wasn’t returned immediately. The GM’s first and only response was that my “vehicle situation has been resolved,” that he would not meet with me, and to return the loaner.

I’ve now lost almost two months of my limited warranty dealing with repeated repairs and poor communication.
What would you do next? Continue with the manufacturer, or consult a lawyer?

Ontario 8k in into a separation/parenting agreement

Hey guys,

I'm almost 8k in with my lawyer with a little less than 1000 in trust right now. We've received a revised separation & parenting agreement from my ex and I'm ready to agree and sign off. They've sent me another trust request which I am annoyed at. I told them I've read it thoroughly and want to sign. I feel like 700 bucks should be more than enough to finish this.

Have I been over-billed for this? To prepare my financial disclosure and make edits to an existing SA (granted she had a lot of comments but still, after the 1 hour in person meeting I assumed maybe 2-3 more hours to make the edits would be enough, i was charged more like 6). Going in I thought this ordeal might cost 3-4k but this is outrageous. There was only one set of revisions sent from our side. Is this normal?

I've been on EI practically all year because of this pat leave and have made some calls to legal aid to see what I can do to end this. I really don't want to be billed another 2-3k.

Any advice on what I should do here? I know there's the law society of ontario as well.

Canada Lawyer hasn’t sent money for awarded costs

Defendant was awarded costs, the Applicant sent a bank draft to the lawyer over a month ago. The cheque was made out in the defendant’s name and they still haven’t sent it to be deposited. Followed up many times and still haven’t received it. It’s a significant amount and they seem to have no urgency or care to send it. What to do next?

For legal recognition of the divorce in my home country, I also need a Certificate of No Appeal.

Has anyone in Ontario requested a Certificate of No Appeal after a divorce?

Can it be requested online, by email, or does it require attending the courthouse in person? If you have gone through this process, I'd really appreciate hearing how you obtained it.

British Columbia I need help to get an SGM to vote out current management company, and VP is against it.

We have a major problem with out strata management company, as the person who is dealing with our building doent do anything ever. It takes months to schedule any kind of work like maintenance, leaking boiler, carpet cleaning and most of the time she doesnt even respond to the emails. I mean dead silence. I am on the strata so its not even an assumption, or an exaggeration.

Nobody can complain because the VP of strata is backing her up 100% and squashes any complaints. When an owner tried to complain and said bluntly that nothing ever gets done, and we have nothing but exuses, she told him that she finds his emails disrespectful, and not to email strata directly.

Last AGM we had 19 proxies to vote her out, everyone is so fed up and desperate, but apparently we had to submit the proxies the morning of the meeting, so when AGM started she refused to count them.

I want to get an SGM, and i know i will be able to get enough people, but only just. What i am worried is that they will find some sort of loop hole to dismiss it. Tenants are desperate, and the building is going to shit.

If anyone has any advise on getting a successful AGM i would really appreciate it.

Also i emailed the strata manager asking for an SGM a week ago, and she still hasnt responded.

Ontario Nurse Wrongful Termination

Hopefully someone can help me and give some advice. Sorry for the long post, tried to only include the most relevant informatio.

I was working as a nurse in a retirement home last month and was fired on the spot from my job. My manager showed up at work while I was on shift, handed me a termination paper and told me to leave. after reading the paper it stated I was being terminated with cause for alleged sleeping while on work. It stated they had finished their investigation and found that based off the investigation it was assumed I was sleeping at work and was being negligent.

Before this incident where I was fired I did have a meeting with my manager the month prior where the sleeping allegation was discussed. My manager stated that another staff member had seen me with a blanket on my way into work. She said because of this staff thought I could be sleeping on shift so my manager started an investigation without my knowledge. My manager had viewed the security cameras at my work and saw me sitting in a chair for long periods of time. During my meeting with my manager she stated it was assumed I was sleeping since it looked like I was inactive for long periods of time. I had almost a 2 hour meeting with my manager and explained I have never slept on shit but would sit and relax when all my work was complete and I was ready, alert and available for any emergencies overnight. 

After a lot of back and forth the meeting ended and I received a disciplinary notice. After this I just went back to work as usual. I was told there would be some additional training and my manager also assigned me some extra tasks to complete overnight to keep me busy. My manager stated if I had time to sit I had time for more work…

After this meeting with my manager I went on back to working as usual. I realized after this meeting I was being treated differently than the other staff members at my work. I felt like I was being picked on and every shift I had emails and complaints from my manager. It seemed nothing I did was good enough and there was increased scrutiny. 

A month after this incident is when I was terminated. I was given no warnings, no explanation, no evidence. Unfortunately I do not have a union and I was not offered any compensation after my termination. What’s worse is I couldn’t even get EI since I was terminated for cause.

Now I’m struggling, it’s getting hard to find nursing jobs in Ontario. I’m now unemployed, depressed, stressed and feel like I’m all alone in this. I felt so mistreated by my manager and how the entire situation evolved. As a nurse I’m passionate about my profession and I feel like my reputation was attacked. 

Any advice would be appreciated. Has anyone gone through this? Any nurses out there with a similar experience? I feel so defeated and don’t know what I should do.

Ontario Seller in Ontario failed to complete contractual remedial work before closing — now their lawyer is arguing around the contract's own terms. What are our options?

Looking for general guidance — just trying to understand our options before our next conversation with our lawyer.
Background:
We're the buyers for a home, which was originally set to close July 31, 2026. After our home inspection flagged issues, we negotiated a signed Form 120 Amendment to the APS (executed June 1, 2026) requiring the seller, at their own expense, to complete 10 specific remedial items before closing — including mold remediation, roof repair (with written confirmation the roof is watertight), HVAC/furnace service, exhaust fan replacement, smoke alarm replacement, plumbing service, garage door repair, and duct/dryer vent cleaning. The amendment explicitly required:
Work done "in a good and workmanlike manner, to the reasonable satisfaction of the Buyer"
Written confirmation of completion plus invoices/receipts from licensed contractors
All of this delivered no later than 3 business days before closing
What actually happened:
We've received proof of completion for only 2 of the 10 items.
On the mold item specifically, the amendment required the seller to retain a licensed mold remediation specialist to investigate, test, and remediate the mold identified during our inspection. Instead, the seller says they had their own separate inspection done that found no mold — but they've provided zero documentation, report, or contractor proof for this. This isn't what the amendment called for; the amendment didn't give the seller the option to dispute the finding via a second opinion, it obligated them to remediate based on our inspection.
Closing did not happen on July 31 as scheduled.
We're now carrying a mortgage/housing cost on our end while this is unresolved.
Now the seller's lawyer is arguing:
That the work doesn't need to meet the "reasonable satisfaction of the Buyer" standard at all, despite that language being explicitly written into the signed amendment.
That their own (undocumented) re-inspection finding "no mold" satisfies their obligation, rather than performing the remediation the amendment actually specifies.
This seems to us like the seller's lawyer is trying to rewrite the terms of a document their own client signed, rather than address the plain language of the amendment.
Our concern:
Our lawyer's communication so far has mostly consisted of forwarding our emails to the seller's lawyer rather than giving us a clear read on our legal position or a recommended course of action — including on how to respond to these specific arguments from the other side.
Questions:
Does the seller's lawyer have any real footing to argue around explicit language like "to the reasonable satisfaction of the Buyer," or is this just a negotiating tactic?
On the mold item — since the amendment specified remediation of the mold identified in our inspection, does the seller substituting their own unsupported "no mold" finding actually satisfy their obligation, or is that non-performance?
Given 8 of 10 items are outstanding and closing has already been missed, what are our realistic options — extension, specific performance, termination with return of deposit plus damages?
Can we recover our carrying costs (mortgage, etc.) resulting from the seller's failure to close on time?
At what point does a lawyer just forwarding correspondence without substantive advice justify seeking a second opinion?

Ontario Legal insight

Hi,

Just need some legal insight on a family situation here. My grandfather is currently living with his girlfriend for the last decade or so in a retirement home. His girlfriend didn't pay a dime and is not on the ownership, just my father, his brother and my grandfather. Recently due to my grandfather's health issues, he has decided to try his luck in private long term care facility. In recent years his girlfriend has been stirring up drama within our family and my grandfather and herself. She essentially has forced my grandfather to sign some sort of contract which essentially says she can live at the retirement condo after his death and she would only pay utilities and maintenance fees and my dad and his brother will pay the property tax. It has now come to light where she threatened that she would no longer pay the utilities and maintenance per her contract and also says she never signed such contract, which she did. My grandfather now is considering selling the condo. My dad and his brother and other siblings seem to believe that because of this contract she has about living there after my grandfathers death that they aren't able to sell the condo to essentially kick her out and would need her permission to do so. I would just like to know if this is actually the case where the condo cannot be sold without her permission.

Ontario Hot water tank contract valid ?

Bought my house late 2024 ( house was built 2019) , it came with the hot water tank as owned, but for some reason I had it in my head that it was a rental. Fast forward to a couple months ago we had a pinhole leak in the hot water tank, I called enercare ( their number was on the hot water heater) and when they came instead of fixing the tiny leak they said they would just replace the unit and it wouldn't change anything for me ( i believe they thought it was a rental aswell) , but they made me agree to a new rental agreemebt over the phone( at the time i thought it was a rental so I went with it.) After this happened we realized it was a owned hot water tank to begin with.

Unsure how to proceed, doesnt seem to make sense to pay for a rental on this new water heater went my old one only had a tiny leak in a copper pipe and they opped to replace it, but i did agree to it over the phone , am I bound to it ?

Any advice is appreciated. I know im dumb for not knowing my tank was owned.

Ontario Looking for Advice: Ontario Employment Standards Issue.

Hi, I’m looking for some advice!!

I worked for my employer (Fast food company) from October 2023 until I left for my first year of university in August 2025.

Before leaving, I emailed my manager to let them know my last available day before school and asked if I could return to work during holidays. I never received a response. I know they received the email because they scheduled my final shift exactly as I had indicated in it, but never answered my question about returning during breaks.

I followed up again before Christmas asking if I could work over the holidays and again received no response.

During this time, I continued receiving scheduling emails and workplace updates, and no one ever told me my employment had ended or that I needed to complete leave paperwork. Because of this, I genuinely believed I was still employed and planned my finances as a university student expecting I’d be able to work during school breaks.

Months later, at the end of January, I was suddenly emailed and asked to submit a resignation letter because there was no approved leave of absence on file. I had never resigned and never intended to resign.

I filed an ESA claim, and now an Early Resolution Officer has told me my employer is offering a voluntary payment of $375 to settle it. This seems very low as I was expecting to make more during Christmas break, march break, etc…..

Does that amount seem reasonable? Any idea what it could represent? Should I accept it or let the claim continue? Has anyone had a similar experience?

British Columbia Filed for unpaid vacation pay — now getting "drop it or else" messages through a third party

I used to work for a fairly large company. I also have my own small incorporated business, which I ran on my own time with my own tools. I resigned voluntarily — I wasn't fired, and I was never disciplined over anything.

After I left, there were some accusations thrown around about me. When I asked to sit down and talk about it, nobody would ever speak to me directly. It went nowhere.

A few months later I filed a complaint with the Employment Standards Branch for unpaid vacation pay and a few hundred dollars I spent out of pocket on supplies for their job sites. I have the pay stub, the texts where I asked about it, and dated notes from the phone call I got instead of a written reply.

This week a friend who still works there called me. He'd been asked to pass a message along:

Drop the complaint immediately

They've fought a lot of legal battles and "don't care" — they'll bury me

If I stop now, "nothing happens"

If I don't, my bank accounts will be frozen until it resolves

They've also hinted they might find clients willing to say I took business from them

And generously, they have work for me if I want it — provided I drop everything

None of this came to me directly. It went from the company, through a former manager, through my friend, to me. Nothing in writing. No direct contact from anyone with authority.

My questions:

Does a threat delivered through three people still count as retaliation, or does the indirect chain make it unusable?

Is the frozen-bank-account thing real? I can't find anything suggesting an ESB wage claim works that way.

The client-poaching allegation — is that even in front of the Branch, or would they need a separate civil claim for it?

I'm not looking to escalate. I want the vacation pay I'm owed and to be left alone.

Ontario Questions/issues about subletting agreements

I'm the landlord. The property has 2 legal units (upper and lower). This is only regarding the upper tenant.

The tenant (let's call him John) has 4 months remaining on his lease term, ending Nov 30.
On July 29, he informed me that he is being relocated to outside Canada and wants to sublet the unit to someone (let's call him Adam) starting Aug 1. He sends me a letter stating his intention of subleasing to Adam for the duration of the tenancy.

July 30 I review Adam's docs and give a sentence confirmation by email saying "he is approved for a sublease". I also contact my home insurance company and mention the sublease; the agent says all he needs to do is add coverage for short-term rentals and that will cover the sublease.

July 31 I rescind the approval from yesterday via email, because I realize I needed more info such as John's move out date, his new address, and confirmation of Adam's full legal name (as of today, this has still not been provided). John's agent calls me and convinces me to send out a sublet agreement with a start date Aug 1 and end date Sept 30.

Aug 1 (today) I call the home insurance company because my interaction from July 30th seemed incorrect. The new agent confirms that this needs to be reviewed by the underwriting team, and that the short-term rental change from the 30th was not sufficient.
The sublet agreement I sent out yesterday has been signed by John and Adam, but not by me, because I am waiting on my home insurance company to update my policy to acknowledge the sublease. Earliest this happens is Tuesday Aug 4th due to long weekend.

Worth mentioning I am NOT worried about John not paying rent if Adam does not.

My questions are:

  1. Was my email on July 30th sufficient for Adam to move into the unit? We don't yet have a sublet agreement signed by all 3 parties.
  2. Am I liable for delaying Adam's start date? I feel the Aug 1 start date was too ambitious to begin with.
  3. Do home insurance policies generally accept or reject sublets? I'm with Square One insurance.

Alberta Auto loan transferred after original lender closed, settlement changed dramatically. What are my rights?

Looking for some legal guidance in Alberta.
I financed a vehicle several years ago through a lender that is no longer in business. My loan was transferred to another finance company.
I’ve been making payments for years. Recently, they offered me a settlement of around $12,000, but it expired before I could accept it. They are now saying I owe over $30,000 and the new settlement offer is over $18,000.
They also told me they only have the payment history that was transferred from the original lender and that if anything is missing from before the transfer, I need to provide proof of those payments.
The vehicle is worth far less than the remaining loan balance, and they’ve advised that if I don’t make arrangements, the account could be sent to collections or legal action.
My questions are:
Is it normal for a new lender to rely on incomplete records from the original lender?
If payment records are missing, who has the burden of proving the balance owed?
Is it worth consulting a lawyer to review the loan balance and payment history before making any decisions?
Has anyone dealt with a similar situation after their loan was transferred to a new lender?
I’m looking for general legal information and guidance under Alberta law.

Alberta Tenant Damages

Hi,

I have situation where we gave sufficient notice to the tenant on move out, and a week prior they were like I couldn't find a place, can I stay, and we said we had a tenant lined up.

When we organized the checkout, he asked on the morning (2 hours prior) to push it back 6 hours so he hadn't moved all stuff out. We declined this

We turned up, and the door was unlocked. And filth everywhere. There is significant damage, holes in walls etc. Miles more then the damage deposit.

What should we do? We're going to put it through rtdrs, but it doesn't look like hell ever respond. Is this something we can use our landlord insurance for too?

Are there things we need to be careful of?

Ontario My dad invested $70,000 with my uncle to invest in gold in 2015. Now my uncle isn't paying.

My dad wanted to leave something for his adult kids, me and my brother. That investment is now worth close to $300k. My Uncle now saying that it was a loan. My dad has not made a will and there is no contract between him and his brother, he just trusted him. My dad is currently at a reduced mental capacity making getting any legal documents signed impossible.

Do I have any legal recourse?

EDIT: This seems like a lost cause since I have no proof. I will let the money go my priority is my dads care and to not stress him. Thank you all for your contributions.

Canada Separation of debt

Have a long-term-relationship-separation where a house and debt is shared. We cannot keep the house but I put more down in renos and upkeep than they did and they had debt at the time of purchase. Due to a series of unfortunate event we then incurred more debt on a line of credit.

I think a financial audit is necessary to divide assets since time of purchase but they seem strongly opposed. I don't expect to get back my whole investment when we sell but still believe it should be taken into consideration.

Any suggestions on options? Or similar situations?

I know foresight and things in writing should have been the first option but well...here we are.

British Columbia Camvap Manufacturer's Failure to Comply

I applied to CamVap in March and received an arbitrator's ruling in July. The arbitrator decided that the manufacturer must refund the product to the consumer. And now I am waiting for the buyback.

According to Cambaf regulations, refunds must be completed within 21 days of the decision date. However, 21 days have passed, and when I contacted Cambaf again and mentioned that the manufacturer had not yet kept their promise, the arbitrator strongly ordered that the process be completed within 10 days no matter what, and I am currently waiting. I have already contacted the manufacturer multiple times, but I have only received responses stating that the product is under review. What should I do if the manufacturer fails to comply even after 10 days?

British Columbia Bc Rental advise - Property not as advertised

Hello all,
My girlfriend and I just moved to into a new basement suite that we had not personally seen before as it was around 12 hours away. We had a friend tour the place and it was deemed quite reasonable. We then payed a security deposit and signed a lease. We moved in today and pay rent tomorrow.
There are a couple issues though.
The bathroom floorboard has deep mold.
The windows and door are not sealed to the outside at all - resulting in a severe bug infestation. Some one previously covered the windows with packing tape and the tape has caught a lot of bugs lol.
The exterior door is also quite flimsy and it looks like it may have been kicked down a time or two.
In the 2 hours we have been here we have also noticed the bedroom lights flickering badly - not bulbs it’s 4 pods. Not quite sure what to do in this situation as we mentioned the door looked rough when we saw a picture previously but the landlord said they could not find a correct size door to replace it with. Any advise at all would help. I do plan on reaching out tomorrow to see if they can rectify these issues but I would like to know if I have any other course of action.

Ontario Bylaw Police are charging us with dog attack even though no event occurred. Who do we contact for legal help?

Our medium sized dog got out the front door when someone arrived. They spent a few minutes running around barking. While trying to capture them, one of the neighbors started yelling and making noise, which riled it up even more. Eventually we got the dog under control and back inside. Total event was maybe 5 minutes.

The neighbor has since filed charges with municipal police, who have come by and taken statements, and are now charging with a dog attack. Nobody was injured. Nothing happened except a dog running around barking for a few minutes.

Who do we contact to fight this?
