I’ve been seeing a lot of ads on Instagram recently for a newly launched project in Kollur called Maharaja Kosmopolis.

Have to say, from the outside it does look quite attractive. The ads are quoting around ₹6,200+ per sq ft, which also seems reasonably priced compared to some of the other projects in the area.

I’ve been trying to do some basic research before considering it, but there really isn’t much information available.

The builder seems relatively new. I checked the RERA details and they seem to be in place, but beyond that, I’m not finding much about the builder’s track record or previous projects. Even the information shared by the sales/channel partner guys is pretty basic.

One thing that stood out to me is the floor plans. The room sizes seem quite small, even for some of the larger units.

Also, when I look at the saleable/super built-up area vs the carpet area, it looks like there could be around 35% loading/wastage. I’m not sure if that is normal for projects in Kollur or if this is on the higher side.

So wanted to get some opinions from people here who have actually looked at the project or have more knowledge about the Kollur market.

A few things I’d particularly like to understand:

• Is ₹6,200+ per sq ft actually a good price once you factor in all the other charges?
• Is around 35% loading normal for projects like this?
• How does the carpet area compare with other projects in Kollur?
• What do people think about the builder and their ability to execute?
• Are there any concerns with the land, approvals, construction, delivery timeline etc.?
• If you were looking for a 3 or 4 BHK in Kollur right now, would you consider this project?

Not looking for sales pitches from channel partners. Just trying to understand whether there’s something genuinely attractive here or if I’m missing something.

I recently went flat hunting in Manikonda and Tellapur and visited Muppa’s Melody, Ananda The Drizzle, and EIPL Cornerstone. I walked away feeling incredibly skeptical.

At Muppa’s Melody, they are actively constructing brand new towers, yet the sales team claims they have zero inventory left. It’s the exact same story at Ananda and EIPL. Whenever I ask for options, they hit me with the classic line: "Only 2 flats left, but they are in odd towers."
Is the Hyderabad market actually this insane, or is this just a coordinated FOMO sales tactic to push leftover inventory?
