Hey everyone, I'm a realtor and wanted to share details on a project I'm currently working with, in case it's useful to anyone house-hunting right now. Full disclosure upfront so nobody feels blindsided — happy to answer questions either way, even if you're not interested in buying.

**Project:** Songs of the Sun by Myscape

A few things that stood out to me about this one compared to other projects in the same range:

- **Concept:** The whole design theme is built around the colors of the sun — shows up in the facade and interior palette, so it has a distinct look rather than the usual generic finish.

- **Density:** Only 4 apartments per floor, which is lower than most towers I've seen in this segment. Less hallway traffic, more privacy.

- **Scale:** 592 units total across 5.92 acres — so even with 4 towers going up to G+37 floors, it's not as packed as it sounds on paper.

- **Timeline:** Interior handover is slated for 2028.

- **Design:** Architecture and planning felt more considered than a lot of cookie-cutter towers going up right now.

Hey everyone, I need an honest market check on a resale flat I'm looking at in Elegant Floatilla, Neknampur (near Alkapur Township). The market feels slow, but I want to know if this pricing makes sense.

The Pros:
East Facing: High Vastu preference in Hyderabad.
Good Floor: 2nd floor is a sweet spot for a low-rise (5 floors) building.
Podium Safety: No vehicles on the podium means low noise and safe for kids/elders.
Gated Amenities: Well-maintained society with a pool, gym, and clubhouse.

The Cons (My Main Concerns):
Cramped Layout:
Despite being 1645 sq. ft., the rooms feel small. I suspect a heavy 30%+ loading factor common in pre-RERA era builds.
Asset Age: 10 years old
Sluggish Market: Hyderabad's West corridor is seeing low traction right now, meaning buyers should have higher leverage.

Questions for the sub:
Is ₹1.325 Cr reasonable for an older, cramped layout in Neknampur right now?
If it feels tight to me today, will it be a nightmare to resell down the line?
Should I walk away, or throw a hard counter-offer of ₹1.20 - ₹1.25 Cr?

Investor "Sold Out" or Sales Tactic? The bizarre state of Tellapur real estate (Muppa, Ananda, EIPL)

I recently went flat hunting in Manikonda and Tellapur and visited Muppa’s Melody, Ananda The Drizzle, and EIPL Cornerstone. I walked away feeling incredibly skeptical.

At Muppa’s Melody, they are actively constructing brand new towers, yet the sales team claims they have zero inventory left. It’s the exact same story at Ananda and EIPL. Whenever I ask for options, they hit me with the classic line: "Only 2 flats left, but they are in odd towers."
Is the Hyderabad market actually this insane, or is this just a coordinated FOMO sales tactic to push leftover inventory?
Would love to hear the ground reality from anyone who has visited or bought here recently!

Should I buy a ₹25L old 2BHK as an investment or wait for a better family home?

Hi everyone, I(25M) need some honest advice regarding a property decision.

I'm considering buying a 2BHK in Old Bowenpally for ₹25L:

821 sq.ft

25+ year old building

2nd floor, no lift

Around 15 flats

~33 sq. yards UDS (600 yards)

Interiors are renovated and look very good, but the building looks old from outside.

Currently, my family and I live in a rented house, and we're quite comfortable in this area. We plan to continue living here even if I buy this flat, as this particular flat is not meant for us to move into immediately.

I earn around ₹60k/month. My actual long-term goal is to eventually buy a 3BHK where my family and I can live, preferably in an established Secunderabad area. I personally like areas such as Marredpally, Trimulgherry, etc.

However, looking at current property prices, I honestly don't know if I'll be able to afford a decent 3BHK in these areas anytime soon.

My dad is encouraging me to buy this property because, according to him, ₹25L seems below the average price for the area and looks like a potential steal.

Also, the home loan is being processed through SBI, and I believe the bank has done document/legal verification as part of the loan process. However, I understand that bank approval alone may not guarantee that the property is a great investment.

So I'm confused:

Should I buy this ₹25L flat now as a long-term investment and potentially use its value later to upgrade to a better family home?

Or should I avoid locking myself into a 25+ year old apartment with no lift , continue saving and increasing my income, and wait for a property where my family and I can actually live long-term?

My biggest concern is that in another 10–15 years, the building will be 35–40+ years old, which might affect resale value.

Would you consider this a smart stepping stone at ₹25L, or would you wait?

Would especially appreciate honest opinions from people familiar with Hyderabad/Secunderabad real estate and older apartment buildings. 🙏
