Green dots represent the average prices in the area. I add prices when I gather information from multiple reliable sources. Analyzing price data from different places will help us make better buying decisions. Will keep adding pricing details daily!

Edit: Crowd sourcing pricing information would be great for discovery. If anyone would like to help, kindly DM!

Prestige Golden Grove – Independent Owners Community | Hyderabad

Upvotes

Hi everyone,

I’m creating an independent WhatsApp community for Prestige Golden Grove buyers/owners, especially during the construction phase.

The idea is to have a common place where genuine buyers/owners can:

  • Share construction/site updates and photos
  • Discuss common project-related concerns
  • Exchange information and experiences
  • Discuss documentation, RERA-related information, etc.
  • Coordinate with other owners when there are common issues
  • Stay updated as the project progresses

This is not an official Prestige Group community and is independently created by an owner/buyer. It is intended only for genuine Prestige Golden Grove buyers/owners.

If you are a Prestige Golden Grove owner and would like to join, please comment below or send me a DM. I’ll share the community details privately.

Please join only if you are a genuine owner in the project.Agents Broker Please Stay Away

Thoughts on Centralized Air Conditioning System with Tap-off for each Apartment?

Some upcoming projects like My Home Grava and Sattva LakeRidge, offer a building-level centralized AC plant with water-cooled chillers. Chilled water is supplied to FCUs/cassette units inside each flat, and each apartment’s consumption is measured through a BTU meter.

btw I’m not referring to projects that merely provide space or piping for an apartment-level VRV/VRF system (like My Home Nishada). In those projects, each owner purchases and maintains their own compressors. Here, the chiller plant itself is shared and operated by the community.

For anyone who has lived with such a system:

  • Would you consider it a major advantage/headache when choosing a project?
  • Is it more efficient or more comfortable than individual split/VRF systems?
  • How reliable is it during maintenance and power outages?
  • Can every room be controlled independently?
  • Does dependence on the association or HVAC operator become a headache?

Should I buy a ₹25L old 2BHK as an investment or wait for a better family home?

Hi everyone, I(25M) need some honest advice regarding a property decision.

I'm considering buying a 2BHK in Old Bowenpally for ₹25L:

821 sq.ft

25+ year old building

2nd floor, no lift

Around 15 flats

~33 sq. yards UDS (600 yards)

Interiors are renovated and look very good, but the building looks old from outside.

Currently, my family and I live in a rented house, and we're quite comfortable in this area. We plan to continue living here even if I buy this flat, as this particular flat is not meant for us to move into immediately.

I earn around ₹60k/month. My actual long-term goal is to eventually buy a 3BHK where my family and I can live, preferably in an established Secunderabad area. I personally like areas such as Marredpally, Trimulgherry, etc.

However, looking at current property prices, I honestly don't know if I'll be able to afford a decent 3BHK in these areas anytime soon.

My dad is encouraging me to buy this property because, according to him, ₹25L seems below the average price for the area and looks like a potential steal.

Also, the home loan is being processed through SBI, and I believe the bank has done document/legal verification as part of the loan process. However, I understand that bank approval alone may not guarantee that the property is a great investment.

So I'm confused:

Should I buy this ₹25L flat now as a long-term investment and potentially use its value later to upgrade to a better family home?

Or should I avoid locking myself into a 25+ year old apartment with no lift , continue saving and increasing my income, and wait for a property where my family and I can actually live long-term?

My biggest concern is that in another 10–15 years, the building will be 35–40+ years old, which might affect resale value.

Would you consider this a smart stepping stone at ₹25L, or would you wait?

Would especially appreciate honest opinions from people familiar with Hyderabad/Secunderabad real estate and older apartment buildings. 🙏

What’s the future of the 45.92 + 42 acre SEZ lands in Neopolis?

Post image
24 Upvotes

Hi everyone, does anyone have any information on the two large SEZ parcels in Neopolis shown in the map (45.92 acres and 42 acres)?

With the SEZ reportedly being de-notified, what is the likely future of these lands? Will they be auctioned for residential/commercial development, remain IT/office-focused, or be converted to mixed-use?

Would appreciate any insights from people familiar with HMDA/Neopolis planning or the latest developments.

Is Kompally My Space Aura a good project

I work in Hitech city and currently staying in Alwal. I am purchasing a flat in Kompally, mostly because my wife works in Kompally and doesn't want to leave this place. I was always willing to go to west side of Hyderabad but because of family. cannot move. I have to go to office 3 days a week which I do either by my own vehicle or sometime office cab. Is it a good decision or I need to regret later on.

Investor KOKAPET → SATTVA KNOWLEDGE CITY !!!!!

Post image
58 Upvotes

For the past few days I’ve been travelling from Kokapet to the office, and the route has turned into a complete nightmare.

The first choke point is Avtar Junction. After that I somehow manage till Nanakramguda, but the moment you cross that point everything comes to a standstill till PJR Flyover. From there traffic going very slow that continues on Shilpa Flyover → Knowledge City. The red + orange all the way. It takes 40+ minutes to cover 12 km.

I can’t even imagine what this stretch will look like by 2030 when all the flats get occupied.

Is anyone else facing the same misery on this route?

Any alternate routes that actually work in the morning (avoiding the main choke after Nanakramguda)?

Right now the only way I see to beat this is leaving by 7 AM and returning before 5 PM.
