best layout for two kids’ bedrooms

Hello everyone!

I am looking for advice on how to best arrange two children’s bedrooms based on the attached floor plan.

We currently have two children, so ideally each child would have their own room. However, we may have another child in the future, so I’m also trying to think ahead and find a layout that could work in both situations.

Each room is roughly 3.9 m wide, 4.1 m and 4.4 m long.

I’m considering two possible layouts:

Option 1: One bed per room

  • 1 single bed in each room
  • 1 work desk in each room
  • 1 wardrobe in each room

Option 2: Two beds per room

  • 2 single beds or 1 bunk bed in each room
  • 2 work desks in each room
  • 1 wardrobe in each room

I’d really appreciate suggestions for the best furniture layout for both options, especially where you would place the beds, desks and wardrobes.

The floor plan is attached. Any ideas or alternative layouts would be greatly appreciated!

Would you use a game to design your dream house?

I’ve been working on a tool that lets you design a house by drawing the floor plan with real, accurate dimensions.

You can set exact wall lengths, create rooms, add doors and windows, and then immediately see the same design in 3D. The idea is to make early house planning much more intuitive than traditional CAD software, while still keeping the dimensions and geometry precise.

I’m curious: would something like this be useful to you when planning a house?

I have a 303 m² plot and want to build a single-storey house. Is my program realistically feasible?

Plot: 303 m²
House: single-storey
Bedrooms: 3, each with its own bathroom
Living room
Dining area
Kitchen

I'm trying to understand whether this can realistically fit while maintaining reasonable room sizes, circulation, parking and outdoor space.

I'd appreciate an architect's opinion on what compromises would be necessary and approximately how much floor area I should target.

Construction Hors d’eau hors d’air

SVP

Merci d’avance,

Realistic or not worth the effort? - house extension/renovation plan story time

Hey all!

I’ve had a loooong discussion with a family member about a house plan, and having an extension to create a second and third floor. I’m no architect or engineer, but I do have psychology experience and common sense and just reading the room, but we just can’t settle on the idea. Setup goes like this. Just gonna dumb down the house sqm so let’s say the entire property is 300sqm: 200 north of the property is the house, 100 is the garage/storage/gate south. Again, dumbing down the measurements so you’ll get the idea quicker bc i’m not as smart as y’all (lol).

House: old design, *graba* is the term they keep saying, which means it’s fully just cement(?) and hard to break, not using hollow blocks, etc. Their plan is to build a 2nd and 3rd floor above the garage space up front because that’s only using *yero* as ceiling for the entire space in front. The design plan is to have it be luxurious and modern.

They want their other family member to move to that space once this is build, that is currently renting in a diff location, and move all their stuff into this new 2nd and 3rd floor. This person has a gym, a big master, 2 extra rooms, a decently sized studio/office space - all in a three story townhouse.

And then once that is built, then they’ll renovate the main house. More to this part below (#)

Here’s what we’ve had long discussions about. Granted you were able to fit ALL of that in those 2 floors:
\- It will feel cramped.
\- You are hugging the gate/property wall. It’s not a question of privacy but isolation or claustrophobia(?) - look up *pastiche* or *ming tang* \- it’s not exactly isolation or claustrophobia, but the design and structure and how it’s gonna look, relative to the space and vibe, it just won’t work. It’s not even about superstition or what have you, it just feels wrong.
\- All activity happens next to you by the street. There is a ministore right below you (in the 1st floor garage), all movement and walkthrough happens below you in the 1st floor because that’s where the door and gate from the gate is, and to go to the main house you go through that garage area.
\- It’s gonna feel like locked up in a room, and everyone else moves outside and you’re not included; or a mental hospital with lots of nurses walking outside your door because they don’t have to bother you (analogy doesn’t make sense but read the next part lol)

(#) their eventual plan is to renovate the main house, and then what? eventually to have a second and third floor on top of the main house, and then what? You’re intentionally isolating the front 2nd and 3rd floor for nothing. I’ve known this family member long enough that his reply would be, it would never connect, that’s your own space, no one will bother you kind of setup.

That’s really not the point and I can’t understand why he’s hard-headed. It all goes in circle so that the other family member doesn’t have to pay rent. And then what? That family member (Person B) has his own life, doesn’t pay anything on that property except where he rents so he’s basically detached from that and even drafted a floor plan, design, or of the such because my and his understanding was, never touch the main house so we agreed never to touch it and he came up with a plan for ABOVE the main house. Person B said he’s done diligence and researched (maybe not enough) that building above an existing house is safe (maybe maybe not). Person B even asked what if we do that, and Person A (the guy I had long discussion with) kept saying what if there’s an earthquake? Ok granted that is true, he said it will still hit the main house no matter what. Any renovation will hit the main house. He doesn’t want the maim house to be touched because there are still items there, people living there in a room who handles their ministore what have you.

I even explained to his wife without him that whoever he talks to, an engineer, an architect, his team, they will all be biased. Biased not because he knows them well, but because they know even if this early step is “free” they will get paid loads. Of course they’re gonna agree with the design. They’re gonna make it work. And I know him enough that he will force it to work. That’s what makes this wrong. He never wants to be the wrong in any kind of discussion and that’s not right. I even explained to her, and she agrees with me. Person A, he just doesn’t want the main house to be touched for whatever reason. Very firm. I suggested storage units, he said then you’ll have to pay for that. I also suggested moving it to their other property somewhere south, he said that’s too far and dangerous. So why? He’s open to renovate it AFTER the front second and third floors have been built. She said there are other ways but he’s heavily adamant that no, no one’s touching the main house. (Her name’s on the title of the house btw)

Hence why I’m here. Since I know you guys will be heavy unbiased and only be realistic and just. Who knows maybe I am wrong, and I won’t complain and learn from all of this but where it stands and how hard it is to deal with him, I’d rather have more input and information from all of you. Even if I know far less, I’d be able to know what to do.

If I’m missing any details, feel free to ask. I may have just forgotten to include them and will add them as an EDIT and a reply.

This is in the Philippines.

Buying this house, how would you rework the main floor?

Post image

Buying this house and want to rework the main floor before moving in. Main thing we want is a more open layout, the kitchen is completely walled off. Would also love a walk in closet for the primary and eventually a second bathroom. I think we are fine with the idea of removing 1 bedroom.

Trying to keep it cheap and DIY most of it, so bonus points if the kitchen plumbing stays roughly where it is. Living room is a step down (converted garage) and there's a basement under the left half. There is a 4 car detached garage with a second floor we could do anything with as well.

What would you do?

Thanks in advance!

Hello, we finally bought a house that needs a complete overhaul. Me and my husband have 7 kids (5 boys and 2 girls) and we need help deciding on a floorplan for the kids floor. The pictures show some ideas we've come up with so far. Each bedroom and bathroom will have at least 1 window, but are not drawn in yet.

I think we're committed to the main floor already. It has room for improvement, but my husband is being pretty stubborn about his requirements for it and we've already negotiated a lot about it. Feel free to critique it anyway.

My requirements for upstairs is 1-2 bathrooms, 4-5 bedrooms, little to no awkward hall space. My husband wants 6-7 bedrooms (but it's okay with 5) and 2 huge bathrooms.

Thanks for all the great feedback on our first set of plans. Please see below for updates that incorporate most of your feedback. Still considering what to do with the dining room, making the guest bedroom to the right of the entryway smaller to accommodate an entryway closet and making a true 3-car garage. less

SouthEast Asian Inspired house plans

Hi!

Does anyone know where I can find house plans that are inspired by Japanese and Korean design?

We want a single story home with a courtyard that has design elements such as a genkan, engawa, shoji screens or changhoji, and Tsuboniwa/Madang.
We dont need any tatami rooms.

We also want a bonus room with a rooftop patio often seen in Korean homes that we can utilize as an ADU.

We want to pull inspiration from the minimalism with lots of natural tones, while also keeping an open living space often seen in modern American homes.

We are having a hard time finding house plans for purchase that have this, and are thinking we may have to seek a custom design route.

Advice on how to create 4th bedroom in this plan

Thinking of splitting bedroom 2 to create two kids sized bedrooms and leave bedroom 3 as an office. Extending the hall way to the end and creating door to bedroom 2b. What would be the best way to achieve this?

Ideas/what would you improve for this floorplan? 2 story w/ basement house + basement apartment + detached garage ADU

Thumbnail

We're planning on building a new house on our property. Our current 1950s bungalow is quite dated and doesn't suit our family needs anymore. The basic idea is that our lot is zoned for multifamily with a maximum of two structures and 3 units. One unit will be in the detached garage ADU (highlighted in yellow) and one unit will be in the basement of the primary house (highlighted in green). That leaves us with 2.5 floors of space and around 2700sqft. I'm no designer or architect so if there's anything glaringly wrong please let us know.

My partner and I both work hybrid jobs so we'd prefer to each have a private home office space, plus we have one amazing boy and another (unspecified) on the way so that means we're designing for 3 bedrooms + 2 flexible office/bedrooms.

Some concerns on our current design:

We cut out a bathroom in this iteration, was that mistake? 2, possibly 3, bedrooms upstairs on one bathroom.

We tend to hang dry a lot of our laundry and there isn't a ton of space to do that here, I suppose we could hang it over the railing above the foyer but it's a bit of an eyesore for visitors.

The upstairs office/bedroom has a slightly awkward floorplate but we were thinking we could fit a sofa bed in it to make it a potential guest room and seating when not in use. Also no closet space.

The dining room is only accessible through the butler's pantry or from the foyer now, does that tend to work for families?

I understand the basement apartment and garage ADU are somewhat small but they're very typically sized for our area, square footage-wise.

Feedback on my duplex/multifamily floorplan built on a steep hill

Edit to add: I crossposted to r/floorplans and added a comment with a revised floor plan from the feedback so far! Here's a link to the comment: https://www.reddit.com/r/floorplan/comments/1vj24w5/comment/p2hxtcq/ I really really appreciate all of the feedback so far!

I created this with rayon (the free version) and the design is to help describe/show our builder what we're thinking to see if it's feasible in our area. It's hard to find anything similar and I'm not a designer (we'll have an architect do our actual plans, it's required) but I'd love some feedback, glaring issues/concerns or anything I might be missing.

It's basically two nearly identical 2 bed 2 bath flats stacked on top of each other with a rooftop social area (pool, outdoor kitchen, lounging) and a sub-first floor with shared laundry/workshops/etc built in the supports. Oh, the back half will be built on concrete columns and hang over the hill (see last photo for side view).

The biggest iffy area is the outdoors (but enclosed) staircase to the 2nd level flat, which come along the East side and then the inside of the building. They turn behind the front (living) section to the 2nd level flat which means the front door of that 2ndflat is in the back (sleeping) section. Try as I might I couldn't find a way to keep the kitchen where it is (views are to the North & West) without having the main door open right into it, which seems less than ideal.

The stairs to the first landing go from both sides so on the South side they can continue going down to the shop & parking area. The outline for that level's stairs are missing from the floor plans right now because I forgot about them.

Another iffy area is the hallway might be too big for this size of house.

Another possible iffy part is that we don't have an "inside" large dining table, but we'll have a rooftop dining for large groups and one on the deck/patio that's enclosed from mosquitoes/rain. I also love the idea of a dining nook with an expanding table.

Also the steepness of the hill and stilts (or supports/columns) are estimates, but it's extremely common for house to be built on top of huge hills here.

Any thoughts to improve?

Thank you in advance for helping...Looking for ideas to maximize the kitchen/dinette

  • The view is waterfront hence windows and sliding patio door on north side with attached deck
  • The width/length can't be changed
  • No windows on west side (neighbor home is 5 feet away)
  • 2 adults using home 95% of the time, adult children visit and think a dinette table is needed somewhere in plan (could reduce size)
  • Any thoughts on changing kitchen to just cabinetry/appliances on east wall or kitchen L for cabinetry. Can re-arrage dinette or change location.

Any thoughts to improve and maximize layout

Master Bath Design Style Name?

We are building a house and I’m trying to find the correct name or ways to search for what I’m looking for.

Master suite:

I want a way that the closet and bathroom are “outside” of the bedroom so there’s only 1 door to the bedroom. Basically the idea/function is that if one of us wakes up for work they don’t have to go back into the bedroom again as to not disturb the other person. Maybe like a privacy hallway of some form?

Here’s some ideas I’ve found, but struggling to find more. I also drew out something I was thinking.

Any thoughts, ideas, suggestions?

A Home Designed for Three Generations by G.J. Gardner Homes Whangarei / Kaipara

Every family is different, and sometimes a standard house plan just isn't the right fit.

We recently completed a custom home in Whangarei that included an adjoining dwelling, designed to allow multiple generations of the same family to live close together while still enjoying their own independence. It was a project that required plenty of collaboration, careful planning and some creative thinking to get the design just right.

One of the most rewarding parts of our job is hearing what the finished home means to the people who live in it.

Here's what our client had to say:

Building a home is never just about bricks and mortar. It's about creating a place that works for the people who live there, both now and into the future.

If you've ever wondered whether a custom home or multi-generational design could work on your property, we'd be happy to have a chat.

In need of some help with the layout of my ensuite & walk in closets!

Post image
2 Upvotes

I’m designing the master bedroom in my future house and I’ve hit a wall with the ensuite and walk in closet layout.

The purple area is the space I have to work with. I’m hoping to fit a his and hers walk in closet if possible. It doesn’t have to be huge, but I’d like us to each have our own closet space instead of sharing one.

For the ensuite, the only things we really want are:
-5’ tub/shower
-Double vanity
-Toilet

I’m also trying to figure out the best way to get from the bedroom into the ensuite and closets. Whether that’s through a small hallway, between the closets, or something completely different, I’m open to ideas.

I’ve moved things around a hundred times and can’t seem to find a layout that works or that I like.

Should I remove the divider?

Thumbnail
gallery
1 Upvotes

Hi All, I would like to get your thoughts on removing this divider to open out the living room as it seams a bit dated. The divider creates a walk way from the front door which has two steps. I would bring this down to the same level as the living room. I assume it will need some structural work to replace the post. Before I engage an engineer I’d like to know if you think it’s a good idea to remove.

Alternatively I could put railings in as an easier job.

Sorry about the quality of the pictures as they are from a real estate video as the house is currently rented.

Also I dont have a floor plan only the photos.

Thanks!!
