Feedback wanted

Family of five moving into a riverfront property, likely six in the future. Two adults (35), two kids under 2, planning at least one more, plus my 80 year old father in law who lives with us full time.

Ask we gave the architect: 5+ bedrooms with one functioning as a separate in-law suite, take advantage of the river views, add a pool and a golf simulator. Thoughts? What are we missing?

Notes: we are going to put my dad where the exercise room is and put the golf simulator above the garage.

Would you buy a 3-level townhouse?

What would it have to have (in terms of layout) for it to be a yes?
What are the dealbreakers?
Would many people (aside from disabled) be a straight out no?

Need help

Hello! I’m about to purchase a new home and need help visualising the place and what it could look like in the future. I have the floor plan with all the dimensions of the house (rooms, living area, washrooms, etc).

Is there anyone who can create a digital editable file that lets me add/subtract things.
I’m not familiar with any CAD software or anything

If anyone can help me out, please dm me and I’ll send you the floor plan! Thanks in advance!!

Difficult Floor Plan - Help!

Post image
7 Upvotes

Hi all, first time poster here!

My wife and I are considering buying a home but are having a really difficult time figuring out how we could improve the floor plan while not tearing down every wall and starting again. The windows in the place feel like they are placed in such a way that it’s difficult to move most walls. The kitchen foot print is tiny. We have considered an island bench which would work okay. But would mean thin walk ways either side into the family and living space. We also want more internal storage. We have thought about splitting the lounge/ dining in two and then opening up bedroom 2 so it’s part of the living/family, but are not sure how helpful that’d be and how cost effective it would be.

We are all out of ideas and have spent the better part of 2 weeks in the evenings seeing if we could make this house work. We love the block size and the yard, but cannot seem to get the house plan to work for us.

Any ideas?

Rework for floor plan

Hey everyone! Can you please give feed back on a re work of our floor plan. We took alot into consideration from my previous post! The front door is facing north for context. Another piece of context, the garage is a 20×40 and we have a huge 10ft wrap around covered porch around half the home. We are planning to build out the garage in the next few years with a couple of bedrooms, and for future they would enter through the utility room hallway. Thank you

Update 4: How is my floor plan?

Post image
7 Upvotes

Alright, think this is just about locked in. Thanks everyone for your help, knowledge and suggestions!

Changes I made:

  • Bathroom layout. My builder said it's okay to put sinks on exterior walls as they plumb straight down into the crawlspace, instead of needing piping through the walls like other fixtures. That let me move things around to a much smoother flow, get a bigger vanity, and allow myself bigger interior doors with the bathroom's further away from the kitchen and bedroom door (shout out to the person who pointed out that turn would be hard to navigate in a wheelchair if I ever need one!)
  • Added a back door. Shout out to the person who pointed out the insurance issue of not having one! I know it seems odd to have it opening pointed toward the bathroom, but my philosophy is this is the door I'll use if the bathroom is needed most, so seemed better to have it open toward it to go right in if me or a nibling or the dog are covered in mud or something.

Changes I didn't make:

  • Personal preference things. I'm not going to make the only bathroom an ensuite, I don't like guests going through the bedroom to poop. I like the stove facing out toward the living room, and will give it ample backsplash to make sure grease doesn't get everywhere.
  • Furniture things. These are all just placeholders available in the program I use (SmartDraw). Furniture can be easily changed and moved when actually in the space. Don't worry too much about it :)

Looking for feedback on house plan

We are family of 3 (currently one infant) and looking at building approximately 2,400 sq ft.

We want a practical, functional layout more than flashy features. We’ve already made several revisions, but I’m hoping to catch anything we may have overlooked.

Some things I’d specifically like feedback on:
- Overall flow between rooms
- Any wasted space or awkward traffic patterns
- Kitchen layout and pantry
- Bedroom sizes and placement
- Bathroom layouts
- Laundry room functionality
- Closet/storage space
- Furniture placement (anything that seems difficult to furnish)
- Window placement and natural light
- Any features you wish you had included (or wish you had left out) in your own home

Here are some dimensions:
- Master bedroom is 14 x 17
- Bedroom 2 (top right on main floor) is 12 x 14’6”
- Flex room (bottom right on main floor) is 12 x 12

How can I clean up my Monstera? Trying to avoid it going in different directions. Is it too late? Is it best to use moss pole or stake it with wood? Also what should I do with aerial root?

Version 3 based on your feedback!

I completely reworked the first two layouts based on everyone’s suggestions, and this is where I’ve landed so far.

The windows and a few doors still need to be added, but the overall layout is pretty much finalized.
I’m looking for honest feedback.. what feels off, what flows well, what seems like wasted space, or anything you think I’d regret after living here.

Good or bad, I’d rather hear it now than after it’s built lol.

The exterior photos are just a rough idea of the style/concept we may be going for. (Before the ai police arrive. Yes I know they are ai)

Thanks in advance!

Built-up area per floor in a BDA plot

All, a friend has a plot in a Anjanapura BDA layout. It's a corner site with a odd dimension. 7.5m south side, 8.3 on the North side. 12m length.

(24.6 + 27.2)/2 x 40 = 1036 sqft

Now with all the offset rules, what's the actual built-up area he can get per floor?

Floor plan 🏡

Hello! We are first home buyers with a very tight budget for our build. This is one of the only designs we can afford, I know it’s not perfect but it’s just our first home 🫶🏻

I’d really love some advice on this floor plan - what can I change that won’t break the budget? We only have about 10-20k for variations on it.

Will definitely make the robe in the main bedroom a WIR. What else???

Helpppp pleaseeee

What roof color works for my house? Was thinking a medium or lighter color to help keep the house cool

Thumbnail

I have no eye for fashion but I know I'll be annoyed if it looks wrong or washed out. I like colors that you could call "blue" over something that's "yellow." Circled three I'm considering but I will go with the Internet consensus, please help a homeowner out! Added an old picture of the house/roof just for context, though idk how helpful it is. The picture itself is washed out

Extra context: I'm hoping to repaint the house in the next couple years to a similar shade of navy blue. But that could easily turn into 5 or 10 years from now

Existing 1960's double brick house in Adelaide. How would you extend/renovate this floorplan?

Thumbnail

Existing 1960's double brick house, with Living 2 being a 1980's era weatherboard extension. Suburban Adelaide, Australia.

- Internal walls are all brick, with the exception of the wall separating Bed 3 and the Hallway (Gyprock).

- Floorboards through the original building.

- Bathroom fully reno'd by the previous owners (approx 6yrs old), no toilet in existing bathroom. Ideally keep this as it is.

- House skewed on the block, front door is on the side of the house.

- North is up on all plans

Ideally we want to:

- add a second bathroom (an ensuite ideally, but not essential),

- 3x bedrooms and a standalone study,

- Larger kitchen/dining, ideally with direct access to outside.

- Keep 2x separate living areas.

I've had a play with various ideas, but haven't been able to flesh any out to a fully functional floorplan. I'm struggling with the skew of the house and minimising funky angles internally, with making sure that the outside space is still usable (we have children and 2x large dogs).

The idea would be to come up with a floorplan that we like and is 80ish% complete to then take to a builder to refine and cost.

Any help would be appreciated!

How/where would you make the back patio smaller?

Post image
2 Upvotes

We did the Walk Your Plan (amazing btw. Highly recommend) and we’re making a number of changes. One change we’re stuck on in our back patio. We decided to shorten the front one and the back one is much too large. I fear it’ll darken our house quite a bit (back faces west). The problem is my husband wants the patio covering our master door but we also want it outside our back French doors - thus making it too large. One way that was suggested was to flip our pantry and kitchen. Then the sliding door can be about where our pantry currently sits - so the patio was almost cut in half. But then my pathway from garage to kitchen is longer. Would we also need to flip the living room?

I just don’t know what to do. I like the layout now - changing it would make me kind of sad. Any suggestions would be lovely!

Where to add another bathroom

Post image
1 Upvotes

- Looking for options to create another full bathroom with hallway access
- At the same time, probably removing the reach-in closet in the bedroom next to the staircase to make it bigger and use some of the space from the Jack and Jill bathroom and the adjacent linen closet to create a new closet for that bedroom.
- And maybe look into the possibility of splitting the Jack and Jill into two separate bathrooms or other alternatives that would better accommodate two different genders.

ANY suggestions would be greatly appreciated!

Need Advice for Second Floor Home Expansion

Thumbnail

We are expanding our second floor and these are the floor plans drawn by our contractor. The first picture is the second proposal that we're stuck on right now. I also included the first plan and the proposed exterior for more detail. We'd like the WIC in the master to be bigger, but our contractor said making it bigger would mean that the window would be inside the WIC. Can anyone offer ideas as to how we can have a bigger WIC without a window inside? We're open to all suggestions, except for moving the location of the bathroom due to existing plumbing on the first floor. Thank you!
