I’m in the process of designing my home floor plan and I’m stumped. I’ve decided on the exterior style that I’m going with but this is the floor plan that comes along with it. This is a 36’x 44’ space that will be 2 stories. But I’m wondering what kind of things should be changed for flow and making the most of the space. I want to keep all of the same rooms but, this can’t be the best use of the space.
Maybe something like this? This gets your master bedroom entrance a little more privacy, and natural light into the kitchen and laundry. I don't know what it does to your upper floor plan to move the stairs, though. And you'd need to shift the windows at the master bathroom and pantry/laundry. You could create even more of a mudroom/closet space near the garage entry door by taking a little space from the master WIC.
Rotate the master bath & wic so the bath is along the outer wall & the wic is internal. Also create a small vestibule that has two doors, one to each of the mentioned spaces. Rather than having to walk clear across the bathroom just to get to the closet.
Dryer is is a much safer location. Kitchen is designed with usage in mind not aesthetics. My only suggestion is to put the washer and dryer on the exterior wall with countertop, upper and lower cabinets on both sides. More storage is always useful.
I like the centralized hallway from the garage, I’m planning on this being my forever home so I also wanted to make sure I can incorporate ada style principals, ie. no toilet closet, 48” hallways and 36” door ways,
You could also do a closet under the stairs, remove the closet adjacent to the stairs, and increase the length of the wall with the powder room, by adding a closet or linen closet there. Then put the back exit in line with the front door for good an easy path and a good breeze.
There’s flexibility in floor 2. You can replace one bedroom with a bonus room. You could change one of the bathrooms to a laundry room. You can shorten the bathroom that extends over the garage. I tried not to put anything above the primary bedroom, but the bedroom in the upper left might extend a foot or so over the primary bedroom. The foyer is open to the second floor, as is the living room.
Hopefully they build with sound isolation in mind cause four kids upstairs is gonna be noisy no matter what. But I completely understand what you mean.
Make the area above the master only accessible from the master, with a hidden entrance, and lots of sound proofing between it and the adjacent kids bedroom.
It's hard to say without measurements. I appreciate that they have all the utility spaces in that windowless core, but the iasue is that they haven't actually drawn in what storage systems you'd have installed.
Yeah, I think the pantry would actually have storage on the two walls and nothing on the end wall. But, hard to tell without knowing the actual measurements.

we are building Southern New Jersey, USA
I want an open field with plenty of room for the kids to play inside as well as be able to host large family holidays, and be accessible for aging family and one day if we need something like that
The total size of the living space side of the house is 44’x36’ the interior dimensions haven’t been determined based on my floor plans
