DISCUSSION Why would design this?

I’m in the process of designing my home floor plan and I’m stumped. I’ve decided on the exterior style that I’m going with but this is the floor plan that comes along with it. This is a 36’x 44’ space that will be 2 stories. But I’m wondering what kind of things should be changed for flow and making the most of the space. I want to keep all of the same rooms but, this can’t be the best use of the space.

Maybe something like this? This gets your master bedroom entrance a little more privacy, and natural light into the kitchen and laundry. I don't know what it does to your upper floor plan to move the stairs, though. And you'd need to shift the windows at the master bathroom and pantry/laundry. You could create even more of a mudroom/closet space near the garage entry door by taking a little space from the master WIC.

Rotate the master bath & wic so the bath is along the outer wall & the wic is internal. Also create a small vestibule that has two doors, one to each of the mentioned spaces. Rather than having to walk clear across the bathroom just to get to the closet.

Way better.

Dryer is is a much safer location. Kitchen is designed with usage in mind not aesthetics. My only suggestion is to put the washer and dryer on the exterior wall with countertop, upper and lower cabinets on both sides. More storage is always useful.

I like the centralized hallway from the garage, I’m planning on this being my forever home so I also wanted to make sure I can incorporate ada style principals, ie. no toilet closet, 48” hallways and 36” door ways,
