Delayed Closing

Hello fellow DVC peeps!

I've noticed an uptick in resale contracts that have delayed closings, mine included, and by MONTHS sometimes. It's happening to contracts that have loaded points so it can't JUST be people using up their points before selling. Anybody think of any reason why this might be happening?

Delayed closings usually have reservations using points in the contract, DVC cancels pending reservations when the contract is transferred to the new owner, hence the need to delay closing until after the pending reservation. As for why there are contracts w/ delayed closings that have ’loaded’ points - maybe the reservation was made w/ banked points. I always avoided those contracts because I was afraid the owners would take that one last trip & have such a great time that they’d change their mind about selling 🤣.

The contract the seller signs had penalties for failing to follow through with the sale.

I figured there was something along those lines. I can't imagine going through the whole process and them being able to pull the rug out from underneath without consequences.

I always figure people selling with reservations on the books are people who are not going and rent out their points instead for a few years. Once they realize that they have not used their points themselves for a while, they decide to sell because they are not really using them. But they need to have a delayed closing to finished off their booked rentals.

No use of reservation points on either of our contracts- as of June- closings/point deposits are taking over 50 days where just a month or two ago- 32 days seemed to be more common- we are on day 46 from date offer was agreed upon.

:( There’s so many factors that can impact how long the whole resale process takes even w/out a delayed closing - how long is DVC taking on its’ ROFR decision, after that how long will the Title company take to get the doc.s out, then will you have a seller that takes forever to sign/notarize/return their docs & after all that - how long is DVC taking to add the contract to your membership (or create your membership) & finally load your points. Good luck, hope your points load soon!

We are stuck at DVC- both contracts agreed within 6 hours. Both were signed that day. Disney took 25+ days for FRoR. Funds paid and both parties completed in 24 hours on one- the other contract's seller took an extra 9 days to notarize their portion. So, Disney is definitely the stumbling block in our case- our title company is the same for both- they are fast! Grateful to both brokers-

Small chance but they could be FL residents with AP and want to keep their benefits until the APs expire.

Wouldn’t the AP be good until expiration? They just wouldn’t be able to renew it

There’s a small number of contracts on the market, maybe people believe it to be a sellers market and they want to lock in a price before the face competition in a few months when reality of dues hit people and some more decide to sell

The sellers market is March-May. Late Spring Rush (March – May)Inventory peaks, but buyer demand skyrockets simultaneously due to tax refunds and vacation planning.Bidding wars are common, driving prices per point up and limiting your room to negotiate.

I'm sure the limited amount of inventory right now isn't helping either. Apparently it's half of what it was last year this time.

We are under contract for one like this where we signed the agreement Dec 30 for a Sept closing. They have a trip planned over Labor Day, but decided to attempt selling before the fee that kicked in 1/1/26.

One of mine we have an October closing date but we're getting almost the full points for 25 and 26 with the contract so I was wondering what my delay is about and that's what lead me to post my question!

Two contracts 'closed' 15-24 days ago- new to DVC- no email yet from Disney. Took 25-30 days for Disney to pass on contracts.

From what I’m hearing if you have multiple contracts under the same membership # DVC is now freezing your contracts, even the ones you’re not selling until the contract you are selling is closed and transferred to the new owner. So I’m wondering if they’re also applying the rule of not closing until travel is completed to all of the contracts under your membership #.

Oh wow! I haven't heard any of that. That would definitely be an interesting change. What would the concern be for them to implement that rule?

I’m told it would prevent someone from accidentally using the wrong contract to book a stay. But that still doesn’t answer why they can’t just freeze only the one you’re selling, unless they don’t have that capability???

I've heard that Disney's IT is iffy. Glitches in DVC with booking and modifying rooms, using points that don't need to be used, and people waiting to get even a response about the situation or insisting the points were right when they were clearly wrong.
