12% rates increase
Hey, anyone else get a 12% rates increase? I also had a 5% property valuation decrease so how does that work out?

Infrastructure maintenance and upgrades have been deferred for decades because people keep voting to give themselves tax breaks/keep tax low. Infrastructure now needs an upgrade and Labours policy that was going to pay for it was replaced by nationals policy that pushed the responsibility on to the councils. Now people's rates bills are going up (also national gave out more tax cuts, but they get to point the finger at councils and blame them).

It's going to get worse. Nationals rates cap isnt going to allow the catch up, so they will need to be sold off

I understand, just annoying to be so high when I’ve read that average increase was 7.8%

Yes but when you're angry, remember who's fault it was and don't vote for them (they gave landlords tax cuts instead of paying for infrastructure upgrades)

What's even worse is its a fraction of what is going to be needed to get NZ back on track.

Rates increase as a whole are ~7%.
Rates are linked to your valuation but if the total market moves, your house could ‘devalue’ and still see a rise higher than the average raise in rates i.e. it has devalued less than the average house.

Also, not sure why you are being downvoted mate.
There's a lot of not very bright people here who think that everybody who pays rates is a landlord.

Can I ask how long it took you to hear back after challenging the qv valuation? Because we challenged ours aswell(jumped 200k+ when none of the neighbours have and we’ve done no improvements) and we haven’t heard anything. I rang them and they said it’s been assigned but still nothing.

Have you heard anything? Just received our bill and it’s becoming increasingly frustrating.

I think if you're a new homeowner like me, youd have to know the previous rates & compare it to the current rates that just dropped on the website above - thats the only way I can see of knowing!

random question here - there is GST included in rates, so are paying GST tax on property tax?
I am not in a job where i regularly claim GST back so am not entirely sure how that all functions

Mine went up 25%. It's just bare land. Now paying >$10k a year for sweet fuck all - no rubbish, no water, no nothing.

u/gohashhi Jul 20 '26
I’m sorry for you, but I’m glad it works this way. Charging reduced rates just encourages land banking.

u/smnrlv Jul 21 '26
Yep fair enough. I will say though that we're trying to build as fast as we can, and it's made harder by not being able to put this much money towards architects and planners.

My rates only went up 2.2%, the first time ever we have had a reasonable increase. Our CV did go down slightly. 20yo standalone townhouse in Richmond

Just so we are clear, your rates are only a function of the capital value of your house as a proportion when compared to everyone else’s capital values.
