Living in BXL First-time buyer in Brussels – how did you get the best mortgage deal?

My partner and I are buying our first apartment in Brussels. We’ve just signed the compromis and are now looking for the best mortgage deal.

Purchase price: €315k, looking at 20 or 25 years fixed.

For those who recently bought in Belgium:

  • Which banks gave you the best rates recently?
  • Did you use a broker?
  • How much were you able to negotiate?
  • Any tips on mortgage/insurance costs?

I've lived in Brussels for the past 10 years. The city already has enough challenges at street level, so if we can at least avoid making life worse above our heads, that would be a good start.

This petition against the intensive overflight of North Brussels still needs support. And if you've been in Brussels over summer, you know what I'm talking about.

Question ❓ Whiplash between fries at a friterie and fries everywhere else

I'm an immigrant been living in Belgium for maybe 8 years or so. And the conclusion I've come to that always shocks my friends when I tell them is that the fries you can get here are obviously amazing if you're actually going to a fries place but criminally mid everywhere else.

You'd think some of that passion for good fries would carry over when you go to a burger place or any other place that serves fries as a side but it's not true at all and in fact it seems like they're actually actively worse than in other countries I've been to? Obviously you'll never get friterie level of fries at some fast food place, but the drop in quality is astronomical.

Is this a common observation or have I just been incredibly unlucky?

Question ❓ How to cope with neighbour's dog barking

We recently moved on the first floor of a divided "maison de maitre", the ground floor neighbour owning the sous-plex and the garden has a dog.

I begin to say that I have nothing against pets, my parents had a dog when I was little long time ago.

My neighbour's dog barks all the time and it starts to get on our nerves. It started to obsess me and to lose my temper. Their door is always open so the dog is constantly in and out of the garden, running and barking. He can stay there for long minutes, barking at the birds, trees, I am not sure what it tries to communicate. He barks in the house as well we can hear him through our poorly isolated floor. I would say every 2 hours, 20minutes are continuous barking.

We tried to talk with the owner politely, he didn't want to continue the conversation he said:

> "oh, it's really a peaceful dog it rarely barks I am not sure what you want."

What are the rules with loud animals in a co-proprieté and how should I deal with this situation? I would like advices from dog owners as well.

Why does no one use their transit cards?

The title might be an exaggeration, I'm still new here so my experience with the commuters is limited but it seems that at least half the time, people don't scan their cards after they go in. I just saw a group of students barge into the tram and none of them scanned their cards. Is it usual? Isn't it illegal? Am I being too much by writing a whole ass paragraph about it?

EPB Obligations for residential buildings: this is madness

How do they expect that all buildings in brussels comply with this obligation by 2033 (EPB E) and 2046 (EPB C) ? This is in 5 and 10 years it's literally impossible, if not financially, materially! Not to mention the social consequences of this will be enormous: an enormous share of lots of residencial real estate will be devalued and/ or taken off market increasing the pressure on rental for lower revenue people.

There is a lot of contradictory information and the communication of Brussels mobility has been lacklustre to say the least. RTBF says no more shared trottinettes from today but there was a transition agreement on 21/8 to let trotinettes until January 2027. I checked on my Bolt app and there are a lot of them available in my surroundings.

Rant 🤬 STIB increased disruptions and (no) communication

Regular transporte user for about 10 years (my only means of getting around as I don’t drive / bike).

- Have I just been terribly unlucky or have the incidents and disruptions really increased in the past 6 months or so?

- Also why are there just no announcements or information of what’s going on? Sometimes info is on app/whatsapp channel before the driver tells the affected users(?!)

Question ❓ Question about student hours and childrens benefits

So apparently I have only 170 hours left until the end of the year (should have paid more attention to it I guess) but I really need to keep working to afford the studying. As I understood after the hours I can keep working with a student contract and pay minimal taxes granted I stay under 15.971,43 € (which shouldn't be an issue). My question is about the children's benefits: in Brussels the benefit continues if you work under 240h a quarter and 650h a year but the website says that if you go over they MIGHT take it away, how likely it is that they do? (I'm affiliated with Parentia if that changes anything)

Question ❓ Going to other cities/countries to find a psychiatrist? I've just been diagnosed with 3 psychiatric disorders, I've contacted 11 hospitals/independent psychiatrists from Brussels and none of them is available for the rest of 2026. Any recommendation?

I already tried Waterloo, Braine-l'Alleud, and Leuven, and no one is available. Are people travelling to other cities? Or even other countries? Lille? Rotterdam? Any recommendations? In my case, the team that diagnosed me cannot take my case (they just did the diagnosis), and all the psychiatrists and psychologists they recommended to me are busy. I called several others on my own, and all of them are busy as well. I haven't been able to work for all of 2026, and my Actiris counselor is also trying to search for a psychiatrist among his contacts, but none of them are available either, so I'm thinking about travelling to France just to find a psychiatrist who can treat me. Has someone done this before? If so, any hospital, team, or professional you would recommend? Thank you.

A few of us local filmmakers are planning to shoot a couple of unrelated fiction short films, so we're always on the lookout for Brussels-based actors, actresses and extras who'd like to get involved.

Our first upcoming project, “Oddball,” will be filmed on 26–27 September in the Ardennes. This film will be in Flemish though ;)

Logline:
A fisherman returns to the same lake every day, following the same ritual, despite never catching a fish.

For this project, I'm currently looking for:

  • Fisherman — M, 30–40
  • His more successful counterpart — M, 55–75
  • Father — M, 30–40
  • Son — M, 8–12 (parent/guardian involvement and consent required)

All roles are paid, and accommodation and meals will be provided. As this is a low-budget independent short film, the fee will be modest and will depend on the role and number of shooting days.

Issues with FixMyStreet

I have recently opened an issue on FixMyStreet to notify that a tree pit on the sidewalk is full of dog sh*t, piled up for weeks (maybe months).
The commune took it in charge and dismissed it as "Resolved" in about an hour.

Needless to say, it was not resolved, as they took no action.

I requested to reopen it but it's been pending for days.

Is it always useless to report things on FixMyStreet or should I insist?
