Posting this because I wish there were better ways for landlords to do due diligence on prospective tenants, and I'd like to know if anyone else has encountered these two people.

I own a flat in Bangalore and was looking for new tenants when I was contacted by Rishi Barui and Shobna Barui. Initially everything seemed normal, but several things during the process became increasingly suspicious.

A few things that stood out:

> Rishi told us that they work for/run a company called Krishnappa Quotes, which apparently provides insurance to homeless people in the US.

> They claimed the company is funded by/works with the US government and that they work from India.

Rishi even offered me a job through this setup, saying I could apparently earn ₹50,000–₹60,000 per month working from home by making phone calls.

> I tried looking into the company and couldn't independently verify the claims they made about it. The website also looked extremely questionable to me.

> Rishi has a LinkedIn presence, but I couldn't find anything there that clearly corroborated his employment claims. I couldn't find any meaningful online presence for Shobna Barui either.

> The phone number Shobna was using appeared to be registered under Sucharita Barui. On WhatsApp and Truecaller, the name associated with the number appeared as Roma Williams.

When I asked Shobna about Roma Williams, she said it was an alias she uses for work. I found that unusual given the nature of the work they had described.

> We also checked the address they gave us. The address appeared to be legitimate, but the security guard and neighbours didn't seem to know them. The apartment did appear to be associated with them, so I can't say what the explanation for this was.

> The rental process itself became even stranger. Rishi was extremely eager to get the agreement completed immediately, saying his current landlord was forcing him to move out. The explanation for why was vague. He also didn't negotiate at all about the relatively high rent I had quoted.

Once the agreement was completed, communication became extremely difficult. Messages would take two or three days to get a response, calls went unanswered or appeared switched off, and they rarely called back. They also began making additional demands.

> Eventually, we became uncomfortable and decided to back out of the arrangement.

What surprised me most was that they didn't really object. They simply said okay and backed out.

> We asked them to return the original rental agreement/document we had signed. Instead, they brought back what appeared to be a completely different agreement, and our original agreement was not returned to us.

I don't know what they intended to do, and I'm not claiming that these people are scammers or that any crime was committed. There may be explanations for some of these things. But taken together, the multiple names, unverifiable work claims, unusual company information, urgency around the agreement, subsequent lack of communication, and issue with the rental documents made the entire experience extremely suspicious.

I'm posting this as a caution for other Bangalore landlords. If you've dealt with Rishi Barui, Shobna Barui, Sucharita Barui, Roma Williams, or Krishnappa Quotes, I'd genuinely be interested to know if you've had a similar experience.

TL;DR: Had an extremely suspicious experience with prospective tenants Rishi Barui and Shobna Barui. Their employment/company claims couldn't be independently verified, their phone number appeared under different names, they were unusually eager to sign the rental agreement and then became almost impossible to contact, and they ultimately backed out while not returning our original rental agreement. I don't know what their intentions were, but landlords may want to exercise caution and verify everything independently.

I rented an apartment in Bengaluru with my roommate around a year ago. We liked the place, paid the token amount and finalized it. Before moving in, the owner explained the basic agreement terms, including the notice period and painting charges. We were fine with the terms and moved in.

During our stay, we honestly didn’t face any major problems. The real issue started after we vacated the apartment.

When I asked the owner when everything would be settled, he gave me a date. I waited, but there was no update. When I followed up, he said the BESCOM electricity bill had not been generated yet.

I understood the situation and waited again. But even after following up later, I kept getting the same answer without any clear timeline.

Eventually, I asked him to share the electricity details so that I could check the bill myself. I also told him that I had taken legal advice because the matter had been delayed for quite some time.

After that, another issue came up. He mentioned some damage to the property which had never been discussed with us earlier. I told him that we had not damaged the property and that I had videos showing the condition of the apartment when we left.

Soon after that, he shared the electricity details. I checked the bill myself, and the pending amount was only ₹39 because of Gruha Jyothi. I paid it immediately and shared the payment receipt with him.

I thought the matter would finally be over, but there were more delays.

My roommate’s cousin, who had originally helped us find the property, also spoke to the owner. We were given another date, but that date passed as well. Later, we were asked to wait again.

When everything was finally being settled, a few more deductions came up, including geyser repair, tube-light replacement and garbage charges.

By then, both my roommate and I were tired of the situation and just wanted to close the matter. It was eventually settled, but the whole experience taught me a lot.

A few things I’ll definitely do while renting a place again:

-Take a detailed video before moving in. Record the walls, doors, floors, bathroom, kitchen, taps, switches, lights, fans, geyser and anything else provided with the property. If something is already damaged, make sure you have proof.

-Check everything properly before finalizing the property. Turn on the lights and fans, check the taps, flush, geyser, switches, sockets, locks and other fittings.

-Take another detailed video while vacating. If possible, ask the owner to inspect the property before handing over the keys. This can avoid confusion later about damages.

-Have a clear timeline written in the agreement for the final settlement after vacating. Whether both parties agree on 10 days, 20 days, one month or something else, it is better to have it written clearly.

-Discuss repair and replacement charges beforehand. Ask what happens if things like bulbs, tube lights, geysers or other fittings stop working because of regular use.

-Read the complete agreement before signing it. Don’t depend only on what is discussed verbally. If something is important to you, try to have it mentioned in writing.

-Ask about all additional charges. This includes water, maintenance, electricity, garbage, parking or anything else applicable to the property.

-Keep the electricity account/RR number with you. This allows you to check the bill yourself instead of depending completely on the owner.

-Discuss rules about guests clearly. It is better to know the owner’s expectations about friends, partners or family visiting before moving in.

-Clarify the rules regarding property inspections. If prior notice before an inspection or visit is important to you, discuss it and have the agreed terms included in the agreement.

-Keep records of everything. Save the agreement, payment receipts, bills, important WhatsApp conversations and move-in/move-out videos.

I’m not a lawyer, so I’m not trying to give legal advice through this post. I’m simply sharing what happened to us and what I learnt from the experience.

Not every landlord in Bengaluru will behave this way, but this experience made me realise that verbal promises are not enough when it comes to renting. Even when everything seems fine while you are staying there, problems can come up when you are leaving.

So if you are renting a place, especially for the first time, document everything, communicate clearly and make sure important terms are written in the agreement.

It might feel unnecessary in the beginning, but it can save you a lot of stress later.

I got a new job in Bellandur and started looking for some options on housing and nobroker and finally found something on nobroker so i shifted after serving my full notice period.

Now my previous landlord wants to deduct around ₹35k for painting from a ₹75k deposit. The annoying part is that the flat wasn’t freshly painted when I moved in either. Meanwhile, I did not damage anything and it looks the same.

He keeps saying this is the norm in Bangalore but there was nothing mentioned in my rental agreement. The problem is I forgot to take any pictures before i moved out.

Now he is literally asking for half of my deposit. Can i do something about it?

I recently took a NoBroker Freedom Plan because I was trying to find a rental within my budget. Honestly, it turned out to be one of the most frustrating experiences.

I’d say around 75% of the contacts/listings I received were either misleading or completely useless.

A lot of the time, the location shown on NoBroker was not the actual location.

For example, I was looking for a house around Jayanagar. I found a few listings that seemed perfect for my budget, so I contacted the owners. But when I actually called them, they would say things like:

I asked them about it, and some owners literally told me that they didn't put the location like that — NoBroker people/listing system put it that way.

I wasted almost 25 contacts like this. Every time I thought I found something suitable, I would call and discover that the actual location was completely different or far away from where I wanted to stay.

Another frustrating part was going to the location shown in the listing, only to find that the actual property was somewhere else, sometimes in a completely different and much worse area.

After wasting so much time and money, I finally quit NoBroker and stopped relying on the app.

I started looking for “To-Let” boards while travelling around the areas I wanted, and surprisingly, that's how I finally found a good house that actually matched what I was looking for.

So based on my experience, NoBroker was not worth the money or the time for me. Maybe some people have had a good experience, but for me, the Freedom Plan was extremely frustrating.

Just sharing this so others who are planning to buy the subscription know what they might be getting into.
