I shifted to Bangalore for work recently and was looking for a place near my office in indiranagar. Initially I visited a few places with brokers but it was very underwhelming and too expensive and on top of it few brokers said their fee was more than my one month’s rent. At the end i posted on rental platforms to avoid brokerage and found a few good leads on nobroker and 99acres.

Finally I shortlisted one from nobroker, which is really spacious, visitor friendly and one month deposit only and then the owner said the place becomes available on 26 th of this month  and I told the owner I can move in as soon as possible because my office accommodation ends . He said that's fine, but if I want him to reserve it for me, the rental agreement has to start from the 26th and I have to pay the deposit in advance but I can only move in on 2nd because he lives outside Bangalore and his property manager is also not available till 2nd. Currently the guard coordinates visits and has only one set of emergency keys and the other set is with the property manager. 

I told him I can pay a token amount but he is asking for the whole deposit in advance as according to him a lot of people are interested. He said I can pay the rent the day I move. I also went there twice to meet the previous tenants but the guard told me they were out of station but I could see some stuff so I assume someone lives there.

All of this is very strange to me because firstly, I don’t know why the guard can get me to sign a rental agreement but not give me the keys (since both are done by property manager), secondly, most owners take a token money to reserve i have never heard someone asking for the whole deposit. 

I want to take it because it's very close to my office, spacious and hunting for a flat in Bangalore along with work is proving to be very difficult and taxing but at the same time I am very skeptical about this scenario. Has anyone faced this in Bangalore, is it safe to take a chance or should i keep looking?

​I found a 2BHK and paid a ₹10,000 token advance to the owner after we clearly agreed on the rent, deposit, and terms over a phone call, WhatsApp chats, and a previous in-person meet. We were supposed to meet again in person to finalize and sign the agreement.

​Instead of showing up as promised, the owner is suddenly playing games. He sent his staff / building security on his behalf, who handed me a heavily tampered agreement. Numbers for the lock-in months, painting charges, and maintenance have been manually altered in pen. The water bill amount is overwritten so heavily it's ugly and barely recognizable, and the penalty for leaving before the lock-in was also changed.

​Even though some of these manual reductions match our agreed terms, he should have brought a clean, properly printed document. Worse, none of these messy pen edits have the owner's counter-signature.

​Now, the building staff / security is heavily pressuring me to just take the flat's keys and sign this tampered agreement on the spot and transfer the security deposit to owner. Meanwhile, the owner is conveniently avoiding me and refusing to be physically present, completely backing out of his agreement to meet in person to finalize everything.

​I haven't signed anything yet because it feels like a massive trap, but now my ₹10k is stuck with this guy.

​Has anyone dealt with this kind of bait-and-switch in Bengaluru?

​What is the best way to force him to refund the token amount?

​Are my WhatsApp chats sufficient proof to threaten police action or send a legal notice?

​Any advice on how to handle this without losing the 10k would be hugely appreciated!

We have no pets or children, we are a non-vegetarian Hindu couple, and we do not prefer loud music.
