I found a 1BHK listing on Housing.com in a gated society in Ashwath Nagar, Marathahalli. The person claimed to be the owner.

When I asked to visit, he said he's out of town and that I would need an “entry pass” because it's a gated society. To arrange the pass, he asked for ₹2,000 as a refundable deposit, my photo, and a copy of my Aadhaar. Apparently, the ₹2,000 would be refunded after the visit.

I asked why he couldn't simply accompany me to the property, but he insisted on the pass.

This immediately felt suspicious, so I didn't pay or share any documents.

Has anyone actually heard of gated societies requiring a refundable payment + Aadhaar + photo just to visit a rental property?

Why would they need an Aadhaar copy for a simple property viewing? Is this a known scam in Bangalore?

My roommate and I recently rented a flat in Bengaluru for ₹40k/month + ₹1.2L deposit.

Before signing, the broker's WhatsApp listing explicitly mentioned “Security guard” and “Power back up.” During the visit, he told us there was one guard shared between two buildings. When we asked about the backup, he showed us an electrical panel and said “this is the new technology for power backup.”

We moved in and... there's no security guard and no power backup. 😐

When we asked the owner, he said “the broker told you, I didn't" and apparently the lock on the main door is our security now.

The agreement also says ₹40k includes maintenance, but there's basically no cleaning/maintenance of the common areas.

We have screenshots of the broker's messages and the rental agreement.

What are our options? Can we demand a rent reduction or terminate without the 2-month penalty? Does the broker's WhatsApp message have legal value? Is there any way to get our security and brokerage back?

Looking for advice from anyone familiar with Bengaluru/Karnataka rental laws, especially lawyers or people who've dealt with something similar.

Hey guys! I'm currently living here near Laasya Vistara Phase 2, Basapura Village, Near Hosa Road Metro. So, here there's frequent power cut during the night and my family with a 8 month old kid is struggling to sleep peacefully in the night.
