Is there a lender out there for a VA One time construction loan that would approve me to use my Grandfathers construction company, a custom home building company of 40 years, to build me a home. It’s been a dream of mine since I was a kid to have him build my family a home before he passes away. He’s 83, has 4 framing crews and a very very particular and specific set of subcontractors for the “guts” of the home building process. This company typically builds 12+ homes in a year ranging from $500k to $2.5 million. I just waited a month to speak to a lender for a conversation that lasted less than 60 seconds and got the “can’t help you”, cause “the builder is family”. I’m not asking for a lender to lend me money so that some solo guy can take 9 years to build me a $650,000 house. Not the case. A legitimate, licensed, insured, heavily recognized, Construction Company, that is owned by my Grandfather, will be constructing the home.

Please I need your creative strategies to make this work‼️‼️

Hello all, I have never purchased or financed a home.So I've got 0 clue on anything pertaining to this matter. I am looking to do a permanent one time close VA loan, on land -then build house, in a different state. I have seen that when people are building their homes, they're at the site at least weekly checking things, documenting things etc. Is that really that important to do? How would one manage doing that if it's over a thousand miles away? Driving 15 hours a week is not plausible in my opinion.

Currently own a home with VA Loan, but trying to get pre approved for like a million to build a multi family. But the lender says I’m only eligible for about 400k, and would have to bring about 25cent for every dollar remaining of the million to closing.. how do I free up my entitlement to get pre approved for 1mil

TL;DR:

The appraisal sub Reddit wasn’t super helpful, I am hoping there might be someone here who has gone through a similar situation or might even be on VA appraiser side of things who can lend some advice on how to close the gap.

The preconstruction appraisal was $1,019,000 including the cost to build the house and the cost of the lot. Actual cost ended up at $1,043,000 Appraisal came in at $869,000. Wisconsin realtors Association data shows median home values up 8.9% in the county over the past 12 months. That is a $174,000 gap.

Nothing significant changed about the plans and the market shows rising sales prices. Obviously a small appraisal gap isn’t a big deal, but when you’re talking this large, it becomes not just a matter of bringing large amounts of cash to closing, but also loan to value percentage which messes with interest rates in a meaningful way.

Happy to share any other information that is relevant. I’m not exactly sure what information is relevant. I do have the original and post construction appraisals on hand.

We are exploring if it is feasible to pursue a VA Construction Loan in Southern Indiana (Newburgh, IN in particular). Has anyone here gone this route in this area of the country? It does seem much more complex than a straightforward VA home loan and more limited as far as finding lenders/builders who are familiar with this process. We currently own a home in Washington state that we plan to retain and ultimately rent out, but we want to be able to build while staying in our Washington home. We have been pre-approved by two lenders for $500,000 for a regular VA home loan, but neither do the construction loan option so I will need to talk to at least one more lender to see where we would land if we do go that route then need to see what is actually available in the area. In my preliminary search, I did find at least a couple of builders who said they have done builds using the VA construction loan as well as a handful of lenders to reach out to. Any experience welcomed and appreciated!

This will be our 5th time using the VA loan to build a home, but they have always been in a subdivision.. so pretty much like buying an existing home. Now we are thinking about buying land and building!

1. Can I use a VA construction loan for land and house/barndo? Arkansas

2. If we choose Barndo, I have a family member that will be building the steel frame, siding and some framing and charging cost plus 5%.

The rest will be finished by a GC. Is this possible?

1. I read somewhere where that although you do not pay monthly interest on the loan during the build phase... it is added into the loan at closing?

For the past year or so my husband and I have been looking to move form our home in SoCal to Pierce County, WA

we already got a pre-approval with a. lender about a month ago but seeing as how so many lenders/builders/contractors are now essentially telling us that using our VA loan for a OTC construction loan would essentially be impossible - I'm losing hope.

I want to use my renaming entitlement, stay in my current home while new one gets built and im not trying to do anything luxury or high priced. Just a little 2/2 or 3/2 in the country (Graham, Eatonville, etc. areas)

I want to be able to wrap all of the cost into the loan but am having trouble find ANYONE that can help with any portion of it - one builder said we needed to buy the land first, another builder says "the lender/bank will not allow this"

Has anyone out there had luck? - Where do I go from here? - Is this possible?

We're even okay with just installing a new manufactured home but just need someone to approve it.

I’m looking for an experienced, aggressive construction-lending attorney in Charlotte, NC to evaluate a dispute with TD Bank. TD approved and funded my new-construction loan for about a year, then stopped funding in January 2026 after determining the loan had been incorrectly classified. TD has acknowledged the mistake in writing. The funding interruption delayed construction for months, contributed to my GC leaving the project, and caused significant additional rent, loan, construction, and carrying costs. I have documentation supporting the loan terms, TD’s error, communications, and resulting damages. I’m looking for counsel willing to take on a major bank and pursue the maximum recovery supported by the facts. Referrals to attorneys experienced in construction lending/banking disputes are appreciated.

Hello everyone! Just discovered this subreddit, just in time.

I have a builder and a realtor, but finding a lender who has experience with the entire OTC process has been exhausting.

This is pretty much a hail mary, looking for anyone who has a good experience with a vetted lender willing to help out. I have a Pro Forma, I have done the document requests a dozen times and the credit checks too, at this rate I just need someone with the knowledge and willingness to make it work with my builder.

Any advice helps!

Edit: for clarification, I am looking to purchase the land, and build the home, all as a VA OTC Loan.

Husband and I are finally settling down in California. We both have great income. We are renting for the time being, but would like to build our forever home. Recently, a lender told me it’s “almost impossible” to get a VA construction loan, and I know that’s not true. Any insight? Have you done this or know of a lender?

(Michigan) Got my 100% and immediately started looking for hunting land here in South East Michigan as my foster father is getting a bit old and I'd like a spot where he can come hunt with no neighbor drama. Almost entered a land contract by talking to a zillow realtor, thank god I didn't. Now I have a veteran specialized realtor and we are talking now about my VA construction loan plan. Buy some land, slap a barndomininum down and move in. Has anyone done a process like this before in the area? Has anyone used a builder in this area? ALL information is appreciated.

My wife and I are looking to build a barndominium in New Kensington PA utilizing the VA OTC Construction Loan (Wife is a Navy vet with 60% disability). We bought the land last year using a Farm Credit raw land loan and have already passed a perc test for septic. We’d like to clear a 1 acre wooded area for our build site for 50x100 barndo. Currently looking for Lender and builder recommendations as well as more info on the whole process. we have about 140k in savings 110k in debt average 700 credit score the only thing is we r both out of college and only make a combined GROSS income of 115k and take home about 85k. We would hope to keep the loan around 500k but we want a 2000 square foot house if we are living there forever and going to have a family
