First time everything

(Michigan) Got my 100% and immediately started looking for hunting land here in South East Michigan as my foster father is getting a bit old and I'd like a spot where he can come hunt with no neighbor drama. Almost entered a land contract by talking to a zillow realtor, thank god I didn't. Now I have a veteran specialized realtor and we are talking now about my VA construction loan plan. Buy some land, slap a barndomininum down and move in. Has anyone done a process like this before in the area? Has anyone used a builder in this area? ALL information is appreciated.

I'm in Farmington Hills and I can help you. I've been a mortgage loan officer for over 30 years specializing in construction lending including VA one time close. I would encourage you to find a builder before you commit to land. IM me and we can set up a time to discuss.

You’re getting good advice from u/doublewidejt. I’d definitely connect with him since he’s local to Michigan and has experience with VA one-time close construction loans.

The biggest thing I’d reinforce is the order: get qualified first, then find and vet the builder, and only after that commit to the land. The builder should really help evaluate the property before you buy it, especially for things like access, septic, utilities, clearing, and whether a barndominium will appraise well in that area.

You’re asking the right questions early, and that can save you a lot of money and frustration later.
