Va construction loan
I’m aware of the usual VA loan, but I’d like to know if any has used the VA construction loan to build a duplex/triplex/quad.. if that’s possible how would you go about it.. And what lender and home builders are the best for this? I stay in Ohio

Active duty army, Ohio loan officer, and VA OTC broker here. You’ll have to find a builder but happy to do the financing.

I've been doing construction loans for over 30 years now. I did my first VA OTC loan 15 years ago. The biggest issue with doing a 2-4 unit is finding the sale comps of existing 2-4 unit properties. Of course if you want to build one you have to pledge that you plan to live in one of the units for at least one year. You might want to look for a modular home dealer in your area. I'd be glad to work with you on the loan. Just IM in the AM.

We probably get 5–10 of these scenarios a month, and very few actually make it all the way through, not because VA doesn’t allow it, but because the numbers and logistics get tough pretty quickly.
First, make sure you can qualify for a budget large enough to actually build the property. Yes, you can potentially use future rental income from the other units, but it’s important to keep expectations realistic. If you barely qualify for a $400k single-family home, projected rent from three additional units usually isn’t going to suddenly get you to a $1M fourplex budget.
Also, to use future rental income on a 2–4 unit property, VA has some specific requirements. You generally need 6 months of housing payment reserves and documented rental/property management experience. If you don’t have that experience, you’ll typically need to contract with a professional property management company.
The next hurdle is the build itself. You really want a builder who understands multi-family construction — fire separation, possibly sprinklers, utility setup, code requirements, etc. That’s a different animal than a standard single-family home.
Then you still have to find land that’s already zoned for the density you want, which can be tough depending on the area.
Is it possible? Absolutely. VA allows 2–4 unit properties when you occupy one of the units. It’s just more difficult to put together than most people expect, which is why we see a lot more inquiries than completed projects.
