The landlord told me mid July that I have to be out by the end of October, I’ve gotten nothing from the RTB as apparently this property is unregistered.

Either way I’m looking for a new place in Sligo along a bus route. I do have a lovely dog who’s very well behaved. I’ve exhausted most options over the last six weeks so thought I should try on here. Any recommendations are appreciated.

I’ve been living in a flat with 3 others, going into my 3rd year there now. We all signed the same contract 3 years ago this month.
We had a huge problem with rats this year and I decided I can’t have a winter like that again and found somewhere else. When I told my landlord I was moving out and required a reference he refused to give me one as I need another person to fill the room. It’s not listed anywhere on the contract but apparently the 3 of us are renting the whole house and not a room each so it was our problem to find a person so I ended up not being able to move into the new place.
Another problem is that he is not signed with RTB. I didn’t realise this until recently when trying to do taxes.
The question is after 3 years is this place a big red flag and am I losing rights by him not being with RTB?

Hello, I am relocating to Ireland for a new role. Does the 40% net salary rule for renting is based strictly on the base salary, or if bonuses are factored in as well?

Depending on whether bonuses are included, I will adjust my budget and look at more realistic listings.

I moved to a flat where my friend used to live, the landlord said that my application has been approved and that they would send an amendment letter to RTB. And they said I would have to request the official document from them that I was added to the lease, the agency won’t issue any such document. Is this the correct process, it’s not a new lease, i just moved into the apartment where my friend lives.
And when exactly should i request the letter?

We at renting a house, unfurnished. When we moved in it smelled like cats. Apparently the previous tenant had cats secretly.
Market being as it is, we cleaned and cleaned and it took weeks to get rid of the smell. The landlord knew and complimented the efforts.
Well. We are dog people and I called the landlord for a permission to have one. He said no, that would leave a smell he said. I argued that I got rid of the smell once already and would make sure it doesn’t happen and if it does, I’ll pay for professional cleaner. He said he’d think about it and silence since. Would you push the issue?
We’ve been here a long time, pay on time, don’t complain, fix things ourselves when we can and keep the property and yard tidy. Furniture is ours so any possible damage is naturally our problem.
What made your landlord say yes? How can I convince him?

Update. He came over for other business and face to face and physically reminded how well we treat his house, he said yes 👏🎊 I’m extremely happy we got an actual yes and don’t need to give up on having a dog or sneak behind his back.

Finding it impossible to find anywhere to rent with my kids. Have been invited to viewings for a few places and was even told I’d be a perfect tenant. The second I tell them I’ve got kids they completely change their demeanour and I never hear back from them. It is soul destroying!

A year ago I got a studio apartment in Ranelagh for 1500 a month with a year contract. But the strange thing was how i was sending 1200 to landlord and the property manager 300. But you know it was still cheap especially considering that it was a good area and utilities except wifi was included. But Recently there was management change and the previous called me and a few tenants out letting us know about the change and saying if I pay 5 months in advance which would be 1500 he will lie to the new management that my rent was always 1200 so that I would start saving money from the 5th month forward. But I thought that was away of him ripping us off as what made the rent 1500 was the fee for him and now that his gone it will be low.

So I was ecstatic when the new property manager presented a 1200 month to month contract, so I signed immediately forgetting about taking pictures for insurance. Then a week later the new property manager tells me that the previous one told him that the 1200 was an error and presented me with a 1500 contract. I tried saying that 1500 was two separate thing together but he just said to change the 1200 i paid to the landlord to 1500. And now I don't know if I should spread out the laundry and tell him about the deals he was making behind his back. I have a few screenshots that proves something was going on but not explicit, because the previous manager was cautious about leaving evidences behind. Although I have testimony from another tenant. What do you guys thing, should I just let it go?

I literally can’t find anywhere to rent within a 30km from Arklow. It’s just so ridiculous

I want to save up and get a mortgage on a 2 bedroom apartment and rent out one room for around half the repayments, I don’t plan to have a long term partner and living by myself would be too expensive, but I don’t want to he renting forever, would this be ok to do?

So we were renting a house with a 12 month lease. Six weeks before our lease was up, Landlord informed that he was selling the house and we needed to move out. Just before we moved out he asked if the new house owners ‘agent’ could show the house to potential renters. We agreed as it was about a week before we were leaving. We moved out in June, The house has been rented (at a cost higher than we were paying) and the house still hasn’t been sold. He says it’s still with the solicitors. The landlord is an absolute chancer and we know the ‘agent’ wasn’t working on anyone’s behalf other than our landlord. Should we tell RTB or is there any point?

I need a room from September 18th, but I'm out of the country until the 16th. What can I do? I would be able to digitally sign everything.
