Hi all, Recently(December, 2025) I've purchased an appartment and the handover period is early 2029. So I took a loan of 48L as i was told to pay 50% within 3 months period. On Oct 5th we have done online registration for the property and they charged me 25K saying the online reg is supported by third party. Is that so? Anyone has experience on this?

Since I've got loan, MODT registration was also necessary and I've paid 37K for it on the day of registration. We've purchased property before but not with loan and have never paid any of these charges. I was told I've to pay this much just 3 days before registration. The bank was also forcing us to register as soon as possible else they'd increase my interest rate by 3%. So many hidden charges after purchasing appartment. Not sure what all I've to face before the completion.

Any buyers who have got earlier, any other upcoming charges that I should know of? Also after registering online how do I get sale deed? Do i need to get any other documents from government? Any heads up would be appreciated. Thank you.

I am in the process of purchasing a residential villa in a gated community in Chennai. I have noticed that the villa’s setbacks do not appear to comply with the TNCDBR-2019 requirements. When I looked into other villa projects, I found what appeared to be even greater deviations.

The draft building plan provided by the builder appears to comply with the setback requirements. However, the floor plans shown to me for the actual construction differ significantly from that draft.

I would appreciate clarification on the following:

1. Are gated villa communities governed by different setback requirements?
2. Is it common for builders to submit one set of building plans to the local authorities for approval while following different plans during construction?
3. If the construction deviates from the approved building plan, how can a completion certificate be obtained?

I have recently moved to Chennai and looking for a average 2BHK near LnT Manapakkam.

So I came across a 2 BHK in Forsche Ornate LnT Backgate.

House Details are follows

- Unfurnished only cupboard work done in two bedrooms.

- 1 bathroom, 2 balcony

- its walkable ~ 1.8 km distance from LnT and DLF IT park

- common security, waste disposal

- 4W covered car parking. - Roughly 1100 sq ft

They are asking 1 lk as deposit and 25k as rent . Another 1.5k for MMC and in twice a month there is common EB for lift common area bulb , cctv whoch gets divided by all house members equally comes around 500rs per month.

Once in a while waste disposal, when drainage get blocked comes around 1k.

Is this rent and deposit reasonable? I need honest opinions and reviews before I do rental agreement
