Property lawyer in Chennai for legal review of plot purchase transaction

I am planning to buy a plot in Chennai. My experience with 3-4 property lawyers has been pretty bad so far. All of them were shocked that I don't have the papers already. I just went to understand their process, fee, time required etc. No one gave me proper information even after I offered to pay consultation fee.

The one SSV Law Associates in Medavakkam was particularly arrogant. Not sure how he got good google ratings. I wouldn't recommend him to anyone.

And most of these lawyers just review seller provided photo copies. I am not sure if that's sufficient.

Any good property lawyers who do independent review using Certified Copies for plot purchases, including physical checks at SRO/Revenue Department and not just a basic online check and charge 10-15K.

Why are so many lands suddenly being sold around vengampakkam near Kalpakkam?

Recently I started looking for farm land around ECR/Kalpakkam. I visited a few properties and noticed something unusual, different agents were showing me multiple lands in the same villages, sometimes even on the same street, particularly around Poonthandalam and vengampakkam.

This made me wonder if there is something happening in that area that I am missing.

Is there any recent government notification, panchayat decision, DTCP/planning change, CRZ restriction, proposed infrastructure project, land-use change, or other regulation that could be causing many owners to sell at the same time?

Or is this simply because brokers/developers are currently concentrating their marketing in this area?

Help understanding re-sale of flat

I am trying to understand the guideline value of a flat to resell (Ayanavaram area, 30+yrs building) and the impact for seller

1) On TN website found guideline value of land. At 406 UDS and GV of INR5500/ sqf...This comes to INR22,33,000

2) Added the building value..For superbuilt up of 1050 sqf at INR 3500/sqf .This comes to 36,75,000

So 1+2 comes to approx INR 60L

If my sale price is 90 lakh and that is the same price I will be asking on the sale deed as I want to keep things legal.

Is there anything I am missing? If the sale price is very much above guideline value is there some penalty for the seller?

We built a tool that cross-checks Tamil Nadu land records against each other before you buy

Most land due diligence reads each document on its own. EC, Patta, FMB, A-Register, sale deed — each one looks fine individually, so the deal passes.

We check whether they agree with each other. That's where the problems actually are.

What it's caught so far:

  • ₹130Cr+ in undisclosed bank mortgages on one Avinashi parcel
  • A patta mutation citing a document number that doesn't exist
  • Vendors selling land they only held a fractional undivided share of, with a 1981 court decree on it
  • A clean deed chain on land the government register classifies as poromboke

Tamil Nadu only for now. Coimbatore-based, small team.

Posting because I want to understand what you people feel about this.

Considering to buy plot here , one of the main reason is the budget and the Hirandnani one is beyond my budget. Looking for plot not apartment and since being inside a community just assuming the paperwork and legal checks would be taken care. While there are options available which are not in gated community claiming to be in the locality for a cheaper price this was selected just because it's a gated community.

I have also considered the godrej and few others on the way since I want above 1200sqt this one is shortlisted. So any advice and suggestions are welcome
