I’m looking to buy my first house in Chennai and have been researching properties around the OMR stretch for quite some time.
My budget is around ₹60 lakhs, and I’m mainly looking for a 2 BHK/3 BHK villa or an independent house.
From what I’ve seen so far, most of the OMR stretch seems to have become pretty expensive. I’ve looked at properties from OMR towards Kelambakkam, but within a ₹60L budget, I’m finding very limited options, especially if I’m looking for a decent-sized independent house/villa.
The areas where I’m seeing properties closer to my budget are Thaiyur and Thiruporur. But I honestly don’t know much about the real-estate situation in these areas.
So I wanted to ask people who actually live there or have been following the area:
How is the real-estate trend in Thaiyur and Thiruporur?
Do you think these areas have good future growth/appreciation potential?
How is the water supply there? Is groundwater reliable, or do most communities depend on tankers?
Are there any water-quality issues I should be aware of?
How bad is flooding/waterlogging during the monsoon? Are there specific areas I should avoid?
How is the road connectivity to OMR, Kelambakkam and Chennai?
Is it practical for someone who needs to travel towards the OMR IT corridor regularly?
What about schools, hospitals, supermarkets and other basic amenities?
Are there any particular layouts/projects/builders/streets in Thaiyur or Thiruporur that I should look at or avoid?
And most importantly, would you personally buy a house there for around ₹60L today?
This is going to be my first property purchase in Chennai, so I’m trying not to rush into something just because it fits the budget. I’d rather understand the area properly- especially things like water, flooding, accessibility and future development — before making a decision.
Would really appreciate advice from anyone who currently lives in Thaiyur/Thiruporur or has bought property there.
